The residence is a split-level 1r me structure with brick / siding exterior over a basement built in 1970. For the purpose of this report, the residence faces west. It is our understanding that the existing window opening that is near the southeast comer of the basement is to be modified to accommodate emergency egress from the basement in accordance with Wheat Ridge Building Department requirements and the 2006 IRC building code. The bottom of the existing opening is to be extended to accommodate a sill height on the order of 38 inches. The width of the opening will not be altered and the existing concrete wall above the window will remain. The, required loads in Wheat Ridge include a roof snow load of 30 psf, wind load of I 00-niph exposure "C", and seismic design category B. The foundation with the modified opening as described is considered adequate to support the required loads. It is recommended that the wall area adjacent the new window is backfilled in thin lifts and compacted to minimize backfill settlement. The ground surface should be paved or sloped to direct surface drainage away from the window and foundation.
