Case No. PBG 01-01 is an application by Henkels and McCoy, representing Ron Leslie of Kenz and
Leslie, to request an administrative Planned Building Group. The property is located at 4800 Van
Gordon Street and is zoned Planned Industrial (PID). If approved, the applicant will construct a 4,600
square foot vehicle storage building to the north of the existing building. The application also details an
additional 3,276 square foot building in the northwest comer of the property to be constructed at a
later date.
Pursuant to Section 26-116 (D) of the Wheat Ridge Code of Laws, the Zoning Administrator is
empowered to decide upon applications for a Planned Building Group for no more than four main
structures on a single lot or parcel, except in the R-1 series, R-2 series, and A-1 zone districts, without
requirement of public hearing.
This request for an administrative Planned Building Group meets all applicable conditions as required by
Section 26-116 (D) of the City of Wheat Ridge Code of Laws.

For your review. Please note that no changes were made to the Drainage Report text.
Corrections/additions were made to the Drainage Plan sheet and the Civil Plan Set (sheets
C-1 through C-7). All Planning Department comments, except for lighting, have been
addressed by the project owner, Mr. Ron Leslie. Henkels & McCoy, Inc. has informed
Mr. Leslie that the Planning Department requires lighting information. Per discussion
with Planning Department staff, re-submittal of the Planned Building Group Plan is not
necessary. Henkels & McCoy, Inc. addressed the following Engineering and Building
Department comments for this second submittal.
DRAINAGE STUDY (DISCUSSION)
1. The Juchem Ditch Company should approve and sign the amended drainage report and
drainage plan. Mr. Ron Leslie has obtained this approval.
2. Please provide P.E. seal and signature on the final approved report. PE seal is provided on
the report; see comment (11) under DRAINAGE PLAN(S).

DRAINAGE PLAN(S)
1. Please provide a detail for the Type 13 inlet on the plans. This was shown on sheet C-5 of the
first submittal. It is now on sheet C-6 of the second submittal.
2. Please provide a detail for the grouted Type M riprap on the plans. This was shown on sheet
C-5 of the first submittal. It is now on sheet C-6 of the second submittal.
3. Please provide a detail for the rundown and show water levels for the minor and major
storms. Please see sheet C-6 of this second submittal.
4. Please provide clear concise cross-sections at the locations shown. Please see sheet C-3 of
this second submittal.
5. Please provide a typical trench detail for the relocation of the 8" pipe. Please see sheet C-6
of this second submittal.
6. Please make the pond data legible. This has been corrected on the Drainage Plan.
7. Show the direction of the roof drains. This has been added to the Drainage Plan.
8. Please label cleanouts at the appropriate locations. This has been added to the Drainage
Plan.
9. Please provide finished floor elevation. This has been added to the Drainage Plan.
10. Please provide (when appropriate) P.E. stamp and signature. The second submittal of the
Drainage Plan has been stamped and signed.
11. Please provide 2 signed and stamped sets of the drainage report and plan with the second
submittal. These are attached.
GRADING & EROSION CONTROL PLAN
1. Please provide an erosion control plan. Silt fencing was shown on sheet C-2 of the first
submittal. It has not been altered, and is shown on sheet C-2 of this second submittal.
SURVEYING REQUIREMENTS
1. Obtain the necessary utility easements or agreements for water and sanitary lines from the
Juchem Ditch Company. Mr. Ron Leslie has contacted the City of Wheat Ridge to discuss
this requirement.
APPLICATION FOR MINOR DUMPING/LANDFILL PERMIT
The completed application form and fee are attached.
TRAFFIC ENGINEERING
No comments to be addressed.
RIGHT-OF-WAY CONSTRUCTION PERMIT(S)/LICENSING
This will be obtained at the appropriate time for water tap work in the right-of-way.
BUILDING DEPARTMENT REQUIREMENTS
1. Please submit a soils report for the new structure to verify water table. Mr. Ron Leslie has
submitted the required soils report.

MISCELLANEOUS RED-LINES
Red-line comments were only noted on the Drainage Plan sheet (located in the appendix of the
Drainage Report). The following is a list of the red-line comments noted but not previously
addressed in this transmittal:
1. Question asking if existing detention pond outlet pipe is to be removed. The existing pipe
will be removed; a note has been added to the Drainage Plan.
2. Label new detention pond outlet pipe size and slope on plans. This has been added to the
Drainage Plan.

The Planned Building Group (PBG) application and site plan has been reviewed for compliance with
the City's Code of Laws. Based on that review, I have the following comments:
General:
A. A completed application must be submitted to the City, accompanied by the
appropriate fee for processing the administrative review.
B. A letter from the Juchem Ditch giving approval of the current plans should be submitted
to the City.
C. A completed soils report should be submitted to the City.
2. Landscaping:
A. There should be some landscaping around the new buildings, similar to the landscaped
areas surrounding the existing building. This landscaping should be shown in detail on
the next submittal. You should include size, species, and location of each landscaping
item.
Building:
A. A set of architectural drawings should be submitted detailing the exterior design of the
building.
4. Lighting:
A. Any proposed freestanding or building mounted lighting should shown on the plans. This
should include a detail of freestanding support poles, complete with height, and a
statement of compliance to Section 26-503 of the Wheat Ridge Code of Laws.
5. Signs:
A. A separate permit must be completed for the proposed sign located in the southwest
corner of the property. This permit should contain a detail of the sign face, structural
supports, and should note type of illumination, if any.
Please revise the plans accordingly. Be aware that any changes required by either the Building or Public
Works Departments may impact my comments. You should also be aware that the City charges for any
plan review after the second revision. If there are corrections that need to made after the third submittal,
you will be subject to these fees. If you have any questions, don't hesitate to give me a call. I can be

The proposed project is the addition of the vehicle storage building and associated drives, walks and utilities. It also
includes relocation of the existing East Detention Pond and the pond outlet pipe. The footprint of a possible future
building is shown on the plans, in order to streamline the review process, should the building be constructed in the
future. However, the possible future building is not part of the proposed project. Please note that approximately
0.85 acre of the existing site will be altered. No additional landscaping is proposed.
