My understanding of the situation is that you have a client who is interested in leasing building 3 but would like to add an additional 500 square feet of office space resulting in a corresponding decrease in the warehouse portion of the building (5500 sf of office and 4500 sf of warehouse). Staff has reviewed the current breakdown of warehouse and office space on the property and has come to the conclusion that the office space allocated in the overall planned development has not been utilized. The original allocation for office space for buildings one and two was 8000 square feet where only 3382 square feet has been used. Because the parking requirement for warehouse space is substantially less than the office requirement, the addition of 500 square feet of office square footage in building 3 should not have a negative affect on the parking in the overall development. This change in the floor area devoted to office space must be indicated on the tenant finish plans. Based on the fact that this is an insignificant change, staff will not require an amendment to the existing development plan. Under the amendment provisions of the Planned Development section of the Code, this request can be processed as an administrative amendment. You will need to provide a development plan for this site, similar to the sketch that you provided. As we discussed, the amendment needs to contain all the information from the original outline /final development plan. The amendment can be prepared showing just Lot 3. I talked to our traffic engineer and there is no problem with the second access point. You will avoid complications by not encroaching on the Medved property with any part of this access drive. Reconfiguring this drive will affect the parking layout along 50` Avenue. You might consider changing the handicap space to be straight -in (90 °) parking instead of angled. This would also add another space that might be lost with the access drive reconfigured. As I also mentioned, we will need verification from your engineer that the new location of the building will not affect the drainage plan, or if it does, what modifications are necessary so that the system functions properly. A letter from your engineer will suffice. Please provide a paper copy of the amendment and submit it to us for review prior to preparing the mylar.
