Hi Thomas,
I am reviewing you plans for the proposed basement finish and only have one comment.
Egress window —When you create new bedrooms in an unfinished space, the sill height must meet the
maximum measurement of 44" from the finished floor. This code requirement has changed a little throughout
the years, but only to remodels of existing bedrooms, not when new bedrooms are being created. As I read
the code, there are no exceptions to this requirement. The proposed step is not a permant fixture and has the
ability to be removed at any time. The windows will be required to be lowered per R310.1 to meet the
maximum sill height of 44 inches, unless it is possible to raise the finished floor height of the entire room while
maintaining the required ceiling height of 7 ft.
I will approve the plans as shown with a note regarding the windows.

This project is a basic residential basement finish from the concrete foundation and slab inward. The
basement is garden level. The basement is accessed from an interior stair, and also an above -grade
exterior door opening to the back yard of the residence.
Existing conditions:
Basement is garden level, with ceiling height approx 93". 1510 Square Feet
Concrete slab floor
Interior walls framed by previous owner (per attached plans)
Rough electrical wiring in place (to be removed)
Rough plumbing in place (to be slightly adjusted)
Hot water baseboard heat in place and functional (to be modified for new perimeter frame walls)
Existing laundry room is functional
No drywall
Windows have been replaced on a separate permit.
Scope of work includes:
Adding 2 additional bedrooms
Adding a bathroom (rough plumbing already in place)
Adding a bar area with sink, refrigerator and dishwasher
Framing floating exterior perimeter walls 6" off concrete to allow for R20 batt insulation
Appropriate lighting, drywall, flooring, and millworks
Updating existing laundry room
Adding 199kbtu tankless water heater in laundry room (delete existing)
Providing combustion air to existing 210kbtu boiler
Smoke/CO detectors per code
Modify gas piping to meet modern fuel gas code
Add gas line to accommodate future gas range in kitchen (upper level)
Add electrical circuitry as necessary
Main concerns:
Garden level windows are large enough to meet egress requirements, but are more than 44" above
finished floor. See documents for existing conditions and proposed solutions.
Residence currently has insufficient combustion air to satisfy needs of existing gas burning appliances.

Deflection Calculation for custom combustion air intake
Problem: Need to remove 30.5" wide x 13" tall section of brick veneer to facilitate combustion air for
garden level boiler. Brick veneer above will require support.
Solution: Structural steel support through entire wall assembly to allow (2) 12" round or 10" square
intakes. (see drawings attached)
Code: Per R301.7, maximum deflection of lintel supporting brick veneer is L/600 where L is the length
of unsupported lintel.
Given:
Weight of brick veneer = 40 p/sf
Brick Area = 13 in wide by 63 in. tall = 22$- lbs
E = Modulus of elasticity (steel ASTM A36) = 29,000,000 p/si

Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) requires an approved inspection
prior to installation of ANY roof coverings and is require on the entire roof when spaced
or board sheathing with ANY gap exceeding one half inch exists. Asphalt shingles are
required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and
water shield is required. Eave and rake metal is required. A ladder extending 3 feet above
the roof eave and secured in place is required to be provided for all roof inspections.
Roof ventilation is required to comply with applicable codes and/or manufacturer
installation instructions, whichever is more stringent. In order to pass a final inspection
of elastomeric or similar type roof coverings, a letter of inspection and approval from the
manufacturer technical representative stating that "the application of the roof at (project
address) has been applied in accordance with the installation instruction for (roof
material brand name) roof covering" is required to be on site at the time of final
inspection.
Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd
party inspection report will be collected at final roof inspection performed by City of
Wheat Ridge. If report is not available the final inspection will not be completed.
