SUBJECT: Fuks/ Harris Variance
All application documents referral comments staff reports correspondence public notice
information and all associated documentation for the variance request at 4330 Harlan Street can
be found in the special use permit case file (SUP-10-04).
The applicant must apply for a variance to allow the amount of total floor area devoted
residential use of the structure to exceed the amount of total floor area devoted to the commercial
use on the property. The property is currently zoned R-C (Restricted-Commercial) which
requires commercial structures with a residential and commercial use to have the majority of the
structure be used commercially. The applicant is requesting that only 700 square feet of the
structure be used commercially while the remaining 1,458 square feet be utilized as a residence.
