I have used the following structural loading criteria, as required by the City of Wheat Ridge to verify the installation with respect to code requirements. ■ 2003 International Building Code / ASCE 7-02 Minimum Design Loads ■ Snow load = 30psf ground; 16.8 psf flat roof snow load (Is = 0.8); 14.0 psf PV panel snow load (Cs = 0.85) ■ Roof wind uplift = 25.7 psf Zone 2; 17 psf Zone 1 (V=100mph, 1=1.0, Exposure C, hZ=15ft) ■ Panel self weight = 2.6 psf Kyocera 210 watt panels, approximately 33 total will be installed on the existing roof structure. Kyocera panels have been tested for typical wind and snow loading similar to this project per the manufacturer, and are therefore acceptable for use at this project. U nirac 'Sun Frame' Standard Rail is acceptable for use at this project, which should run parallel to the roof ridgeline. Maximum rail spans are 4'-0", and rails may have maximum cantilevered ends of 2'-0" beyond the end -most support. Anchorage to the existing roof shall be provided using Unirac L -foot and bolt assembly into Unirac rails. I understand that L -foot supports will be fastened to 3" Unistrut standoff mounts, with one 3/8" bolt. The standoff base shall be fastened to the roof structure using two 5/16" lag screws into the center of existing roof joists, with 2'/z" minimum penetration into the roof joists. Holes for lag screws shall be pre -drilled with a 3/16" or 7/32" diameter drill bit to prevent splitting, larger or smaller pre -drilled holes are not permitted. Pre -drilled holes must be centered on existing roof joists. Standoff and L -foot anchor points to the roof framing must be staggered between Leatherwood Residence: Solar PV Array Installation 1 /3 4185 Carr Street Wheat Ridge, CO 80033 successive rows of rails, such that any one roof joist supports a maximum of two standoffs and L - foot brackets on the older detached shop roof and a maximum of four standoffs and L -foot brackets on the newer garage addition. A visit to the structure was made on October 7th to observe the existing conditions and to obtain measurements of the structure near the proposed PV array installation location. The structure is comprised of two different buildings with separate roof structures one being a detached "pole barn" structure originally built approximately 1950 and the other a newer garage addition to the west completed approximately 1994. Based on my measurements and photos it appears the existing roof structure over the original detached shop where a portion of the PV panels are to be installed consists of 2x6 joists @ 22" o.c. spanning approximately 11'-0" from eave to ridge, with a V-0" eave overhang. In addition, there are 2x6 collar ties spanning between the existing 2x6 joists @ 24" o.c, approximately 2'-0" below the ridge, 8'-0" long. Structural connections and uplift resistant connectors were not visible due to insulation and access, and commonly do not exist on structures of this age. The existing roof over the new garage addition to the west where the remaining PV panels are to be installed consists of pre-engineered 2x4 roof trusses @ 24" o.c. Structural connections and uplift restraint connectors were visible on the newer garage addition. I have evaluated the existing roof structure for snow and wind loading noted above. Assuming the roof trusses in the new garage addition are at least Hem -Fir stud grade or better, the existing roof structure is adequate for the PV installation as presented to me. Most importantly, if L -foot attachments are staggered as noted above, there is negligible net change in dead, wind and snow loading as applied to the existing roof structure. The analysis results and optional strengthening for the older shed portion of the structure are discussed below. It should be noted that although wind net uplift connectors do not exist in the older portion of the structure, the addition of the solar panels will not increase net wind uplift loading and therefore wind uplift connectors have not been specified. The owner may wish to add additional uplift restraint connectors beyond the scope of this project, for a greater amount of structural strengthening. Due to the fact that the existing roof structure was framed in an irregular manner, it should be understood that the optional strengthening discussed below may not bring the roof structure up to full current code compliance in all areas. Given the good performance of the existing roof structure for nearly 60 years, and the fact that the solar panel installation does not significantly increase net roof loading, I do not recommend that the owner attempt to upgrade the entire roof structure up to current code requirements. The owner should be made aware that the recommended roof strengthening is optional and increases the roof strength capacity closer to current code compliance, however should not be considered to fully retrofit the structure to meet current code. Furthermore, discussions with the home owner have revealed that the current roofing material on the shed roof consists of three layers of shingles which will be removed, and re -roofed with one layer of asphalt shingles prior to installation of the solar panels. The removal of the existing three layers of roof shingles and replacing it with a single layer will further reduce the total dead load carried by the existing roof structure. Considering this reduction in dead loadings, the fact that the addition of PV panels is negligible to the net change in dead, wind and snow loading as applied to the existing roof structure, that the roof is over a detached shed and not a permanent dwelling, and given the good performance of the roof structure for nearly 60 years, the existing roof structure is considered adequate as presented to me. However, an optional roof strengthening option is presented below should the home owner have any concern and wish to have a higher load carrying capacity on the existing roof. Roof Strengthening Existing roof structure consists of 2x6 rafters at 22" o.c., and a 2x6 collar tie at 22" o.c. as noted above. The following is optional strengthening for the main roof structure above the older shed structure. a) At the top of existing 2x10 bearing walls, add a horizontal 2x4 Hem -Fir Stud grade, approximately 20ft long that spans continuously to the opposite wall spaced @ 48" o.c. maximum, and attaches to the existing 2x6 roof joist with (8)-4" Timberl-ok screws on each end. If any of the components or panel array layout changes due to field conditions being different than assumed, please notify me for guidance as soon as practical, prior to the start of any construction. There are several issues with regards to a successful solar panel installation which are wholly outside of my scope and control that deserve proper attention. Examples of such issues are effects of hail or other projectiles, consideration for thermal length change of the panel anchorage assembly, re -roofing and waterproofing around roofing attachments, other roofing repairs for any reason, reconstruction of existing structural members due to original construction errors or deterioration, survey of existing conditions, and all associated electrical work. I have used the following structural loading criteria, as required by the City of Wheat Ridge to verify the installation with respect to code requirements. 2003 International Building Code / ASCE 7-02 Minimum Design Loads • Snow load = 30psf ground; 16.8 psf flat roof snow load (Is = 0.8); 14.0 psf PV panel snow load (Cs = 0.85) • Roof wind uplift = 25.7 psf Zone 2; 17 psf Zone 1 (V=100mph, 1=1.0, Exposure C, hz 15ft) • Panel self weight = 2.6 psf Kyocera 210 watt panels, approximately 33 total will be installed on the existing roof structure. Kyocera panels have been tested for typical wind and snow loading similar to this project per the manufacturer, and are therefore acceptable for use at this project. Unirac'SunFrame' Standard Rail is acceptable for use at this project, which should run parallel to the roof ridgeline. Maximum rail spans are 4'-0", and rails may have maximum cantilevered ends of 2'-0" beyond the end-most support. Anchorage to the existing roof shall be provided using Unirac L-foot and bolt assembly into Unirac rails. I understand that L-foot supports will be fastened to 3" Unistrut standoff mounts, with one 3/8"-bolt. Thestandoff base shall-be-fastened to the roof structure using two 5/16"-lag-screws-into the center of existing roof joists, with 2'/z" minimum penetration into the roof joists. Holes for lag screws shall be pre-drilled with a 3/16" or 7/32" diameter drill bit to prevent splitting, larger or smaller pre-drilled holes are not permitted. Pre-drilled holes must be centered on existing roof joists. A visit to the structure was made on October 7th to observe the existing conditions and to obtain measurements of the structure near the proposed PV array installation location. The structure is comprised of two different buildings with separate roof structures one being a detached "pole barn" structure originally built approximately 1950 and the other a newer garage addition to the west completed approximately 1994. Based on my measurements and photos it appears the existing roof structure over the original detached shop where a portion of the PV panels are to be installed consists of 2x6 joists @ 22" o.c. spanning approximately 11'-0" from eave to ridge, with a V-0" eave overhang. In addition, there are 2x6 collar ties spanning between the existing 2x6 joists @ 24" o.c, approximately 2'-0" below the ridge, 8'-0" long. Structural connections and uplift resistant connectors were not visible due to insulation and access, and commonly do not exist on structures of this age. The existing roof over the new garage addition to the west where the remaining PV panels are to be installed consists of pre-engineered 2x4 roof trusses @ 24" o.c. Structural connections and uplift restraint connectors were visible on the newer garage addition. I have evaluated the existing roof structure for snow and wind loading noted above. Assuming the roof trusses in the new garage addition are at least Hem-Fir stud grade or better, the existing roof structure is adequate for the PV installation as presented to me. Most importantly, if L-foot attachments are staggered as noted above, there is negligible net change in dead, wind and snow loading as applied to the existing roof structure. The analysis results and optional strengthening for the older shed portion of the structure are discussed below. It should be noted that although wind net uplift connectors do not exist in the older portion of the structure, the addition of the solar panels will not increase net wind uplift loading and therefore wind uplift connectors have not been specified. The owner may wish to add additional uplift restraint connectors beyond the scope of this project, for a greater amount of structural strengthening. Due to the fact that the existing roof structure was framed in an irregular manner, it should be understood that the optional strengthening discussed below may not bring the roof structure up to full current code compliance in all areas. Given the good performance of the existing roof structure for nearly 60 years, and the fact that the solar panel installation does not significantly increase net roof loading, I do not recommend that the owner attempt to upgrade the entire roof structure up to current code requirements. The owner should be made aware that the recommended roof strengthening is optional and increases the roof strength capacity closer to current code compliance, however should not be considered to fully retrofit the structure to meet current code. ROOF ANALYSIS I have analyzed the existing roof structure of the older shed with the above loading and assuming the-roof--joists and collar ties are Hem-Fir No. 2 or better, that there are at least (4) 1 Od toenails - from each existing roof joist into the existing 2x10 top plate, and using allowable wood stress values from the 1960 National Design Specification (NDS) for Wood Construction and applicable adjustment factors, I have found the existing roof structure including the PV panel array to be at Leatherwood Residence: Solar PV Array Installation 4185 Carr Street Wheat Ridge, CO 80033 2/3 12600 West 32nd Ave. Suite400 Wheat Ridge, Colorado 80033 www.HL:SLLC.com 91 the capacity of the existing roof structure. Furthermore, discussions with the home owner have revealed that the current roofing material on the shed roof consists of three layers of shingles which will be removed, and re-roofed with one layer of asphalt shingles prior to installation of the solar panels. The removal of the existing three layers of roof shingles and replacing it with a single layer will further reduce the total dead load carried by the existing roof structure. Considering this reduction in dead loadings, the fact that the addition of PV panels is negligible to the net change in dead, wind and snow loading as applied to the existing roof structure, that the roof is over a detached shed and not a permanent dwelling, and given the good performance of the roof structure for nearly 60 years, the existing roof structure is considered adequate as presented to me. However, an optional roof strengthening option is presented below should the home owner have any concern and wish to have a higher load carrying capacity on the existing roof. Roof Strengthening Existing roof structure consists of 2x6 rafters at 22" o.c., and a 2x6 collar tie at 22" o.c. as noted above. The following is optional strengthening for the main roof structure above the older shed structure. a) At the top of existing 2x10 bearing walls, add a horizontal 2x4 Hem-Fir Stud grade, approximately 20ft long that spans continuously to the opposite wall spaced @ 48" o.c. maximum, and attaches to the existing 2x6 roof joist with (8)-4" Timberl-ok screws on each end. If any of the components or panel array layout changes due to field conditions being different than assumed, please notify me for guidance as soon as practical, prior to the start of any construction. There are several issues with regards to a successful solar panel installation which are wholly outside of my scope and control that deserve proper attention. Examples of such issues are effects of hail or other projectiles, consideration for thermal length change of the panel anchorage assembly, re-roofing and waterproofing around roofing attachments, other roofing repairs for any reason, reconstruction of existing structural members due to original construction errors or deterioration, survey of existing conditions, and all associated electrical work.
