I have completed my second review of the Planned Building Group mylar and I have the following
comments:
General:
A. The parking layout must resemble the attachment supplied herein. Per my memo on
December 10, 2001, if there is to be any parking on the south side of the property,
some additional landscaping must take place.
All required correction should be made prior to resubmittal. Once the final copy has been approved by
the City, you will be responsible for submitting a mylar copy to the City with a check for $10.00 for
recording with the County. If you have any questions, feel free to give me a call. I can be reached at

Case No. PBG 01-02 is an application by Rebecca Balog, representing The Lampshade Gallery, to
request an administrative Planned Building Group. The property is located at 4575 Wadsworth
Boulevard and is zoned Commercial-One (C-1). If approved, the applicant will construct a 1,480
square foot storage building to the west of the parking lot and existing building.
Pursuant to Section 26-116 (D) of the Wheat Ridge Code of Laws, the Zoning Administrator is
empowered to decide upon applications for a Planned Building Group for no more than four main
structures on a single lot or parcel, except in the R-1 series, R-2 series, and A-1 zone districts, without
requirement of public hearing.
This request for an administrative Planned Building Group meets all applicable conditions as required by
Section 26-116 (D) of the City of Wheat Ridge Code of Laws.

The application and site plan for the proposed Planned Building Group (PBG) has been reviewed for
compliance with the City's Code of Laws. Based on that review, I have the following comments:
General:
A. The Traffic Engineer for the City has looked at the proposed site plan and has indicated
that, at the very least, traffic control signs will be required on the north side of the
building warning motorists of the precarious entrance to the parking area behind the
building.
2. Landscaping:
A. You should be aware that since this proposed PBG is a development of more than fifty
percent (50%) of your existing building square footage, you will be responsible for
upgrading your on-site landscaping to current standards. These standards will include:
1. A minimum of twenty percent (20%) on-site landscaping. This figure is derived
from the total lot area.
2. The entire front yard along West 40 Avenue, exclusive of curb cut, must be
landscaped.
3. You must have at least one street tree (species and size must deemed
acceptable by Staff) per every seventy linear feet of street frontage. This
property would require two (2) street trees.
3. Building:
A. A set of architectural drawings should be submitted detailing the exterior design of the
building.
B. You should be aware that pursuant to the Architectural and Streetscape Design manual
metal buildings are not allowed in Wheat Ridge.
4. Parking:
A. You will also be responsible for upgrading your on-site parking to current standards.
These standards will include:
1. You must provide a minimum of one parking space per every 300 square feet
of building square footage. This site will require eleven (11) parking spaces to
accommodate all patrons and staff.
2. One of these 11 required parking spaces must be a van accessible parking
space as defined by the ADA.
Please revise the plans accordingly. Be aware that any changes required by either the Building or Public
Works Departments may impact my comments. You should also be aware that the City charges for any
plan review after the second revision. If there are corrections that need to made after the third submittal,
you will be subject to these fees. If you have any questions, don't hesitate to give me a call. I can be
