The purpose of our observation was to assess the structural adequacy of the wood framed floor joists at the first floor and to provide a structural detail for a new basement window cut in to the existing foundation wall. No wall or ceiling surfaces were disturbed or penetrated in the course of the observation. Architectural and structural plans were not available for our review. The conclusions and recommendations presented in this report are based on the visual observations made, as well as our professional knowledge and experience in the engineering field and construction practices in the front-range, Colorado area. For the purposes of this report, the front entrance of the structure is assumed to face south. The structure observed is a single story residence. The first floor, roof, and wall framing are all constructed of wood framed members. The residence currently has an unfinished basement. The foundation walls are comprised of cast-in-place concrete. During our visit, we observed the floor framing at the north end of the basement and the concrete foundation wall located at the west end of the basement. The floor framing is comprised of 2x wood floor joists spanning from south to north with a perpendicular intermediate bearing wall at the centerline of the basement. Based on our observation, the bottom portion of the floor joists located north of the bearing wall are notched approximately one inch. The notch is located at mid-span and is approximately four feet long. Based on our calculations our office recommends a 2x8 wood member attached to one side of each notched floor joist. The new wood members shall be located such that the bottom is flush with the bottom of the existing floor joist. Attach the new members with three 16d nails at 12" o.c. The new members must extend beyond the notched area approximately 18" at each end. As for the new basement window located in the west facing concrete foundation wall, see the attached detail SD-1 for window extents and additional requirements. This report should not be considered a warranty or guarantee, implied, or expressed, of the building in general, the building superstructure, or the foundation system. Structures and foundation systems may be severely impacted by changes in climate, land-use, etc, and the conclusions presented in this report are based on conditions noted at the time of the observation. Commentary or recommendations regarding mold or any other environmental issue are beyond the scope of this report. If desired, a qualified company with expertise in these areas may be contacted for analysis and recommendations.
