Scope of Work:
1. (6) Push piers will be installed on the north wall and (4) push piers will be installed on the east wall to help mitigate
vertical movement of these areas.
General Notes:
1. Construction documents are valid for a single use at the project location and shall not be reused, copied, or
reproduced without written approval of the registered design professional in reasonable charge.
2. The contractor is responsible for the methods, means and sequence of all structural erection except when
specifically noted otherwise in the construction documents. The contractor shall provide temporary shoring and bracing,
providing adequate vertical and lateral support during erection. Shoring and bracing shall remain in place until all
permanent members are placed and all final connections are completed.
3. The contractor agrees that, in accordance with generally accepted construction practices, the contractor will be
required to assume sole and complete responsibility for job site conditions during the course of construction of the project,
including safety of all persons and property. This requirement shall be made to apply continuously and not be limited to
normal working hours. The contractor further agrees to defend, indemnify and hold owner and engineer harmless from
any and all liability, real or alleged, in connection with the performance of work on this project, exempting liability arising
from the sole negligence of engineer.
4. All existing sizes, dimensions and foundation damage shall be field verified by the contractor and owner prior to
construction. Discrepancies with the construction documents shall be reported to the structural engineer for additional
recommendations (if any).
5. Per the owner's request, the contractor shall stabilize the structure only. No attempt shall be made to lift or plumb
the foundation wall without approval for the owner and structural engineer.
Field Verification:
1. Contractor and Owner shall thoroughly inspect and survey existing structure to verify dimensions, elevations,
framing, etc. which affect the work shown on the drawings.
2. Report any variation or discrepancies to the structural engineer before work proceeding.

Foundation Design:
1. Soil conditions and types shall be verified by a Engineer during excavation.
2. All helical piles, push piers, helical anchor tiebacks, wall anchor tiebacks and connection hardware shall be
designed and installed by supplier, such that they provide the minimum allowable capacities as indicated on the
drawings. All capacities shown on the drawings are unfactored service loads and have not been reduced for live load
reductions.
3. Design of individual and continuous footings is based on an assumed maximum allowable bearing pressure of
1500 lbs. per square foot (dead load plus full live load), placed on the natural undisturbed soil, or compacted structural
fill below frost depth.
STEEL HELICAL PIERS:
1. Grip Tlte: Model GTRDS2875-0203 (round shaft) Helical Pier with FP3BA Retrofit Bracket
2. Install with Pro -Dig X9 torque head to a maximum of 4,800 ft -lbs torque.
3.. Pier depth is dependent on depth of bearing soil adequate to provide the specified torque resistance, therefore,
depth is not specified. Pier to be advanced until torque is attained.
4. Installation torque serves as empirical verifications of pier capacity, yielding an onsite load test for each pier.
Therefore, soils testing is not necessary for generating a theoretical capacity.
5. Piers shall be 8" minimum helical piers, installed at locations shown on the plans.
6. It is assumed the each new pier will achieve penetration into bedrock or competent soil, and can be installed to
the specified capacity. Should bedrock or competent soil not be reached within reasonable depth this office should be
notified for further instructions.
7. Contractor is to maintain accurate pier depth and pressure / torque charts for each pier, showing depth and
pressure / torque at each shaft section. Charts shall be filled out in real time during installation, and maintained onsite
for engineer review during inspection. Charts shall be provided to engineer in final form upon completion.
Special Inspections
1. Special inspections shall be provided per the requirements in the UES Evaluation Report #391, Section 3.3 as
well as the requirements of the 2018 IBC Section 1705.9.
Cast -in -Place Concrete
1. All concrete design is based on the "Building Code requirements for Reinforced Concrete" (ACI 318-05/318R-05)
All structural concrete shall have a minimum 28 -day compressive strength as follows:
1.1 Footings:3,000psi
1.2 Slab on Grade: 3,500psi
1.3 Foundation walls: 3,000psi
2. Concrete shall be placed on proportioned utilizing Type 1 cement except, concrete exposed directly to soil shall
use Type 2 cement. Concrete susceptible to freeze shall be formulated or maximum frost resistance in accordance with
the ACI manual of Concrete Practice.
3. Cold weather and or hot weather placing procedures shall be provided, if conditions warrant, as recommended in
the ACI manual of Concrete practice.
Reinforcing Steel:
1. All detailing, fabrication, and placement of reinforcing steel shall be in
accordance with the ACI Manual of Concrete Practice.
2. Reinforcing bars shall conform to ASTM A615-79 and shall be
grade 60.

Structural Steel:
1. Structural Steel shall be detailed, fabricated and erected in accordance with 2010 AISC Specification for Structural
Steel Buildings, and "Code of Standard Practices" 2005.
2. Structural Steel shall be confirmed to the following grades:
2.1 W & WT- Shapes: ASTM A36, A992
2.2 Plates & Angles: A36
2.3 HSS: ASTM A500 gr B
2.4 Steel Pipe: ASTM A53 gr B
3. All bolts shall conform to the ASTM A325 except anchor bolts which shall conform to ASTM A307. Bolt Size shall
be Y", unless noted otherwise on the drawings.
4. All welding shall be by a certified welder in accordance with ACIS and AWS specifications and recommendation.
Structural Wood framing:
1. Except where noted otherwise, all 2" members shall be Hem -Fir No. 2 and better.
2. Except as noted otherwise, minimum nailing shall be provided as specified in Table No 2304.9.1 "Fastening
Schedule" of the IBC. All nails shall be common type, unless noted otherwise.
3. Unless noted otherwise, steel connectors such as those manufactured by Simpson Company, shall be used to join
rafters, trusses, joists, or beams to other members at flush -framed conditions. Use maximum number and size of nails
indicated in manufactures tables U.N.O. all nails holes shall be filled.
4. All multiple members shall be glued & nailed together.
5. All wood in contact with concrete or exposed to weather, shall be pressure treated Douglas Fir -Larch No. 2 or
equal.
6. Structural members shall not be cut for pipes, etc. Unless specifically noted or detailed.
Periodic surveys:
1. Periodic surveys of the supported structures should be conducted to assure project success. The Owner should be
responsible for annual surveys certifying project success. We would suggest that a baseline survey be conducted
immediately. The owner shall submit all findings and reports to the Structural Engineer.
2. If vertical movement of the piers is discovered, the piers should be re -pressured. A representative of the
Geotechnical Engineer should be present to observe the re -pressuring. A final report should be provided by the
Geotechnical Engineer after observing the re -pressuring.
Foundation Stabilization:
1. Although observed foundation damage typically does not pose an immediate health and hazard risk, delaying
mitigation will likely make future repairs more difficult and costly. Furthermore, it has been our experience that once a
structure begins moving, it will likely continue to so (unless action is taken) resulting in further settling, heaving, unsightly
cracks, doors/widows not functioning properly and possible foundation wall collapse. The extent and aggressiveness of
the foundation repairs should be carefully considered by the Owner and will depend on their tolerance for risk, the
possibility of future damage, and cost.
2. If the owner chooses to do so the foundation could be stabilized only at visibly damaged locations and areas where
movement is concentrated. Although this will address specific situations, it is possible that foundation movements will
occur elsewhere.
3. If the Owner chooses to do so, the entire foundation could be mitigated. A general system repair, although mol,-
costly,
orecostly, would greatly reduce the risk of future foundation damage and movement. It is our understanding that the Owner
would not like to pursue this repair option.
Site Drainage
1. We believe that the moisture around foundation elements must be controlled for the useful life of the building.
Lack of proper drainage is often a contributing factor to foundation damage observed. It is our opinion that site drainage
around the structure must be maintained such that precipitations will quickly drain away. The use of proper slope
slabs -on -grade, moisture barriers, swales and surface/subsurface drainage systems are strongly recommended.
Extension should be attached to properly function downspouts and roof drains discharge a minimum of 10 feet away
from the structure.
Site vegetation
1. We believe that vegetation around the perimeter of structures can eventually lead to foundation movements.
Vegetation can hold moisture in soil and create excessive pressure on the foundation system. In order to reduce the
risk, bushes, shrubs and trees should be carefully removed by an experienced professional. Care should be taken to
not further disturb or damage the existing foundation system.
2. Planters and other surface features which could retain water should be eliminated and properly graded to reduce
the possibility of moisture infiltrating around the foundation. Irrigation systems and excessive moisture adjacent to
structures can introduce unwanted moisture, possibly resulting in settling and or heaving. The Owner should consider
removing irrigation systems or simply not use them.

1. In as much as the site review of an existing structure for the purpose of observing the structure conditions
requires that certain assumptions be made regarding existing conditions and because some of these assumptions may
not be verifiable without expending additional sums of money or destroying otherwise adequate or serviceable portions
of the building, the Client agrees that , except for negligence on the part of the Engineer, the Client will hold harmless,
indemnify and defend Engineer from and against any and all claims arising out of the professional services we have
provided.

I. INTRODUCTION
On February 81h, 2019 Mr. Josh Berard with All Clear Environmental Consulting conducted a
limited asbestos inspection and collected asbestos bulk -samples of suspect asbestos -containing
materials (ACM) the 2 walls to be removed inside the residence located at 9889 W 32nd Ave. The
purpose of the inspection was to identify and sample potentially hazardous friable and non -friable ACM
within the residence that would be impacted.
Mr. Berard is Accredited by the Environmental Protection Agency (EPA) and certified by the
Colorado Department of Public Health and Environment (CDPHE) as an Asbestos Building Inspector.
A copy of his accreditations and certifications can be found in section XI of this report.
II. SITE DESCRIPTION
The one structure is a single family, 2 story home with basement
III. SCOPE OF WORK
Raymond Remodels retained All Clear Environmental to conduct bulk sampling from 2 walls
that have reservations of being removed. The city of Wheatridge is requiring proof of inspection.
The limited asbestos inspection conducted on February 8th, 2019 constituted a limited building
inspection and fulfills the asbestos inspection requirements for structures that are to be renovated.
IV. SAMPLING & ANALYTICAL PROCEDURES
(a) Sampling Procedures:
Random bulk -samples representative of the suspect ACM of each homogeneous area were collected
according to the guidelines published as EPA Final Rule: Title II of the Toxic Substances Control Act (TSCA), 15
USC, Sections 2641 through 2654 and in compliance with 40 CFR, Part 763 and CDPHE Regulation Number 8,
Part B - Asbestos (Reg. 8).
All Clear Environmental has collected the appropriate number of bulk -samples to meet all regulatory
requirements for the classification and quantity of each homogeneous area. Note some minor destructive
sampling was conducted.

(b) Analytical Procedures:
Bulk samples collected were analyzed utilizing the EPA's Method for the Determination of
Asbestos in Bulk Building Materials (EPA 600/R/116, July, 1993) and the McCrone Research
Institute's The Asbestos Particle Atlas as methods references.
All bulk -samples were analyzed by a National Voluntary Laboratory Accreditation Program
(NVLAP) accredited laboratory using the Polarized Light Microscopy (PLM) method for asbestos
content (see X for laboratory report).
V. INSPECTION PROTOCOL
The asbestos inspection was conducted by an Environmental Protection Agency (EPA) and
CDPHE certified Building Inspector. The inspection procedures included identifying and sampling
suspect ACM within pre -defined areas. Suspect materials alike in appearance and application were
sampled as HAs.
After identifying the appropriate suspect ACM, with the use of a random number generator,
random samples of plaster material were taken in kitchen & family room and sent to an NVLAP
accredited laboratory for analysis. See lab results in section IX
VI. HOMOGENOUS AREAS
(a) Suspect materials are divided into three classifications:
1. Thermal systems insulation (TSI): any type of duct, boiler, tank, or pipe insulation.
2. Surfacing material (SM): sprayed or troweled onto structural building member.
3. Miscellaneous (Misc.): other suspect materials ie. flooring, ceiling tiles, insulation,
and finishing materials.
(b) Friable material is one that, when dry, can be pulverized, or reduced to powder by hand
pressure, a non -friable material cannot. A non -friable material may become friable if its condition had
deteriorated or has been impacted by forces that have rendered it friable.

(c) The three categories in which sampled materials are placed are as follows:
Good: None to very little visible damage or deterioration
Damaged: The surface is crumbling, blistered, water -stained, gouged, marred or
otherwise abraded over less than one-tenth of the surface if the damage is evenly
distributed, or one-quarter if the damage is localized
Significantly Damaged: The surface is crumbling, blistered, water -stained, gouged,

(d) All Clear Environmental collected at least the minimum number of samples from each
homogeneous area necessary to meet all regulatory requirements for the quantity of material to
be disturbed. The quantities listed in this report are approximate and on-site verification of the
exact quantity of each material is required. The following outlines the minimum sample
quantities required per homogeneous area:
Thermal Sustem Insulation (TSI): Each homogeneous area requires a minimum of three
(3) samples; at least one (1) sample must be collected from each patch; and collect enough
samples sufficient to adequately assess the material and determine the asbestos content for TSI
fittings such as pipe elbows or "T's".
Surfacing Materials (SM): up to 1,000 ft2 of material requires a minimum of three (3)
samples; between 1,000 ft2 and 5,000 ft2 of material requires a minimum of five (5) samples;
over 5,000 ft2 of material requires a minimum of seven (7) samples; one (1) sample of each
patch
Miscellaneous Materials (Misc.): collect enough samples sufficient to determine the
asbestos content
A Homogenous Area (HA) is defined by material that is uniform in appearance, texture, color
and date of application. Once the homogeneous area is determined, the inspector will choose the
appropriate number of samples to take in accordance with EPA and CDHPE.

X. CONCLUSION & RECOMMENDATIONS
Asbestos was NOT identified within the plaster materials inside the residence that were within
the scope of the limited inspection and bulk -sampling performed on February 8th, 2019; therefore,
professional abatement activities are not required to remove or disturb the above -sampled plaster
materials.
All Clear Environmental (ACE) recommends that when ACM is removed/abated, that only a
licensed asbestos abatement contractor using personnel trained in the handling of ACM be allowed to
conduct such activities using appropriate methods (NEPA-filtered vacuuming, wet cleaning methods,
respiratory protection, protective clothing, personnel decontamination, negative -air enclosures, air
monitoring, etc.)
XI. LIMITATIONS
All reports and recommendations are based on conditions, practices observed and information
made available to All Clear Environmental (ACE) by the client and the designated site on the days
sampling was conducted. All activities were performed in accordance with all applicable federal, state,
and local regulations as well as generally accepted standards and professional practice. No
responsibility is assumed by All Clear Environmental for the control or correction of conditions or
practices existing at the facility/residence, for and on behalf of the client.
Any materials encountered during demolition that were sampled during this inspection should
be assumed positive until confirmed otherwise by a Certified Asbestos Building Inspector. Any ACM
that will be disturbed should be handled according to CDPHE, EPA (Environmental Protection
Agency) and OSHA protocol.

Rough Framing and Wood Requirements
3 The complete rough inspection is to be made after the rough framing, rough electric, rough plumbing, and
rough heat and ventilation are complete.
4 Fire blocking shall be installed to cut off all concealed draft openings in the following locations: (IRC
302.11)
A. In concealed spaces of stud walls and partitions, including furred spaces, vertically at the ceiling and floor
levels, and at 10 -feet horizontal intervals. 6, At interconnections between concealed vertical and horizontal
spaces such as occur at soffits, drop ceilings, and cove ceilings. C. In openings around vents, pipes, ducts, cable,
wires, chimneys, fireplaces, and similar openings that afford a passage for fire at ceiling and floor levels. D. In
concealed spaces between stair stringers at the top and bottom of the run, and between studs in line with the
run of the stairs at unfinished walls.
5 Appliances and equipment shall be installed in accordance with the conditions of their listing.
Manufacturer's installation instructions must be available at the time of the inspection. (IRC G2408.1,
M1307.1, M1401.1,(M1902.2)
6 Appliances shall be accessible for inspection, service, repair and replacement without removing
permanent construction. 30 -inches of working depth and width shall be provided in front of the control side
of an appliance. (IRC M1305.1)
7 Combustion air is required for all liquid fuel, solid fuel and gas appliances. (IRC M1701.1, G2407)
8 Gas burning appliances may not be located in or obtain combustion air from: a sleeping room, bathroom,
toilet room, or storage closet unless it is a direct vent appliance or installed in an enclosure that opens only
into a bedroom or bathroom in and such enclosure is provided with a solid weather-stripped door, a self-
closing device and all combustion air is taken from the outdoors. (IRC G2406.2)
Electrical Requirements
9 All hot, neutral, and grounding conductors in electrical boxes shall be tied together with a mechanical

3 -inches from the light fixture. All recessed lights must be tightly sealed or gasketed to prevent air leakage

10 Tamper -resistant Receptacle outlets are required in every kitchen, family room, dining room, living room,
parlor, library, den, sunroom, bedroom, recreation room or similar dwelling areas spaced so that no point
along the wall line exceeds 6 -feet from an outlet. (IRC E3901, E3902, and 4002.1-4002.14)A. Counters 12 -
inches in width or wider shall have receptacles placed no more than 20 -inches above the counter top and
spaced so no point exceeds 24 -inches from an outlet. B. Island and peninsula counters with a length at least
24 -inches and a width of 12 -inches or greater must be equipped with at least one outlet. C. At least one
receptacle shall be installed in a bathroom within 36 -inches of each basin. D. A least one receptacle outlet
must be installed in each laundry, basement, attached garage and detached garage with power. E. At least
one receptacle outlet that is accessible while standing at grade level and located not more than6-feet, 6 -
inches (1981 -mm) above grade, shall be installed outdoors at the front and back of each dwelling unit having
direct access to grade. Balconies, decks, and porches that are accessible from inside of the dwelling unit and
that have a usable area of 20 square feet. F. Attics or crawlspaces containing equipment must be provided
with at least one receptacle outlet within25-feet of the equipment. G. Hallways 10 -feet or more in length.
11 Two 20 -amp rated branch circuits shall serve receptacles in the kitchen, pantry, breakfast area, and dining
area. At least one 20 -amp branch circuit shall supply bathroom receptacles and at least one 20 -amp branch
circuit shall supply laundry. (IRC E3703.2, E3703.3, E3901)
12 Ground fault protection shall be provided on all 125 -volt, single phase, 15 and 20 -amp receptacles in the
following locations: bathrooms, garages, unfinished grade level accessory buildings, at exterior locations,
crawlspaces, unfinished basements, kitchen counters, within 6ft. of laundry, utility and wet bar sinks,
boathouses, hydro massage, spa and hot tub locations. Receptacles must be in a readily accessible location.

13 Combination type Arc -Fault circuit interrupters must be installed on all 120 -volt 15 and 20 -amp branch
circuit outlets in Receptacle outlets are required in every family room, dining room, living room, parlor, library,
den, sunroom, bedroom, recreation room, hallway, closets, and similar dwelling areas. (IRC 3902.12)
14 Smoke alarms shall comply with UL 217. Smoke alarms are to be powered by the building's wiring operated
light. (IRC E3903)with battery backup and shall be interconnected so the actuation of one alarm will activate
all alarms in the dwelling unit. Smoke alarms shall be installed in the following locations: (IRC R314) A. In each
sleeping room; B. Outside each sleeping area in the immediate vicinity of the bedrooms; and C. One on each
additional story including basements.

16 Working space must be provided around energized equipment for servicing and maintenance. The
minimum dimensions shall not be less than 36 -inches in depth and 30 -inches in width in front of the
equipment. Working space shall extend to at least 6 -feet, 6 -inches above the floor. (IRC E3405.2)
Plumbing Requirements
17 DWV systems shall be tested on compellation of the rough piping installation by water or for piping
system other than plastic by air with no evidence of leakage. Either test shall be applied to the drainage system
in its entirety or in sections after rough piping has been installed .1) Water test 10 feet above the highest fitting
connection or to the highest point of the completed system. The system shall prove leak free for 15 minutes.
2) Air test shall maintain 51bs of pressure for 15 minutes.
18 Piping must be inspected and tested prior to concealing. It shall be protected against physical damage and
it must be approved for use and bear the identification of the manufacturer. (IRC P2503, P2603, P2608.1)
19 Backflow prevention must be provided to prevent contamination of potable water. This includes but is not

I. INTRODUCTION
On February 81h, 2019 Mr. Josh Berard with All Clear Environmental Consulting conducted a
limited asbestos inspection and collected asbestos bulk -samples of suspect asbestos -containing
materials (ACM) the 2 walls to be removed inside the residence located at 9889 W 32nd Ave. The
purpose of the inspection was to identify and sample potentially hazardous friable and non -friable ACM
within the residence that would be impacted.
Mr. Berard is Accredited by the Environmental Protection Agency (EPA) and certified by the
Colorado Department of Public Health and Environment (CDPHE) as an Asbestos Building Inspector.
A copy of his accreditations and certifications can be found in section XI of this report.
II. SITE DESCRIPTION
The one structure is a single family, 2 story home with basement
III. SCOPE OF WORK
Raymond Remodels retained All Clear Environmental to conduct bulk sampling from 2 walls
that have reservations of being removed. The city of Wheatridge is requiring proof of inspection.
The limited asbestos inspection conducted on February 8th, 2019 constituted a limited building
inspection and fulfills the asbestos inspection requirements for structures that are to be renovated.
IV. SAMPLING & ANALYTICAL PROCEDURES
(a) Sampling Procedures:
Random bulk -samples representative of the suspect ACM of each homogeneous area were collected
according to the guidelines published as EPA Final Rule: Title II of the Toxic Substances Control Act (TSCA), 15
USC, Sections 2641 through 2654 and in compliance with 40 CFR, Part 763 and CDPHE Regulation Number 8,
Part B - Asbestos (Reg. 8).
All Clear Environmental has collected the appropriate number of bulk -samples to meet all regulatory
requirements for the classification and quantity of each homogeneous area. Note some minor destructive
sampling was conducted.

(b) Analytical Procedures:
Bulk samples collected were analyzed utilizing the EPA's Method for the Determination of
Asbestos in Bulk Building Materials (EPA 600/R/116, July, 1993) and the McCrone Research
Institute's The Asbestos Particle Atlas as methods references.
All bulk -samples were analyzed by a National Voluntary Laboratory Accreditation Program
(NVLAP) accredited laboratory using the Polarized Light Microscopy (PLM) method for asbestos
content (see X for laboratory report).
V. INSPECTION PROTOCOL
The asbestos inspection was conducted by an Environmental Protection Agency (EPA) and
CDPHE certified Building Inspector. The inspection procedures included identifying and sampling
suspect ACM within pre -defined areas. Suspect materials alike in appearance and application were
sampled as HAs.
After identifying the appropriate suspect ACM, with the use of a random number generator,
random samples of plaster material were taken in kitchen & family room and sent to an NVLAP
accredited laboratory for analysis. See lab results in section IX
VI. HOMOGENOUS AREAS
(a) Suspect materials are divided into three classifications:
1. Thermal systems insulation (TSI): any type of duct, boiler, tank, or pipe insulation.
2. Surfacing material (SM): sprayed or troweled onto structural building member.
3. Miscellaneous (Misc.): other suspect materials ie. flooring, ceiling tiles, insulation,
and finishing materials.
(b) Friable material is one that, when dry, can be pulverized, or reduced to powder by hand
pressure, a non -friable material cannot. A non -friable material may become friable if its condition had
deteriorated or has been impacted by forces that have rendered it friable.

(c) The three categories in which sampled materials are placed are as follows:
Good: None to very little visible damage or deterioration
Damaged: The surface is crumbling, blistered, water -stained, gouged, marred or
otherwise abraded over less than one-tenth of the surface if the damage is evenly
distributed, or one-quarter if the damage is localized
Significantly Damaged: The surface is crumbling, blistered, water -stained, gouged,
marred or otherwise abraded over greater than 10% of the surface if the damage is
evenly distributed, or %25 if the damage is localized
(d) All Clear Environmental collected at least the minimum number of samples from each
homogeneous area necessary to meet all regulatory requirements for the quantity of material to
be disturbed. The quantities listed in this report are approximate and on-site verification of the
exact quantity of each material is required. The following outlines the minimum sample
quantities required per homogeneous area:
Thermal Sustem Insulation (TSI): Each homogeneous area requires a minimum of three
(3) samples; at least one (1) sample must be collected from each patch; and collect enough
samples sufficient to adequately assess the material and determine the asbestos content for TSI
fittings such as pipe elbows or "T's".
Surfacing Materials (SM): up to 1,000 ft2 of material requires a minimum of three (3)
samples; between 1,000 ft2 and 5,000 ft2 of material requires a minimum of five (5) samples;
over 5,000 ft2 of material requires a minimum of seven (7) samples; one (1) sample of each
patch
Miscellaneous Materials (Misc.): collect enough samples sufficient to determine the
asbestos content
A Homogenous Area (HA) is defined by material that is uniform in appearance, texture, color
and date of application. Once the homogeneous area is determined, the inspector will choose the
appropriate number of samples to take in accordance with EPA and CDHPE.

VII. RESULTS
Asbestos was NOT reported within the bulk -samples collected and analyzed. All Clear
Environmental collected a total of four (4) asbestos bulk -samples of two (2) homogeneous areas.

X. CONCLUSION & RECOMMENDATIONS
Asbestos was NOT identified within the plaster materials inside the residence that were within
the scope of the limited inspection and bulk -sampling performed on February 8th, 2019; therefore,
professional abatement activities are not required to remove or disturb the above -sampled plaster
materials.
All Clear Environmental (ACE) recommends that when ACM is removed/abated, that only a
licensed asbestos abatement contractor using personnel trained in the handling of ACM be allowed to
conduct such activities using appropriate methods (NEPA-filtered vacuuming, wet cleaning methods,
respiratory protection, protective clothing, personnel decontamination, negative -air enclosures, air
monitoring, etc.)
XI. LIMITATIONS
All reports and recommendations are based on conditions, practices observed and information
made available to All Clear Environmental (ACE) by the client and the designated site on the days
sampling was conducted. All activities were performed in accordance with all applicable federal, state,
and local regulations as well as generally accepted standards and professional practice. No
responsibility is assumed by All Clear Environmental for the control or correction of conditions or
practices existing at the facility/residence, for and on behalf of the client.
Any materials encountered during demolition that were sampled during this inspection should
be assumed positive until confirmed otherwise by a Certified Asbestos Building Inspector. Any ACM
that will be disturbed should be handled according to CDPHE, EPA (Environmental Protection
Agency) and OSHA protocol.

the home. This wall is a non -load bearing wall and can be fully removed so long as the north wall of the

required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave

is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
