This letter is in regard to your second submittal for a request for approval of an administrative Final
Development Plan amendment for property located at 12951 W. 43` Drive. I have reviewed your
submittal and have the following comments:
SHEET 1
1. In the Surveyor's certificate, indicate that the boundary survey is for Lot 28, not the entire
planned development.
2. In the Explanation of Amendment, second and third sentence, correct the "tense" of the word
"building."
Once the changes have been made, please submit a blackline photographic mylar with original signatures
for the owner and surveyor (with seal) in black indelible ink. A fee of $11 per page is required for
recording.

This letter is in regard to your request for approval of an administrative Final Development Plan

following comments:
SHEET A -0.0
Modify the title to read as follows:

2. To the case history box, add the following case number: WZ- 09 -08. This should be added to
all sheets where the case history box is provided.
3. Under "Index to Drawings ", remove Sheet Nos. CGLO, CULL, CDI.O, CELL and CE2.0 as
these should be removed from the recordable FDP document.
4. Modify the "Character of Development" statement to "Explanation of Amendment ".
5. Modify the "Surveyor's Certificate" to indicate the name and address of the surveyor who
will be signing and sealing the document.
6. Modify the "Owners' Certificate" to indicate the name and address of the person who will be
signing the document.
7. As this is an administrative review, remove the Planning Commission Certificate.
8. Modify the "City Certification" to read, "Approved this day of
by the City of Wheat Ridge."
9. Add a "seal" location for the City Clerk.
10. Indicate that this is sheet 1 of 4.
11. In the title block on the right side of the page, change lot designation from 2B to 28. This
modification should be made to all pertinent sheets.

yard designation in addition to the yard direction. For example, the first classification of the

2. A portion of the rear of the property is indicated as gravel. All areas used for circulation,

4. In the pre - application meeting, it was determined that a total of 12 parking spaces are
required where only 11 are provided. Please add one additional striped space.
5. Indicate that this is sheet 2 of 4.

I have completed the review of the Final Development Plan Application received on
November 17, 2009 for the proposed building located at 12951 W. 43` Drive, and I
have the following comments:
1. The applicant will need to have applicable erosion control measures in place prior
to the commencement of construction of the new building.
2. The property owner will need to clean up West 43` Drive as necessary to
minimize the vehicle tracking typically associated with construction projects.

The above referenced property is looted within the boundaries of the Fairmount Fire
Protection District. It is served from our Station One, 4755 Isabell Street and Station
Two, 18206 W. 58 Drive.
1 have received a copy of an application for a planned commercial development from the
City of Wheat Ridge. At this time, FFPD has no preliminary requirements. Future plans
for the above mentioned project shall be submitted and approved by this office in
accordance with the latest addition of the International Fire Code. Building permits need
to be obtained from the City of Wheat Ridge Building Department With these
requirements b eing met, fire protection services will be provided to the proposed
development by the Fairmount Fire Department

Public Service Company of Colorado (PSCo) has reviewed the plans for Garcia for
Alcam Metal Distributors. The developer must contact the Builder's Call Line at 1-
800- 628 -2121 and complete the application process for any new gas or electric service
or modification to existing facilities. It is then the responsibility of the developer to

as a warehouse /shop space. The owner is seeking to convert the current 2/3 warehouse /shop space
to office. This change is allowable in the PID zone. In addition, the owner requests to construct a
6,000 sq ft metal building for use as a warehouse with one office and restroom. This building type
and use is acceptable in the PID zone. The new building will be the same color and material as the
existing building.
A total of 12 parking spaces would be required with the owner planning on providing IS spaces.
The parking lot and drive aisle would need to be paved.
Drainage is acceptable and handled by a regional detention system.
Landscaping is in place but it will need to be cleaned up and any dead plant material replaced. A
landscape plan is needed.
The new building will meet the required 50 ft. setback from 44` Ave. as well as the side and front
setbacks.
The applicant will need to contact the appropriate fire department with their site plans
The first step in amending the FDP began with the pre - application meeting on September 17,
2009. Since a neighborhood meeting is not required, the applicant may submit their application at
any time.
Upon submittal of the land use application, a case manager will assigned to the case. They will
refer the application and FDP document to other city departments and outside agencies for their
comments regarding the proposal. This referral period usually lasts for two weeks. Once referral
comments are received back and the internal planning department review is complete, a list of
comments will be provided to the applicant for required revisions.
Upon resubmittal of the revised document, if all requirements are to the satisfaction of the referral
agencies a staff report will be prepared with a recommendation of approval, approval with
conditions, or denial. Once the staff report is complete, the application will be forwarded on to the
Director of Community Development for his decision. The director will make the final
determination to approve, approve with conditions or deny the application.
After the FDP has been approved by the director, the FDP document must be reproduced onto
mylar paper and submitted to the City for all the required signatures. Once all signatures have
been received the mylar will be taken to Jefferson County to be recorded with the Clerk and
Recorder.

Public Works was not present at the meeting. They have no comments at this time.
Building comments:
The Building Department was not present at the meeting. Comments will be made upon
application submittal.

in the PID. As well the existing parking (8 spaces) can accommodate this use with out any further spaces
needing to be added. In addition the owner requests to construct a 6,000 sf metal building for use as a
warehouse with 1 office and restroom. This building type and use is acceptable under the PID and will require
4 spaces to be placed on site within the existing concrete paving area. The new building will be the same
