On December 11, 2006, a letter was sent to your attention regarding the oxygen storage facility at the Exempla
Lutheran campus. A few minor corrections were required to pages 1 and 2. After the corrections were made, the
mylar was to be produced, signed and returned to my attention, along with a check for $22.00 for recordation. To
date, the mylars have not been submitted. This Department was attentive to the needs of the Hospital, and as a
result accommodated their timeline for construction. It is extremely important that these mylars are submitted and
recorded in a timely manner. Please update me to the status of these mylars, and if you have any questions
please feel free to contact me.

I have completed my initial review of the above-mentioned Final Development Plan amendment,
and I have the following comments:
1. General:
A. I have included all referral comments from responding agencies. Any questions
regarding these comments should be directed towards the agency that directed said
comment. There were a few notable agencies that did not respond in the specified
referral period. In the event that comments are received, they will be forwarded for
your review.
2. FDP Sheet One:
A. Please add the following to the case history box: WZ-76-1, PBG-87-1, WZ-05-15,
and WZ-06-12. Additionally, WZ-05-03 is listed twice in the case history box. Please
ensure the correct case number (WZ-06-12) is listed in the lower right-hand corner of
the page.
B. Please change all reference of this amendment to Amendment No. 08.
C. Please remove the last sentence and list of usage in the Explanation ofAmendment.
D. Please amend the statement above the legal description to read: "...for the land
legally described at: "
E. Please amend line 16 of the legal description to read: "...with the easterly line of the
northeast..."
F. Please amend line 2 of the Surveyor's Certificate to read: "...Planned Hospital

Re: Addition of oxygen storage tanks. Exempla Lutheran Hospice 3210 Lutheran Pkwy.
The following requirements are made under the 2003 International Fire Code adopted
by the Fire Board of the Wheat Ridge Fire Protection District and the City Council of the
City of Wheat Ridge, Colorado.
• Due to the tank location submitted for review, there shall be bollards for
protection form vehicle collision.
• Smoking signs shall be posted stating "No Smoking Within 20 Feet"
• All electrical servicing the tanks shall be installed in compliance with the
National Electrical Code adopted by the City Council of the City of Wheat Ridge.
• Normal operating pressure shall be clearly posted on all side of the tank.
• N.F.P.A. 704 placards shall be posted on all sides of the tank and visible without
obstruction for 300 feet.

• The area of the tank shall not be at an elevation for water accumulation at. any
time.
• All shut off valves shall be clearly marked and posted as such.
• Security for the tank shall be considered due to the effect of vandalism may be
life threatening. (Shut down of lines.)
• Proper ground shall be addressed and comply with the Electric Code.
• Other requirements may be made upon review of the actual construction plans
when they are submitted.

SUBJECT: Exempla Lutheran Hospice Oxygen Pad
Public Works has reviewed the Drainage Letter, Grading Plan Exhibit, and proposed Oxygen Tank Pad
Easement documents submitted for the above project, and have the following comments:
1. The Drainage Letter states that the proposed re-grading as shown on the Grading Plan Exhibit will
not adversely affect the drainage patterns as defined in the previously approved Final Drainage
Report for the Exempla Lutheran Hospice. As a result, Public Works hereby approves the Drainage
Letter and Grading Plan Exhibit for the Exempla Lutheran Hospice Oxygen Pad.
2. The proposed Oxygen Tank Pad Easement lies completely within the Exempla Lutheran property
and includes all pertinent information necessary to locate in the field. Since all required information
appears to be present, Public Works has no comments regarding the proposed easement.

Installation of the oxygen pad will not adversely affect the drainage patterns outside of the
property boundaries of the Exempla Lutheran Hospice site. Grading changes will be made to
accommodate the installation of the pad, access stairs and retaining walls. Grading adjacent to
the existing storm sewer will include a swale to route flows to the existing outlet basin while
maintaining the existing flow patterns.
