The purpose of am visit wus to evaluate the 32" wide existing windows openings for possible enlargement to a 30'x48" tilt & turn casement egress windows. At the time of observation, a visual inspection was performed of the existing windows openings. It is our understanding that the existing windows openings height will be enlarged to 48" height of rough open ng. Based on am visual observation of the conditions surrounding the existing windows openings, we can determine that the existing headers above the windows is adequate to carry the existing loads; there is an need to make any changes to the windows headers and the windows headers can be used as they are. The City of Wheat Ridge Building Department requires the foundation to be evaluated in accordance with the cursent adopted residential code 2018 IRC, and to be adequate to support site specific roof snow load of 30 psfminimum (equivalent ground snow load of 42.9 psfminimum), and design wind speed 135 mph ultimate with exposure B minimum. The recommendations in this report are hased on observable conditions. Installation of roof sheathing (new or overlay) is required on the entire roof when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and mid -roofs may be called in at the same time, one hundred percent of the sheathing must be complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave and secured in place is required to be provided for all roof inspections. Roof ventilation is required to comply with applicable codes and/or manufacturer installation instructions, whichever is more stringent.
