Dear Mr. Prythero:
I would like to take this opportunity to briefly recount the events and discuss upcoming action of
the land use case associated with the property located at 10055 W. 43'd Avenue. The land use
application was submitted in August of 2006; specifically a request for an amendment to the
existing Final Development Plan to allow a building expansion. After submittal of the initial
amendment, City staff generated several comments on September 19, 2006. A resubmittal was also
reviewed for correctness on September 29, 2006. There has been no contact since this last review.
To date, the land use application has been stagnant for a period of approximately 60 days.
Typically, after a stagnant period of 90 days a land use application is withdrawn, and the process is
abandoned. City Staff respectfully requests that a resubmittal occur within the next 30 days. A
resubmittal which addresses the comments generated on September 29, 2006 shall be received by
January 4, 2007, or the case will be withdrawn. If the case is withdrawn, all submittal fees and
progress will be forfeited.
The Community Development Department is committed to providing the highest level of customer
service, which entails timely review of land use submittals. Land use cases which are inactive for a
period of time only hinder this commitment.

Please make all of the required corrections prior to the next submittal. At the time of the
next submittal, one full-sized plan set will be required. Additionally, one reduced (11"x17")
plan set will be required. Please submit a mylar copy of the amendment, along with a check
for $44.00 for recordation.

Dear Mr. Louden:
I have completed my initial review of the Final Development Plan amendment for the property located
at 10055 W. 43rd Avenue, and I have the following comments:
1. General:
A. I have included comments from all responding referral agencies. Please direct any
questions regarding the referral comments to the agency which generated said comment.
B. I have included red-lined comments for clarification.
2. Final Development Plan, Page One:
A. Please add "Amendment No. 1" to the title of the document. This Final Development
Plan must have a unique name for recordation purposes, and the moniker of "amendment
no. 1" will signify a relationship with the original document.
B. Please remove the Planning Commission certification.
C. Please amend the City Council certification to read: "Approved this day of
2006 by the City of Wheat Ridge. " The signature lines should remain the same.
D. Under General Notes, please amend note number 1 to read: "...Section 26-503, Exterior
Lighting Standards."
E. Please amend line 9 of the Owner's Certification to read: "...ofsection 26-121 of the
Code of Laws...

A. Please change the sheet number in the lower right-hand corner to "3 of 4".

A. Please revise the data table to accurately reflect the building addition. All of the

addition and loss of landscaped area. Please revise these figures to be consistent with
the figures given in the data table on page 1.

site drainage pattern.

We are proposing an amendment to an existing Final Development Plan within the City of Wheat Ridge.
The existing Planned Commercial Development is a parcel of land located in the Northeast quarter of
Section 21, Township 3 South, Range 69 West of the Sixth principle meridian, in the City of Wheat Ridge,
County of Jefferson, State of Colorado.
Work in this contract consists of an expansion of approximately 3,225 square feet to the existing 18,500
square feet building of the M-E Engineers Office at 10055 West 43`d Avenue in Wheat Ridge. The
proposed expansion will be on the first floor within the original building coverage under the existing 2"d
floor occupied space. The new exterior materials will match the existing.
The Owner has directed this expansion to facilitate additional office space for staff. The expansion will not
effect the existing zoning or the principle use. The expansion increases the building footprint, but does not
increase building coverage on the site. Also, the expansion will not effect the height of the building or the
existing parking count.
We will submit a revised site plan showing the building expansion and revised elevations, highlighting the
new work. In addition we will submit a site plan prepared by MNA, Inc., and a landscape plan prepared by
Aeration Consultants from the original 1999 submittal. No new Civil or Landscape work is proposed.

Applicant/Owner Preliminary Proposal: The applicant would like to construct a 3,225
square foot addition to the existing building. The addition would occur under the already-
constructed second floor, and would not displace any parking spaces nor increase any
impervious surface. The additional space will be office space.
Will a neighborhood meeting need to be held prior to application submittal? No
Planning comments: The property has an existing Final Development Plan which has
been approved by City Council and recorded with the Jefferson County Clerk and
Recorder. The Final Development Plan is a site-specific development plan which details
the extent of development. The addition was not detailed on the current Final
Development Plan. Because the change is minor in nature, a public hearing will not be
required. To proceed with this proposal, an amendment to the Final Development Plan
must be processed and ultimately approved by the Community Development Director.
The process starts with an official submittal to the Community Development Department.
The attached checklist details the submittal requirements. All required submitted
documents will be reviewed and referred to applicable agencies for review. Any
corrections/comments will be sent back to the applicant. After all corrections have been
made, and all issues addressed, the Community Development Director can approve the
amendment. If the application is approved, a mylar copy of the Final Development Plan
must be recorded with the Jefferson County Clerk and Recorder.
The building permit application can be reviewed concurrently with the Final Development
Plan amendment.

review.

ARCHITECTURAL DESCRIPTION
Work in this contract consists of an expansion of approximately 3,225 square feet to the existing 18,500
square feet building of the M-E Engineers Office at 10055 West 43rd Avenue in Wheat Ridge. The
proposed expansion will be on the first floor in a space originally designed for expansion which is within
the original building footprint under the existing 2nd floor occupied space. The new exterior skin will match
the existing, consisting of a metal panel skin and an aluminum storefront glazing system. New concrete
footings and grade beams will be placed to support the new exterior non load bearing wall. Interior
finishes include gypsum board on metal studs, carpet, paint, architectural woodwork, and stained
concrete floors.
DESCRIPTION OF THE HVAC SYSTEM
New office areas are to be served by (3) Fan Coil Units. Fan Coil Units will have DX cooling, electric heat,
and economizer capability where possible. Existing wall caps will move to new exterior wall location as
necessary to accommodate addition.
DESCRIPTION OF THE PLUMBING AND FIRE PROTECTION SYSTEMS
The expansion will have no new plumbing fixtures. Existing plumbing lines will be re-routed as necessary to
accommodate the expansion. Existing sprinkler system will be extended to new expansion.
DESCRIPTION OF THE ELECTRICAL SYSTEM
The expansion will not require increasing the existing electrical service. Existing utilities will be re-routed as
necessary to accommodate expansion. Existing meter will be relocated. New equipment will be served from
spare capacity on existing panelboards.
DESCRIPTION OF THE SRUCTURAL SYSTEM
The expansion will be framed with new, non-load bearing, exterior light gage metal stud walls below the
existing 2nd floor structure.
Lateral bracing for the new exterior wall will be connected to the existing columns and/or the existing 2nd
floor framing. We will review the existing structure for these new loads. No reinforcement of the existing
building structure is anticipated. However, if it is required, we will design and detail the reinforcement.
A new stem wall and strip footing will be located at the exterior perimeter of the expansion below the stud
walls. The new footings will be located so as not to affect the existing footings.
All or a portion of the existing exterior slab on grade will be demolished and a new interior slab on grade
will be installed. Also, a portion of the exterior slab on grade will be removed for the construction of the
new foundations and replaced with exterior slab on grade.
