On August 4, 2010 I inspected the above referenced property at your request. The purpose of the in- spection was to visually observe the foundation of the home to determine my professional opinion of the structural condition thereof, in order to determine whether structural repairs are needed at this time, and to recommend a plan of repair as needed. The inspection did not involve any other system or component of the residence. No soil or other material sampling, testing, or analysis was performed. General: • The home is a 1 story single family home structure, assumed to be facing West. The home was re- portedly constructed in 1951. The foundation is of poured concrete construction, supported on spread footings, enclosing a crawlspace and attached garage. Central bearing for the home is via wood beams and concrete piers. The perimeter walls of the upper structure are of bri eh and block construction. o No soils report or other engineering documents were available for review. I understand that specific areas of concern are as follows: 1. Cracking in the exterior brick masonry at the SE corner. Observations, Opinions and Recommendations: • Overall the home is reasonably level, with the exception of the SE comer. The SE corner has set- tled, and the masonry walls have cracked on both the exterior and interior. • The foundation walls in the crawlspace had limited visibility due to insulation. Some cracking is to be expected at the SE corner area, given the degree of movement exhibited in the upper structure. • It is recommended to underpin the SE corner with a total of 4 steel piers, in order to deter addition- al movement. Some elevation adjustments may be attempted per the note below. • Foundation wall cracking in the area of the underpinning shquld_bcxp Ayjpj,ctei pjigwin__g foM- dation elevation adjustments. • Consideration should be given to installation of a fully sealed moisture bame ui t0 c w ace under the original home and under the addition. • A makeshift post and beam system has been added to lend support to the addition floor. The l >; a.�.., 1 >, i of the joists do not require a central beam and it is suspected4hat the beam was'added by `some8 desiring a stiffer floor, possibly for a pool table or other hea�,ier than normal loading. The make- shift beam and posts can be removed and the floor system checked for livability. The swale flowline and french drain should be sloped at a minim of 1/8" per foot. The intent of the swale system is to allow drainage slope away from the foundation with a mimi- mum fall of 6" in the fast 5 feet and 1/4" per foot thereafter. • Some incremental lifting of the affected area may be attempted with the owner's approval. It must be understood that lifting could cause additional damage to finished surfaces and foundation walls. The owner is encouraged to be present at the time of lifting (if lifting is desired) in order to author- ize the amount of lift to be attempted. Coyle Inspection Engineers shall not be responsible for lift- ing authorization or for any damages caused by attempted lifting. • All foundations are subject to movement over time, due to variations in soil conditions. It should be understood that stabilization of part of the foundation will minimize future movement in the area stabilized, but will not prevent movement elsewhere. Movement elsewhere may in fact be- come more apparent once part of the foundation is stabilized, and cracking may develop at the transition points between the stabilized area and the non - stabilized area. • Piers shall be installed to a minimum safe working capacity of 20,000 lbs (20 KIPS) where safe working capacity shall be no less than 50% of installed resistance (i.e. 2:1 factor of safety). It is as- sumed that each new pier will achieve penetration into bedrock and can be installed to the speci- fied capacity. Should bedrock and./or specified capacity not be reached within reasonable depth, this office should be notified for further instruction. • Care needs to be taken in the areas of underground and overhead utilities. All work to be done in compliance with local and national safety standards, and building department regulations. This in- spection and report do not constitute an evaluation of potential asbestos containing materials or lead based paint, as may be required prior to demolition. Limitations: • This inspection was visual in nature (no invasive procedures or material sampling/testing), but rep- resents the professional opinions of this firm for the area in question, based on visible components, observations made, and information provided. • No warranties are made or implied as to the continued structural integrity of this property, as soil conditions are unpredictable and unknown conditions could exist.
