Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if

at City Hall. Revisions to existing permits (for example, to add redecking) must be

person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

Advanced Roofing Systems furnishes workers compensation and general liability
insurance. (PEI Insurance, 303-237-1220) During the removal and installation of
the roofing system there may be areas where exposed roof may allow dust or
debris to filter into the attic space. Owner understands and agrees to prepare
for this by covering items under exposed ceilings. Owner also recognmes that
debris which may enter into the attic space or through roof planking into garage
interiors is unavoidable and contractor is not responsible for this clean-up. No

PAYMENTS MADE AS FOLLOWS: All payments for completed work are due per
items of contract with Advanced Roofing Systems. When accepted, this proposal
becomes a contract subject to the above specifications. (Any alteration or
deviation from the above specifications involving extra costs will be executed only

1. Payment shall be made upon the following terms. Net cash due upon completion of

2. Should the customer default on this contract by failure to make payment in the
manner specified above, interest charges will be added from the due date at a rate of
one and one-half percent (I 121/6) per month, (I8% per annum). Ifplaccd in the hands
of an attorney for collection, all attorney's fees, legal cost, and filing fees snail be
paid by customer accepting said contract.
3. This contract price is contingent upon npaterial delivered on top of the roof by
Supply Company, and trash thrown directly from the roof into thoi railer. dump
truck or dumpster_
4. Advanced Roofing Systems will not be dulcetly responsible for_any damage: by
delivery trucks to concrete or road surfaces.
5. The contract price on the face hereof, does not include expenses, or charges, for
additional bond or insurance premiums, or cost beyond normal insurance coverage.
Any such additional expenses, premium, or cosy will be added to the amount of
the contract. If the property owner plans to pay for the roofing services through an
insurance claim, Advanced Roofing cannot pay, waive or rebate the home owner's
insurance deductible in part or in whole.
6. Replacement of deteriorated decking, fascia boards, roof jacks. ventilators, flashing,
or other materials, unless otherwise stated in this contract are not included and will
be charged as extra time and material, or as agreed upon in writing.
7. This proposal will expire 30 days from the date first appearing beside the customer's
name, at which time prices may be revised
S. The company shall not be liable for any delay or failure of performance due to
labor controversies, weather, inability to obtain materials from usual sources. HOA
issues and insurance carrier delay, or any other circumstances beyond its control.
Furthermore, the contract shall be voidable by the company in the event it becomes
commercially impractical to perform the contract due to substantial labor or material
cost increases, building code modifications, or other circumstances beyond the
control of the company.
9. It is understood that our standard roof guarantee, as provided on this contract,
shall be acceptable and that all terms and provisions therein shall prevail, unless
otherwise specifically agreed to in writing.
10_ If material has to be reordered, or restocked, due to a change order by the customer,
there will be a restocking fee equal to fifteen percent (20?' ) of the contract price.
11. If this contract is repudiated by the property owner after its 72 hour right of
rescission, and prior to commencement of work by the company, then the customer
shall pay all cost inured to date, at a minimum of20"o of contract_ including but
not limited to, permits, restocking fees, time spent by Advanced Roofing Systems
to obtain insurance approval (at a rate of $65 per hour) and any other cost incurred.
This contract cannot be repudiated once work has been commenced.
12. If any provision of this agreement should be held to be invalid or unenforceable,
that validity and enforceability of the remaining provisions of this agreement shall
not be affected thereby.
13. This agreement constitutes the entire agreement between the parties. It may be
changed only by written instrument and any representations or statements not in
writing are agreed to be immaterial and not relied on by either party and do not
survive the execution of this contract_
14_ Contractor has not been notified of any exposed roof sheathing, owner accepts
responsibility for nails penetrating exposed roof sheathing.
15- Property Owner will hold all insurance monies received by Owner relating to
performance of Advanced Roofing's work solely and exclusively for the benefit of
Advanced Roofing. Owner understands and agrees that any funds related to the
Project received by Owner from a lender or insurance company, or intended to pay
all or part of the construction costs, are held in trust for payment of Advanced's
labor and materials. Owner agrees to act as a general contractor to hold the funds in
trust for payment of Advanced Roofing as a subcontractor- Using the funds held in
trust for any purpose other than payment of Advanced Roofing makes Owner liable
for treble damages under Colorado law.
