The visit was performed by Dillon Fox, P.E. The structure is a residential home with a crawlspace, a basement, and a poured concrete foundation. The home is constructed of masonry block with wood framed interior partition walls. A garage is attached to the home. The home was originally built in 1954 according to the Jefferson County Assessor. There were no structural or architectural plans available at the time of the observation. The focus of the site visit was on the foundation the home near the front door, as well as due to proposed work by Complete Basement Systems. The home is assumed to face west based on satellite imagery. The inspection was visual, and measurements were taken for design purposes. Observations 1. Cracking in the exterior wall, visible near a window from the interior of the home 2. Vertical stress cracks in the crawlspace foundation due to vertical differential foundation movement, visible from within the crawlspace 3. Differential movement to date has been relatively minimal, and stabilization of the foundation at this location will provide additional stability to the front door and exterior wall 4. The crawlspace has adequate clearance for the interior installation of push piers Recommendations The cracking in the foundation of the addition is likely due to differential vertical movement of the foundation. Typically, vertical movement can be due to expansion and contraction of the soil as the moisture content fluctuates, due to construction on a soil without sufficient bearing capacity for the foundation design, or due to a foundation design without sufficient bearing area for the weight of the structure. The solution is to underpin the foundation with support that are not affected by surface soil conditions and bear on deeper soil stratum with sufficient bearing capacity. The homeowner is not attempting to stabilize the entire foundation, and ongoing differential movement of the home appeared minimal at the time of the inspection. However, seasonal movements are causing the front door to periodically stick and not operate correctly. Therefore, stabilizing this section of foundation only is expected to stabilize the movement of the front door area. The following is a list of recommended repairs: 1. Install (1) push piers to stabilize the vertical movement of the foundation as detailed on thtl v of Wheat Ridge Building Division associated design drawings. This pier is to be installed from within the crawlspace. No exterior excavation is to occur. 2. No geotechnical investigation was available for the design process, however with the intent being to support the foundation of the home, the pier should be hydraulically driven into the earth until a minimum gauge pressure of 6000 psi is achieved, OR until the foundation begins to lift. The moment the foundation begins to lift indicates the moment that the reaction force on the pier is equal to the load from the home, and stabilization has been achieved in a soil stratum with sufficient bearing capacity. 3. Monitor vertical movement in the home. If movement continues, additional push piers may be required as this design only underpins a small section of the foundation currently exhibiting indications of movement. Sections of the foundation that have not been underpinned cannot be guaranteed to be vertically stabilized and should be monitored.
