Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name)
roof covering" is required to be on site at the time of final inspection.

This house was examined with the intention to install a new concrete roofing tile system
on the house. We examined the attic to see the roof supports, the house for existing
drywall cracks or other evidence of movement. There are always areas that are not
observable and we attempted to determine the framing method in those locations.

Using the information we collected we were able to model the support system in this house.
There are basically three sections to the house. The model for the first section is shown
below.

This is acceptable. The rafters are spaced 24" on -center and the ceiling joists are 16" on -
center. Therefore, every other rafter needs to be secured to the ceiling joist so the pressure of
the rafters against the top of the wall does not cause the walls to press outwards. It appears
that they are nailed together.
The span in section 2 is longer and the model is below.

This portion relies on the horizontal beams that shorten the span between the top plate of the
wall and the ridge. Where the span is 48" between the supports, a 2x4 can act as the
horizontal beam and support the rafters.
The model for the third section of the house is similar to the second section. The bearing wall
is placed differently on one side. The model is shown below.
There is some overhang which acts to reduce the deflection and the bending moment for the
rafters. I did not include that so the model is a worse case.
The valley rafters are 2x8s. They a have a long span. These need to be stiffened. This can be
done by installing a 2x6 flat against the bottom of the valley rafter to turn it into an inverted
«T»
The procedure to repair this rafter can be doe as follows:
I. Install a 2x6 so that it forms an inverted "T" with the valley rafter.
2. The 2x shall extend from the bottom of the valley rafter to where the valley rafter ends at the
top.
3. The wood is to be glued using Locktite® PL -400, PL -375, PL -Premium or OSI SF450+
applied according to the glue manufacturer's instructions.
4. The 2x shall be secured using minimum 16d nails or 3" deck screws spaced 6" on -center.

When the roof is torn off, the roof deck should be checked to verify that the sheathing is
nailed using 1 fastener every 6" along the seams and 12" on -center in the field of the
sheathing.
Please note, anytime you reroof there is a rapid change of loading as the old roof is removed
and the new roof installed. This change in loading, movement of materials and men, and the
pounding that occurs, can cause small drywall cracks. These are not structural. If any
cracking is observed, please call our office so we can make sure that there is nothing else that
may have occurred.
There was no significant storage in the attic space. It is assumed that no additional storage
will be done in the attic. Loading the bottom chord of trusses can change their behavior. If
heavy items are to be stored in the attic consult with CSS, Inc. to make sure the loading is
acceptable.
This opinion is based on the conditions observed. There are sometimes areas of framing that
are not observable. Calculations for acceptability are based on the conditions observed using
current versions of analysis software. Change of use or loading by conditions outside of those
observed can change the results of the analysis. Alterations to the framing will require a new
analysis.
With the valley
tiffened, this house can carry an 11 psf concrete tile roofing system.

contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process

This house was examined with the intention to install a new concrete roofing tile system
on the house. We examined the attic to see the roof supports, the house for existing
drywall cracks or other evidence of movement. There are always areas that are not
observable and we attempted to determine the framing method in those locations.

Using the information we collected we were able to model the support system in this house.
There are basically three sections to the house. The model for the first section is shown
below.

This is acceptable. The rafters are spaced 24" on -center and the ceiling joists are 16" on -
center. Therefore, every other rafter needs to be secured to the ceiling joist so the pressure of
the rafters against the top of the wall does not cause the walls to press outwards. It appears
that they are nailed together.
The span in section 2 is longer and the model is below.

This portion relies on the horizontal beams that shorten the span between the top plate of the
wall and the ridge. Where the span is 48" between the supports, a 2x4 can act as the
horizontal beam and support the rafters.
The model for the third section of the house is similar to the second section. The bearing wall
is placed differently on one side. The model is shown below.
There is some overhang which acts to reduce the deflection and the bending moment for the
rafters. I did not include that so the model is a worse case.
The valley rafters are 2x8s. They a have a long span. These need to be stiffened. This can be
done by installing a 2x6 flat against the bottom of the valley rafter to turn it into an inverted
«T»
The procedure to repair this rafter can be doe as follows:
I. Install a 2x6 so that it forms an inverted "T" with the valley rafter.
2. The 2x shall extend from the bottom of the valley rafter to where the valley rafter ends at the
top.
3. The wood is to be glued using Locktite® PL -400, PL -375, PL -Premium or OSI SF450+
applied according to the glue manufacturer's instructions.
4. The 2x shall be secured using minimum 16d nails or 3" deck screws spaced 6" on -center.

When the roof is torn off, the roof deck should be checked to verify that the sheathing is
nailed using 1 fastener every 6" along the seams and 12" on -center in the field of the
sheathing.
Please note, anytime you reroof there is a rapid change of loading as the old roof is removed
and the new roof installed. This change in loading, movement of materials and men, and the
pounding that occurs, can cause small drywall cracks. These are not structural. If any
cracking is observed, please call our office so we can make sure that there is nothing else that
may have occurred.
There was no significant storage in the attic space. It is assumed that no additional storage
will be done in the attic. Loading the bottom chord of trusses can change their behavior. If
heavy items are to be stored in the attic consult with CSS, Inc. to make sure the loading is
acceptable.
This opinion is based on the conditions observed. There are sometimes areas of framing that
are not observable. Calculations for acceptability are based on the conditions observed using
current versions of analysis software. Change of use or loading by conditions outside of those
observed can change the results of the analysis. Alterations to the framing will require a new
analysis.
With the valley
tiffened, this house can carry an 11 psf concrete tile roofing system.
