One of the proposed egress windows will only be extending the existing basement window opening downwards. The existing window openings have been in place since originally constructed. The second egress opening will be located below the existing stairwell. This location does require a new opening to be cut into the foundation. Due to the limited space availability, this opening will just meet the code minimum as stated below to be deemed as a means of egress. Since the first opening will only be extended downward and not widened no additional structural reinforcing is required. The second opening, because of its size, may be simply cut as well without the need for additional structural reinforcing. Once the openings are cut, the windows may be trimmed out with approved lumber and install the new window which will provide the appropriate egress per code. The window installed must meet the minimum code requirements: • Minimum width of opening of 20 inches. • Minimum height of opening of 24 inches. • Minimum net clear opening of 5.7 square feet. • Sill height no higher than 44 inches above the floor. The contractor should be aware of the possibility of unknown or hidden conditions that were not able to be observed. All conditions in this letter are assumed until actual construction begins and the elements discussed are revealed. At that time the contractor shall contact Structel Consultants if any condition appears to be in discrepancy of this letter and requires additional investigation. If conditions prove to be accurate as stated, then the contractor may proceed with construction without any further structural actions required.
