Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75% of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-7596 of the mid -roof may be complete. Asphalt shingles are required to be
fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is
required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

received. You will be notified if your contractor's license or insurance has

For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in
person at City Hall. Revisions to existing permits (for example, to add

Foundation concerns and General Structural Review

To Whom It May Concern:
The purpose of the site visit of July 2, 2003 was to review the problem with the southwest comer of the
residence, and perform an overall structural review. Sylvia Parker was present during the review. For the
purposes of this repoR the front side shall be called the east side.
On the south west corner of the residence there are some step cracks from the top of the crawl space entry
to the window on the south side (Photos Ol, 02, 8c 03). The footing has cracked on the north side of the
entry to the crawl space. The foundation tried to settle on the south side, and as a result of no grade beam
at the opening, the footing cracked and the %a" step crack developed. The sump in the crawl space was
working (Photo 04). The extteme conditions with the drought and the latest snowstorm, were less than
common. The homeowner r~ay wish only to tuck point the cracks. This would be a fairly economical
repair, but could reappear.~The crack in the footing should not be a probleat. lf the homeowner is reall
determined to stabilize the corner, the most e ective waY would be to mstall a 20k heTica er to the

footing in the- corner: 'I"Fs is generally`in t~ie $1000-$1500 n_ce range for the pier. We wou not
recommen mu ~acking except to help push the brick work back together. There is no guarantee that
this would work or be permanent.

There are some cracks in drywall (Photo 10,
ll, & 12). This is fairly common and dces not
in my opinion signify a structural problem. If
the homeowner wishes, a drywall groove joint
can be installed to improve flexibility.
The center beam in the basement is fairly level
(variation over the length of the home is ]ess
than 3/4" per hand laser level. The columns
on footings are in good condition, and the
slight out of plumbness in the concrete piers
does not appear excessive, or detrimental. The

floor was checked with a laser level with no measurable differences. U is well within normal construction
tolerances.
The rear patio slab behind the garage has a normal shrinkage crack (Photo OS). The separation along the
slab at the reat of the garage is fairly small (Photo 06). If it gets larger the homeowner should seal it with
a urethane caulk to prevent water penetration, which might cause settlement in the patio slab. The cracks
in the garage are favly common for a home of this age (Photo 08, & 09).
The sprinkler heads on the north side are too close to the home (Photo 07). All sprinklers should be
reviewed and moved to a minimum of 3' from the foundations. This north side could use a swale at
about 8' from the home to allow for a 1" per foot slope away from the home.
In the basement, the soils on north end are fairly damp and mold is preserrt. Although some are curtently
recommending plastic sheathing on the top of the soil, we do not recommend this because it will trap the
moisture, and it can cause additional structural damage. We recommend adding vents to improve
circulation. These can be opened in summer and closed in winter. If this is not sufficient to dry out the
top of the soils, the homeowner may wish to provide a mechanical ventilation fan.
Also reviewed, I also recommend the following items be maintained by the owner. Downspouts should
extend 4' or more from the foundations and be maintained free of debris. Repair atry leaks. Maintain a
minimum of 1" per foot slope away from the foundations all around home. The north side grading should
have a swale to maintain the required slope. Move all sprinkler heads a minimum of 3' from the home.
Avoid plantings that require irtigation in a 4' strip all around. In order to prevent freeze thaw damage the
concrete sidewalks, patios and driveways, apply a silane based concrete sealer to the surface to protect the
concrete. A 40% solution should Iast 4-5 years, even though it is a little more expensive. This needs to
be maintained as per manufacturer's recommendations. Water seepage should be prevented from
penetrating cracks to minimize soils consolidation and settlement under slabs. As necessary, maintain a
urethane caulk in cracks, and control joints.
Recommendations and conclusions given in this report are given for the purpose of repairing the
problems observed during my site visit. This should minimize the poteMial of arry future problems by
making the repairs discussed in this report. However, no expressed or implied wananties can be given as
future problems can still arise.
