Wheat Ridge Building Division and plans and/or other documents were required was recently
completed and approved. In accordance with the Building Division's document retention policy,
the associated plans and/or other documents are scheduled for disposal.
We are writing to offer you an opportunity to retrieve those approved plans and/or documents
prior to their disposal by the Building Division. The plans and/or documents are available for
retrieval for a period of 20 working days (4 weeks) from the date of this letter — September 7th
— and must be retrieved in person at the Building Division offices. This letter must be
presented at the time of retrieval of the plans and/or documents. Plans and/or documents
available for retrieval CANNOT be mailed and plans and/or documents will NOT be available
for retrieval after the expiration of the retrieval period.
You may retrieve plans and/or documents between the hours of 7:30 a.m. and 3:30 p.m., Monday
through Friday, at the Building Division offices located at 7500 W. 291h Avenue in Wheat Ridge.

As requested, Cushman Geoscience LLC (CG) has performed a geotechnical evaluation at the
subject site. Included in this report are the results of the field evaluation and laboratory tests,
as well as recommendations for foundation and floor design and surface and subsurface
drainage. The following is a summary of the findings and recommendations.
Project Description
This report presents the results of a geotechnical evaluation for a planned addition to an
existing single-family residence at the subject site. The planned addition will be built on the
west side (rear) of the house and will be one story above a crawlspace. The addition will have a
steel reinforced concrete foundation wall and spread footing foundation.
The existing house is a 1 story brick veneer structure, and the existing, spread footing
foundation was exposed inside the existing crawlspace. The house is good condition, with no
cracking noted on the exterior of the home. Foundation performance has reportedly been good
since construction in 1953.
If the project description differs from that depicted herein, CG should be notified to re-evaluate
these recommendations presented, if necessary.
Site Conditions
The site is located in a developed residential area of Wheat Ridge, Colorado. Ground cover
consisted of landscaped grass, trees, and planted areas. The ground surface slopes gently on
the lot.

Site Geology
Subsurface conditions have not been assessed by exploration as of this writing. The site is
mapped as underlain by soil and bedrock with a Low Swell Potential in "Potentially Swelling Soil
and Rock in the Front Range Urban Corridor, Colorado, by Stephen S. Hart, Environmental
Geology 7 by the Colorado Geological Survey, 1974.
Surficial soils are mapped as upper Eolian (windblown) sand of Lower Holocene to Upper
Pleistocene age in "Geologic Map of the Greater Denver Area, Front Range Urban Corridor,
Colorado" by Trimble and Machette, 1979 USGS Map 1-856-H.
Subsurface Conditions
Soil and Bedrock: Subsurface conditions on the site were interpreted by observing soil
conditions in a hand -dug test pit located inside the crawlspace. Native silty sand was exposed at
the existing footing level, below a thin, surficial layer of gravelly sand fill at the base of the
crawlspace. Bedrock was not exposed in the excavation.
Groundwater: Groundwater was not encountered at the crawlspace level. It is possible for
groundwater levels to fluctuate seasonally and from year to year. It is also possible for
groundwater to flow in fractures in the soil or bedrock that may not be represented in the
excavations or for "perched" groundwater conditions to form on clay layers or bedrock surfaces
after construction.
Geotechnical Evaluation
The geotechnical evaluation of the site consisted of observing soil conditions at the existing
footing level at the west side of the existing crawlspace on July 27, 2017. The footing level was
about 2.5 to 3 feet below the adjacent ground level.
A hand -drive sample (HD-1) was obtained from the crawlspace. The sample was returned to our
laboratory for testing, including a natural moisture -density test and percentage passing the No.
200 sieve test.
The consistency (relative stiffness) of the subgrade was evaluated by probing with a T -probe.
The soils at the proposed foundation level were medium dense when probed.
Laboratory Test Results
The sample obtained during the geotechnical evaluation was returned to our laboratory for
testing. Results of the laboratory tests are presented in the following table.

Discussion of Expansive Soils
The clay minerals found in fine-grained soils and bedrock often have molecular structures with
unbalanced electrical charges that result in "receptors" or locations on the surface of the clay
particle where water molecules are attracted to the particle by van der Waals forces. This
attraction manifests itself as a "suction potential" that causes water to flow into the soil matrix
resulting in an increase in volume of the soil matrix. The amount of volume change that results
when a sample of soil or bedrock is inundated with water under a constant pressure is
measured in the Denver Method swell -consolidation test as the swell or consolidation
potential. The swell pressure is the amount of pressure that is then required to compress the
sample back to the volume before inundation.
The geotechnical engineering practice in the Colorado Front Range area uses a relative
classification to evaluate the expansive potential of soils and bedrock. The expansive potential
is categorized as low, moderate, high or very high based on the swell potential. The following
table presents the relative classifications.

Rather, they are a judgment of the swell of the soil and bedrock profile likely to influence slab
performance.
Based on the test results of our hand drive sample, the soils on the site at the proposed bearing
level are expected to have a nil swell potential at present moisture and density conditions. The
existing house is in good condition and foundation performance has reportedly been good for
the structure with a shallow foundation.

Site Preparation
Prior to site grading, areas to be graded should be stripped of surface vegetation, topsoil, debris
and other deleterious material. Stripped materials should be wasted off site in accordance with
applicable regulations. However, non -hazardous stripped soil with vegetation can be used as
shallow fill in non-structural, landscaped areas of the site. All manmade fill, demolition debris
should be removed from below the planned foundations and floor slabs, and replaced with
properly compacted structural fill.
Structural Fill Material: Imported structural fill material should be non -expansive at the
recommended placement moisture content and density, classify as a coarse-grained material
(sand or gravel) by the Unified Soil Classification System (USCS), and have a Liquid Limit less
than 40% and a Plasticity Index less than 20. Frozen or organic material, ice, snow, cobbles and
boulders larger than 3 inches, man-made debris and other deleterious material should be
excluded from fill materials. CG should be contacted to test and evaluate whether proposed on-
site or imported materials are suitable structural fill.
Suitable imported structural materials would be: CDOT Class 5 or 6 road base, CDOT Class 1
Structure Backfill, or a manufactured 'crusher fines' material. Imported materials should be
approved by the Geotechnical Engineer.
Fill Placement: Structural fill should be placed in lifts 8 inches or less in loose thickness,
moisture conditioned and compacted to 95 percent or more of the standard Proctor Maximum
Dry Density (MDD). Fill which classifies as silt, sand or gravel by the USCS should be moisture
conditioned to within 3 percentage points of Optimum Moisture Content (OMC), and fill which
classifies as clay by the USCS should be moisture conditioned to within OMC to 4 percentage
points above OMC. Fill in non-structural areas should be compacted to at least 90 percent of
the MDD.
Foundation Recommendations
The materials encountered at the proposed foundation depths consist of silty sand with an
expected nil swell potential. CG understands that a spread footing foundation was designed for
the addition assuming a maximum allowable bearing pressure of 1,500 pounds per square foot
(PSF) on non -expansive soils.
Footings: The soils observed are suitable for the assumed bearing pressure. New isolated pad
foundations should have a minimum dimension of 24 inches square and continuous footings
should have a minimum width of 16 inches. All new footings should have a minimum
embedment of 1 foot for bearing capacity considerations.

Foundation Movement: The risk of heave due to potentially expansive soils appears to be low
for the addition area. As discussed above, generalized mapping for the site location indicates a
Low Swell Potential.
Because a test boring was not performed on this site, the potential foundation movement
cannot be quantitatively determined based only on the foundation excavation observations and
surficial soil sampling and testing. The age and performance of the existing structure is
considered in the evaluation when qualifying the potential for movement at the site with
respect to settlement or heave of foundations and/or slabs. The foundation type and loading of
the existing structure should be estimated and taken into consideration when sizing new
foundations.
Lateral Earth Pressure Recommendations
Foundation walls and other structures retaining soil should be designed to resist the lateral
pressures applied by the soil. Lateral loads should be calculated based on equivalent fluid unit
weights. For active conditions an equivalent fluid unit weight of 35 pounds per cubic foot (pcf)
should be used, and 45 pcf should be used for at rest conditions. An equivalent fluid unit weight
of 280 pcf may be used for passive conditions against native sand soils or properly compacted
fill below a depth of 3 feet.
These pressures do not take into account the presence of surcharge loads on the ground
surface behind the retaining structure such as sloping ground surface or vehicle loads or the
presence of hydrostatic pressures on the retaining structure.
Slab -on -Grade Recommendations
The following recommendations should be incorporated into the design and construction of
slabs -on -grade on the site.
1. Slabs -on -grade should be free to move in the vertical direction and should not be rigidly
attached to structures. Non-bearing partition walls on slabs should have a 2 -inch void
space to allow slab movement without exerting pressure on the walls. This void should
be monitored and maintained by the homeowner after construction.
2. Concrete slab -on -grade cracking can also result from expansion and shrinkage. Slabs
should be provided with shrinkage control joints. ACI recommends that control joints be
spaced no more than 3 feet per inch of slab thickness (12 feet for a 4 -inch thick slab).
Control joints should also be established 3 feet from foundation walls. Control joints
should be continuous across slabs sections. Concrete slabs should be properly cured
using curing compound or water.

3. Cracks and movement of slabs -on -grade can be transmitted through rigid floor
coverings such as ceramic tile. Performance expectations should be taken into
consideration in the selection of floor slab coverings.
4. Slab bearing mechanical units should be provided with flexible connections to allow
movement of the slab. This is not required on monolithic mat foundations.
Because a test boring was not performed on this site, the potential floor slab movement cannot
be determined. Based on our evaluation the risk of slab heave at the ground surface appears to
be low in the addition area. The past performance of slabs on the site should be considered
when evaluating the risk of slab on grade construction for this site.
Radon
Radon may be a potential concern in Colorado. If a crawl space is constructed it should be well
ventilated. If a gravel layer is placed beneath a floor slab it can be incorporated into a radon
abatement system if this becomes necessary in the future. The local building department
should be contacted regarding any radon problems with other residences in the vicinity of the
existing residence.
Existing radon levels should also be considered when considering the need for a radon
mitigation system for the new structure.
Mold
Mold can develop in crawl spaces that become damp under certain conditions. If a crawlspace
is constructed, it should be well ventilated. A vapor barrier should be placed on exposed soil to
help control indoor moisture levels. A professional hygienist should be contacted to address
any potential mold concerns and mitigation methods.
Surface and Subsurface Drainage Recommendations
The ground surface around the structure should be sloped to drain away from the building in all
directions. CG recommends a minimum slope of 12 inches in the first 5 to 10 feet from the
structure in landscaped areas (10%). In paved areas the slope of the ground surface can be
reduced to 3%.
A perimeter foundation drainage system is typically used to help protect below grade, finished
living space in new construction. CG understands such space is not planned as part of the new
construction. Our office should be contacted for information regarding subsurface drainage if
desired. Positive surface drainage should be developed and maintained adjacent to below
grade areas as part of the planned construction.

Important Information about this Report
The data collected by Cushman Geoscience LLC (CG) during this geotechnical exploration was used to
provide geotechnical information and recommendations based on subsurface conditions for the site
evaluated, the potential effects of those conditions on the proposed structure, and recommended
foundation type for the proposed structure. The stratification lines shown on the boring log(s) are
approximate and actual transitions between materials may be more gradual or more rapid than indicated
on the boring log(s). Actual subsurface conditions encountered during construction may differ from the
subsurface conditions presented herein. This uncertainty can not be eliminated due the variable nature of
geologic conditions. Material characteristics and engineering properties of soil and bedrock may vary
between samples and between borings. The actual material characteristics and engineering properties of
the soil or bedrock may differ from interpretations based on sampled soil and bedrock. Quantitative
conclusions prior to construction regarding the geotechnical performance of a structure are not possible
due to the potential variability of subsurface conditions. Engineering judgment and experience are used
to evaluate the most likely geotechnical performance of the structure and provide geotechnical
recommendations for the structure. There are no guaranties or warranties implied or expressed.
The owner and client must understand that uncertainties are associated with geotechnical engineering
and must determine the level of risk they are willing to accept for the proposed construction. The level
of risk can be reduced, but not eliminated by more extensive exploration and sampling of the site and
additional laboratory testing, which would cost more money and take more time. To reduce the level of
uncertainty, the report should only be used by the referenced client for the referenced project and the
construction described in the report unless authorized in writing by CG. CG should be consulted to
review changes to the proposed construction such as the nature, size, configuration, orientation, location
or weight of proposed improvements. Additionally, the practice of geotechnical engineering is
continually developing knowledge and experience, and it must be understood that recommendations are
based on the state of the practice at the location and time the report was prepared. The report should not
be used more than three years after issuance unless reviewed and revised if needed by CG.
The geotechnical engineering practice in the Colorado Front Range area uses a relative classification to
evaluate the expansive potential of soils and bedrock. The expansive potential is categorized as low,
medium, high or very high based on the swell potential. The following table presents the relative
classifications.

Note: More or less damage can occur in any risk category due to the variable nature of soil and bedrock.
It is important to note that measured swell or expansion is not the only criteria used in developing
foundation and floor recommendations. Other factors considered in the development of foundation and
floor recommendations are:
a. Soil and bedrock variability,
b. Stratigraphy,
c. Groundwater depth during field activities and potential groundwater depth after construction,
d. Surface water features and site drainage,
e. Post construction landscaping and irrigation conditions,
f. Construction details and proposed use, and
g. Local experience.
Landscaping of the site following construction and owner maintenance will greatly affect the
performance of structures on sites with expansive soil or bedrock. Typically, moisture contents of
subsurface soils and bedrock increase after construction due to surface irrigation and the cut off of
evaporation that occurs when a slab or building is constructed. Poor owner maintenance, such as ground
surfaces sloping towards foundations or slabs and irrigated landscaping adjacent to buildings, will
increase the potential for slab and foundation movement by increasing the potential for moisture content
changes in the subsurface soils. The property owner or buyer, and anyone he or she plans to sell the
house to, must understand the risks associated with construction in areas with expansive soils and must
assume the responsibility for maintenance of the structure and the site. The owner and prospective
purchasers should review "A Guide to Swelling Soils for Colorado Homebuyers and Homeowners," a
special publication (SP43) of the Colorado Geological Survey, which helps homebuyers and homeowner
understand and take measures to reduce the potential for damage due to expansive soils.
