Additionally, two egress windows are desired along the north elevation. This letter does not pertain to any other component or system of the property. Page 1 2930 Ames Street - Robinson Report No: CD53758 REVISED Following is a report of my findings: The property is a single -story house built for single-family occupancy. Foundation walls are poured concrete. The floor joists are 2x8's at approximately 16 inches center to center, supported by the foundation walls and a framed bearing partition wall supported on a concrete curb. The roof framing consists of dimensional lumber. WALL #1 I understand that the wall identified above as 1, which divides the dining room from another dining area, is desired to be removed. Upon review, this wall is configured to support the attic floor joists and roof rafters above. Based on the existing configuration and the required loading conditions which must be satisfied, the following members need to be installed in order to accommodate the proposed openings: 1. In the ceiling of the main floor, a new built-up beam, consisting of two (2) 1-3/4" x 11-1/4" 2.0E LVL members, needs to span in the north -south direction at the proposed openings between the two dining areas. 2. In the ceiling of the basement, a new built-up beam, which is no more than 13' in length, consisting of four (4) 1-3/4" x 7-1/4" 2.0E LVL members, needs to span in the north -south direction directly under the above noted beam, bearing one end on the interior beam and the other end on the exterior foundation wall. 3. The members of the above new built-up beams need to be fastened together using two rows of 16d nails (.162" x 3'/2") at 12" O.C. each side. We understand that each built-up beam assembly will be installed such that the existing attic floor joists above bear on the top of the built-up beam assembly, resulting in an exposed header for the length of the openings between each of the columns. 4. The new built-up beam on the main floor needs to be supported at the end opposite the exterior wall by a four (4) 2x4 stud pack (Douglas -Fir Larch Grade No. 2 or Better). The end against the exterior wall shall bear on the masonry. a. Each column needs to be installed directly under the beam and be mechanically attached to the beam assembly in a manner that provides lateral support to the beam end. b. No less than 3'/2" bearing on each of the support columns needs to be provided at each end of the beam. c. Both columns need to bear directly on the new basement beam noted above. Upon review, this wall is configured to support the attic floor joists and roof rafters above. In the ceiling of the basement, a new built-up beam, which is no more than 13' in length, consisting of four (4) 1-3/4" x 7-1/4" 2.0E LVL members, needs to span in the north -south direction directly under the above noted beam, bearing one end on the interior beam and the other end on the exterior foundation wall. 7. The new built-up beam in the ceiling of the basement needs to be supported at the end opposite the exterior wall by the existing beam. The end against the exterior wall shall bear on the masonry. EGRESS WINDOW The new window opening is to be inserted in the north foundation wall and width is no greater than 36" wide. Page 3 2930 Ames Street - Robinson Report No: CD53758 REVISED In order to modify the foundation to permit the window opening to conform to current 2015 IRC standards, the foundation wall will need to be cut around the perimeter. Following cutting of the new opening, a new header and perimeter nailers will need to be installed. The new header assembly shall be constructed of steel tube, positioned so the long axis is parallel with the ground and sized 8-1/2" x 2-1/2" x 4/16". The header shall be bolted to the foundation wall at 12" o.c. with Y2" epoxy bolts anchored at least 3" into the foundation. At the header and sill, single new 2x8 treated dimensional wood trimmers shall be installed, with the header this trimmer being installed below the steel tube. At the jambs, two new 2x8 treated dimensional wood trimmers shall be installed under the header trim piece to provide at least 3-1/2" bearing at both ends. All wood should consist of Douglas Fir -Larch (Grade No. 2 or better), and be pressure treated. All other clearances and dimensions need to conform to the current 2015 IRC standards as outlined in Figure 1 — Egress Window Clearances on Page 2 of this report. The contractor selected for this work is responsible for all temporary support of existing components and verification of all dimensions. Adjacent framing/shims needed to fit the selected window into the rough opening need to be pressure treated and their dimensions accounted for when examining required clearances. As noted above, all current and applicable building codes need to be followed throughout this project. Figure 1 — Egress Window Clearances 36 in, minimum 9 sq. ft. Page 4 44" maximum to top of window sill (bottom of glass) 2930 Ames Street - Robinson Report No: CD53758 REVISED Removal of these walls and installation of the egress windows will require rerouting of existing utilities (e.g. electrical, HVAC, etc.), which needs to be confirmed with the selected contractor prior to beginning work. If removal of the interior finishes reveals an assembly that is different from standard conventional framing, work needs to stop, and the engineer needs to be contacted prior to moving forward. If any questions arise during construction, or conditions that differ from those that were visible at the time of the review are encountered, the engineer needs to be contacted immediately prior to continuing work. All dimensions are approximate and need to be confirmed prior to the start of work. This letter does not pertain to any other component or system of the property. Following is a report of my findings: The property is a single -story house built for single-family occupancy. Foundation walls are poured concrete. The floor joists are 2x8's at approximately 16 inches center to center, supported by the foundation walls and a framed bearing partition wall supported on a concrete curb. The roof framing consists of dimensional lumber. Upon review, this wall is configured to support the attic floor joists and roof rafters above. Based on the existing configuration and the required loading conditions which must be satisfied, the following members need to be installed in order to accommodate the proposed openings: 1. In the ceiling of the main floor, a new built-up beam, consisting of two (2) 1-3/4" x 11-1/4" 2.0E LVL members, needs to span in the north -south direction at the proposed openings between the two dining areas. 2. In the ceiling of the basement, a new built-up beam, which is no more than 11' in length, consisting of three (3) 1-3/4" x 7-1/4" 2.0E LVL members, needs to span in the north -south direction directly under the above noted beam, bearing one end on the interior beam and the other end on the exterior foundation wall. 3. The members of the above new built-up beams need to be fastened together using two (2) rows of 16d nails (.162" x 3Y2') at 12" O.C. each side. We understand that each built-up beam assembly will be installed such that the existing attic floor joists above bear on the top of the built-up beam assembly, resulting in an exposed header for the length of the openings between each of the columns. 4. The new built-up beam on the main floor needs to be supported at each end by a four (4) 2x4 stud pack (Douglas -Fir Larch Grade No. 2 or Better). a. If any questions arise during construction, or conditions that differ from those that were visible at the time of the review are encountered, the engineer needs to be contacted immediately prior to continuing work.
