Re: Radigan Residence, 10855 West 32°d Avenue, Wheat Ridge
Dear Mr. Morgan:
Attached, please find the revised drawing for the above listed project. The revisions are
marked and each drawing dated for your review. The only unresolved issue is regarding the
street trees required. I spoke with Sean, in your office who relayed that the front property
line shall determine the number of trees required. (1/70'). The location of the 2 trees
required shall be verified. Please let me know if you have any further comments or
questions concerning this project.
Comments regarding the structural drawings are being reviewed and responses shall be
sent via fas direcdy from Ken Fenwick, the structural engineer.

IA CONCLUSIONS
The subsurface conditions encountered at the site are fairly erratic. Beneath a thin
surFace mantle of TOPSOIL our test borings encountered clayey NATtJRAL.
SOILS and FILL MATERIALS underlain by WEATHERED CLAYSTONE
BEDROCK. WEATHERED CLAYSTONE BEDROCK was encountered at
depths of 23 (twenty xhree) feet in Boring- 1; 33 (thirty three) feet in Boring 2; and
26 (twenty six) feet in Borin; 3.
Initial -roundwater was encountered at depths varying from 19 (nineteen) to 26
(twenty six) feet below the existing ground surface during drilling operations.
Piezometric groundwater levels were rechecked on June 10, 1997, which
corresponds to I(one) day after drilling_ At that time, the groundwater had
stabilized at a depth of 6.8 feet in Boring 1 and 3 During drilling operations, a
previously uodetected a.-ricultural drainage line was penetrated at a depth of
approximately 6(six) feet in boring 2. Steady flow from this severed line resulted
in surface water in Boring 2; .-iving a false groundwater IeveL
It is our opinion that the proposed residential structures should be supported on
strai.ght shafr piers (caissons), which penetrate a minimum of 8(eight) feet into the
underlying WEATHERED CLAYSTONE BEDROCK and extend a minimum of
26 (twenty six) to 36 (thirty six) feet below the bottom of Srade beam elevation.
Additional detailed pier design parameters are contained in Section 8 0 of this
report.

Floor slab design and construction recommendations, and the associated risk of
movement that must be accepted by the Builder and Owner are discussed in
Section 10.0.
Additional detailed design and construction recommendations are contained in
various sections of this report.
2.0 SCOPE OF STLiDY
This report presents the results of foundation studies at the site of three proposed
residenceS to be located on Lots 1, 2, and 3 of the Marvel Minor Subdivision in
Wheat Rid.-e, Jefferson County, Colorado (see Drawing I).
The scope of this study was to:
A) Briefly describe the subsurface conditions encountered.
B) Test the soil samples recovered.
C) Analyze and evaluate the data obtained.
D) Recommend the most suitable types and depths of foundations f(ir the three
proposed residences.
E) Evaluate groundwater conditions, soils construction sequences and
prucedures.
The tield work consisted of drilling a series of exploratory test borings, in order to
oUtain disturbed and relatively undisturbed samples for laboratory testing. The
samples recovered were visually inspected, and various laboratory tests were
performed on them to evaluate their physical and mechanical properties. The soil
parameters that we detined, in conjunction with results of observations made on
Page - 4
the site, and our past experience with similar soils, under similar loading conditions
were analyzed in order to reach the "Conclusions" presented in this report.
3.0 FIELD INVESTIGAT[ON
The field investivation consisted of drilling 3(three) exploratory test borings on
the site, at the locations shown on Drawing 2. Our test borin.-s were drilled using
a truck-mounted auger-type drill rig.
The drill rig was equipped with a 4-inch diameter, continuous fli.-ht au.-er. The
au.-ers are used in cleaning the hole to the depth at which a soil sample and/or a
Penetration Test is desired. The augers are then removed, and a 2-inch I.D.
California Spoon Sampler is subsequently driven with blows of a standard hammer
wei_hing 140 pounds and falling a distance of 30 inches.
The sample is first seated one inch into the bottom of the hole, and then driven an
additional twelve inches. The mimber of blows required to drive the sampler the
last foot, or a fraction thereof constitutes the Penetration Test. This Penetration
Test (PT) is similar to the Standard Penetration Test (SPT) described in ASTM
Designation D-1>86-67 (Reapproved 1974). The Penetration Test, when properly
evaluated, is an index to the soi] strength and density of the material tested. The
Penetration Test results are shown on the Log of Exploratory Borinp (see
Drawing 3).
The boring locations were physically paced-off in the field, by Foundatio❑
En.-ineering Company, Inc., personnel. Boring elevations are referenced to an
arbitrary datum elevation of 100', taken as the top-east-watermain on West 12nd
Page - 5
Avenue. Boring locations and elevations are adequate for the purpose of this
report, but should be considered as approximate for another use.
4.0 SITE CONDITIONS
The project site is bounded on the south by West 32nd Avenue, on the north by an
existing residence on Lot 4 of the Marvel Minor Subdivision and to the east and
west by existing residential structures.
The general site topography is gently sloping form north to south and south to
north toward Lot No. 2 We understand an original pond occurred on the site and
was previously drained and filled. The lateral and vertical limits of the pond and
subsequent fill thickness are unknown; althou.-h marshy vegetation occurs along
the east perimeter of Lot No. 3.
We additionally understand that agricultural drain lines trend through the site.
Duringo drilling operations on Lot No. 2, a previously unknown drain line was
penetrated (at a depth of approximately 6'), resulting in steady flow to the surface.
The quantity, source and tocation of water feeding the line is unknown. However,
all drain lines and/or unnatural sources of water migrating into the project area
must be eliminated; as excessive moisture could prove detrimental to future and/or
existing and adjacent construction.
The project site supports a moderate cover of perennial grass, shrubs and several
mature trees. Other new residences, in the immediate area to the northeast, appear
to be founded on caisson foundation systems.
Page - 6
5.0 SUBSURFACE CONDITIONS
The subsurface conditions encountered at the site are fairly erratic. The detailed
subsurFace conditions encountered by our test borin,s are described in the Log of
Borings (see Drawing 3)_ The Legend and Notes necessary to interpret these logs
are shown on Drawing 4 and 4A.
Beneath a thin surface mantle of TOPSOIL, our test borings encountered
NATi7RAL, SOILS and FILL MATERIALS underlain by WEATHERED
BEDROCK. Each of these materials and groundwater conditions are described in
the followin' subsections.
51 TOPSOIL: This material was encountered at the ground surface in all borings.
TOPSOIL is not suitable for support of stnictural loads or pavement structures.
TOPSOIL should be removed form all building, driveway and parking areas.
TOPSOIL can be used in backlot or waste areas, where it can be mixed with other
NATUFtt1I. SOILS, if desired. the average thickness of the TOPSOIL was
approximately 0.5 feet.
5.2 NaTURAL SOILS (INCLUDING F[LL NIATERIALS)- Which consisted of
CLAY. The CLAY was encountered beneath the TOPSOIL in all of our borings.
The CLAY, contained a trace of root, was sandy to very sandy, moist to very
moist, medium stiffto very stiff, brown and olive-brown mottled in color. The
thickness of this strata varied from 21 (twenty three) to 3 ) 3 ) (thirty three) feet.
.According to the Unified Soiis Classification system (USCS), this CLAY classified
as (CL) materiaL
Page - 7
5.3 WEATHERED BEDROCK: Which consisted of WEATHERED
CLAYSTONE BEDROCK was encountered underlying the NATURAL SOILS.
The average depth of the top of the WEATHERED BEDROCK, was
approximately 23 (twenty three) feet in Boring 1, 33 (thirty three) feet in Borim> 2
and 26 (twenty six) feet in Boring 3.
Weathered Bedrock is defined, colloquially in the Denver Metropolitan Area, as
material having the relic structure of the parent Bedrock, but having Standard
penetration Test (SPT) results in the range of 15 (fifteen) blows per 6(six) inches
to 50 (fifty) blows per 0(zero) inches.
The WEATHERED CLAYSTONE BEDROCK, which was encountered
underlying the NATURAL SOILS in all of our borings, was moist, medium hard
to very hard and blocky, and dark gray to olive-brown mottled in color.
5.3 GROUNDWATER: Was encountered at depths varying from 19 (nineteen) to
26 (twenty six) feet below the existing ground surface during drilling operations.
Piezometric .-roundwater levels were rechecked on June 10, 1997, which
corresponds to 1(one) day afrer drilling. At that time, the groundwater had
stabilized at a depth of 6.8 feet in Boring 1 and i. During drilling operations, a
previously undetected agricultural drainage line was penetrated at a depth of
approximaiely 6(six) feet in boring 2. Steady flow from this severed line resulted
in surface water in Boring 2; giving a false groundwater level.
6.0 1,ABOR:ITORY TESTING
.All soil samples recovered were physically inspected and classified in the
laboratory by the Project Soils Engineer. The testin- program consisted of
Page - 8
performin- the following tests- Swell Consolidation, Natura] Dry Density, Natural
Moisture Content, Percent Fines, Atterberg Limits, and Unconfned Compressive
Strength.
Swell Consolidation Tests (see Drawings 5 through 7) were performed in order to
determine the swell or consolidation potential of the various subsurface materials.
l~atural Dry Density, Natural Moisture Contents and Percent Fines Tests (see
Drawin_s 8 and 9), were performed to determine the density and moisture content
of the soi] encountered, to evaluate some of its compaction characteristics, and to
correlate its swel] potential with other tests.
Atterberg Limit Tests (see Drawing 8 and 9), were perFormed to determine the
water content which defines the various stages of soil consistency. These are the
Liquid Limit (LL), where the soil behaves as a viscous liquid, the Plastic Limit
(PL), where the soi] begins to break apart and crumble and is no lon.ger plastic.
The difference between the LL and PL, defined as the Plasticity Index (PI),
represents the range in water contents through which the soil is in the plastic state-
These properties are also useful in classifying the soils according to the various
Soil Classification Systems.
Unconfined Compressive Strengths tests (see Drawing 8 and 9) were performed to
determine the shear strength of the NATLJRAL SOILS and/or WEATHERED
BEDROCK, which is usefiil in determining the bearing capacity of the material
tested.
7.0 PROPOSED CONSTRUCTION
Page - 9
We understand the proposed construction will consist of three sin,le family,
detached dwellings to be located in the approximate center of.each of Lot Nos 1,
2and3.
7"he proposed residences will be 2-story of conventional wood-frame, masonry and
brick veneer or siding construction. Lower floor slab-on-,-rade construction for
the g-arden level basement is assumed to Ue at a depth of approximately 5(five)
feet below the surrounding exterior grade as indicated on the Boring Lo.gs
(Drawing 3).
Structural loads are considered to be light to moderate.
8.0 RESIDEN('E FO NDATION
8.1 nrl
The Swell Consolidation Tests (see Drawings 5 through 7) which we perFormed
on representative samples, at insitu moisture contents of from 122 to 19J
percent, indicate that the NATURAL SOILS and/or FILL MATERIALS strata
at foundation bearing depth, possess a swell potential varying from +0.7% (swell)
to +5.7% (swell) under saturated surcharge pressures of 200 psf The swell
pressures determined from these tests varied from 800 (eight hundred ) to 5,000
(tive thousand) psf. The swelling pressure is defined as that pressure that must be
eterted on the sample in order that no volume change occurs.
Putential "swell damage risk" has been defined as follows:

Based on the table shown above, the "swelling damage risk" associated with the
subgrade materials tested close to garage and garden level basement beating depth
can be classified as "medium" to " high". The future variable increase and/or
decrease in swell potential will be inversely proportional to the decrease and/or
increase in moisture content of the bearing soils.
Buildings founded on shallow or inadequately reinforced foundations, placed on
swelling materials encountered at the site, could experience structural
deformations when these materials are subjected to an increase in their insitu
moisture content.
8.2 STRAIGHT SHAFT PIER ( AI ONS) FOUNDATION Y TEM
Based on the field and laboratory test results it is our opinion that the three
proposed residences should be supported on straight shaft piers (caissons) drilled
intu a relative stable moisture content strata (WEATHERED BEDROCK) and
desi<,ned as follows:

10
(in.)
"The side shear value applies to the portion of the pier shaft in the 8' socket
in WEATHERED BEDROCK only, and a minimum of 5 feet below the
bottom of grade beam level.
If the minimum dead load pressure requirement cannot be achieved, the pier length
should be extended beyond the minimum penetration to make up the dead load
deficit. This can be accomplished by assuming one-half the maximum side shear
aiven above acts in the direction to resist uplift.
Page - 12
The bottom eight feet of the pier should be artificially roughened prior to concrete
placement, to assure a good bond between the concrete and the WEATHERED
BEDROCK_ The artificial roughening should consist typically of 6(six) or more
shear rinUs, spaced approximately one foot center to center in the lower portion of
each pier. Each shear ring should be approximately 3(three) inches deep and 1
(three) inches hi.-h, The shear rings are mandatorv in blocky and tiff fi cnr d
BEDROCK that tends not to compress against the sides of the pier shafr. The
shear rings will create resistance to any uplifr pressures that may develop due to
moistening of the upper swelling soils.
Usinsz the drilled pier type of foundation, each building column is supported on a
sin.-le-drilled pier and building walls are supported on grade beams spanning
between drilled piers. The load will be carried by the pier partially throu.-h end
bearing pressure, and partially throu.-h friction between the side of the pier and
soiL
In addition, we recommend that a 6-inch air-space (void) be provided beneath all,
urade beams to allow for possible soil heave. The piers should be reinforced for
their fidl length to resist possible uplift (tension) forces which may deve]op. Pier
reinforcement should be desi.-ned in accordance with building Code Requirements
for Reinforced Concrete (ACI Standard 3 ) 13-93)
In general, normal pier reinforcement should include a minimum of three S/S inch
rods (45 bars), or one 45 rod for each 18-inches of pier perimeter. Grade 40 steel,
or better should be specified for these reinforcement bars. An alternate, 94 bars
can be substituted with prior approval of the Structuraf Engineer, if grade 60 steel
Page - 1 3
is used. Piers that cannot meet the minimum dead-Ioad requirement should have
the tension steel increased 50% to minimize tension damage.
9.0 LATERAL EARTH PRESSLJRES
Foundation walls are normally designed to be fairly rigid (unyielding), and should
therefore be desioned for "at rest" lateral soil pressures.
WEATHERED CLAYSTONE BEDROCK should not be used as wall backfill.
Foundation wall backfill will .-enerally consist of the CLAY on-site surface soils.
These materials should be placed in 8-inch maximum loose lifrs, at a moisture
content within 3% of the Optimum Moisture Content, and compacted at 90% to
93% of the Maximum Dry Density as determined by the Standard Proctor Test
(ASTM-D-698).
Rigid foundation walls backfilled in this manner should be desijned for an "at rest"
(ko) lateral earth pressure of 65 (sixty five) pcf. Equivalent Fluid Pressure (EFP),
plus surcharge pressures and hydrostatic pressures, where applicable.
It should be understood that where "high" expansive and moist CLAY are
removed from the basement excavation, stockpiled in (ar.ge chunks and allowed to
desiccate; the swell potential of these materials will become "very high" and
erratic. Unless basement wall backfill is properly moisture conditioned and
compacted during replacement, voids in the backfill and erratic swell pressures will
inevitably occur. Surface water migrating through the voids, will consolidate the
backfill and induce "high" swell pressure aggainst basement walls. Therefore, it is
mandatory that wall backfill be replaced in its originaf state of moisture and
relative density.

10.0 FLOOR SLAB CONSTRUCTION
The subsurFace materials encountered by our test borings have sufficient strength
to support slabs-on-grade. However, as discussed before, the soils have a"high"
swell potential of expansion upon wetting. Therefore, the Owner and Builder
should realize that if slab-on-;rades are constructed, he is accepting a high risk of
floor slab heave if the soils become wet. This is of particular importance where
slabs are constructed in a potential high groundwater area.
The actual slab heave or consolidation that will occur is very difficult, if not
impossible, to predict accurately because these slab moments depend on
evapotranspiration cycles, surface and subsurface draina.ge, swell index and/or
pressures and soil suction values. The actual time ofyear during which the slab-
on-grade is constructed has been found to have a large influence on future floor
slab movements.
Swe]]ing soil (Montmorillonite Clays) are fairly common in the Denver
Nletropolitan Area- Builders have come to accept the consequences of the swell
potentia] contained in these clays as fairly normal, and are unfortunately no longer
alarmed by estimates of future potential slab heaves.
Slab heaves or settlements are normally defined in terms of "total" and
"differential" movement. "Total" movement refers to the maximum amount of
heave or settlement that a slab can experience. "Differential" movements are
unequal "total" movements over short horizontal distances, and are arbitrarily
determined to be one-haif of the "total movemenf.
Page - 15
Our analysis indicates that placing floor slabs on the undisturbed materials at insitu
moisture contents could result in "total heave" on the order of 3.4 inches, and
"ditYerentiaP" movement on the order of 1.7 inches. However, if these materials
were allowed to dry-back prior topouring ofthe concrete floor slab, "total heave"
could be on the order of i 00 inches, and"differential" movement on the order of
2.5 inches.
A structural floor slab or floor joist system is the only safe and recommended way
of constructing lower basement floors on this site. In this method, the floor is
supported on grade beams the same as the main stricture. The floor is designed
with a crawl space under the floor and is not affected by soil movements. A
minimum void space of 20 (twenty) inches should be constructed below the
bottom of any part of the structural floor and the area should be mechanically
ventilated.
An alternate which is usually satisfactory, is to fill the site, beneath the proposed
«arage floor slabs with non-expansive and impervious FILL MATERIALS. This
alternate requires that only non-expansive and impervious FILL MATERIALS
occur to depths of 3' to 4 feet, below the proposed garage floor slab elevation. If
this procedure is followed then garage floor slab movements can be mitigated but
not totally eliminated.
Slab-on-grade heaves for the proposed structures have been estimated as follows:
Condition/Area
Estimated Heave (i hrc)
"Total" "Differential"
Movement Movement
Page - 16
A) Floor slab built over
existing CLAY: 3.4 1.7
B) Floor slab build on 3
feet of non-swell
potential replacement
materials: 1.4 0.7
C) Floor slab built on a 4
feet of non-swell potential
replacement material: 0.7 0.4
The Builder andlor Owner must assess the risk and ran.-e of floor slab-on-grade
"differential" movement that he is willing to accept and place FILL MATERIAL
thickness accordin-ly. The placement of the FILL MATERIAL should not extend
beyound building lines. As the non-expansive FILL MATERIAL will be move
permeable than the insitu CLAY, surface water con be transmitted beneath the
slab. Only non-expansive and impervious FILL MATERIAL meetin-, the
following general soil index parameters should be used:
A) Liquid Limit:
B) Plasticity Index
C) Minimum % passing the 9200 sieve (binder)
D) Swell Index under 50 psf surcharge:
0.0%to 15%
0 to 10
?0°/a to .i$%
Zero
This FILL MATERIAL should be compacted to at least 95% of its Maximum Dry
Density, and xvithin 2% of its Optimum Moisture Content (OMC), as determined
by the Standard Proctor Test (ASTM D-698). The Builder and/or Owner should
realize that although several feet of non-expansive FILL MATERIALS have been
placed, there still erists potentially expansive materials below this zone. When
materials deeper than the FILL depth experience an increase in their moisture
Paue - 17
content, they may erpand and cause the upper soils and slabs-on-grade to heave.
If the Builder and/or Owner are aware of the consequences and still elect to place
floor slabs direc?ly on the existing sub.grade materials or similar locally expansive
materials, we can only recommend that the following series of precautionary
measures be undertaken to help reduce the swell potential and minimize the
structural damaSe should wetting ofthe subsurface materials occur
A) Desion and construct the floor slab to move independently of all bearing
members (floating slab construction). Provide joints around columns and
every > to ] 0 feet, center to center in the floor slab area. The Builder
and/or Owner should realize that cracking of the slab-on-jrade will occur.
We recommend that 5(five) inch thick unreinforced slab-on-grades be
used, that provide approximately 56% grater flexural strenath than 4(four)
inch mesh-reinforced slabs. If it becomes necessary, unreinforced slabs are
easier to cut and replace after heave damage.
B) A minimum 3-inch "void" should be provided below non-bearing building
partitions. Doorjambs, drywall, etc., should not rest directly on the slab-on-
grade, as heaving of the subsoils could cause damage to these components
as well as other portions of the structure. As an alternate, non-bearing
building partitions may rest on floor slabs, if a slip-joint is provided at the
top of the partitions The slip joint must be designed and constructed in
such a manner so that anticipated slab movements will not be transmitted
through the partitions to the upper structural members of the residence.
C) Furnace units resting on floor slab-on-grade, shou(d be provided with duct
collars capable of accommodating 4(four) inches of heave.
Page - 18
D) Hot water heaters resting on floor slab-on-grade, should be provided with
flexible water and gas connections.
E) Keep the excavated surface moist prior to floor slab concrete placement.
Soils exposed beneath floor slab areas should not be allowed to dry out and
should be maintained at, or above their natural Optimum Moisture Content
(OMC) by sprinkling if necessary.
F) A moisture barrier such as Visqueen overlain by 3 inches of clean concrete
sand should be used if floor slabs are placed on the existing materials.
This system, placed beneath the slab will distribute floor loads and allow
the concrete to drain above and below to negate curlina. If non-sweil
potential granular soils are placed below the slab, a 4-inch crushed gravel
layer is recommended to deter capillary rise and accommodate shrinkage
stress as the concrete cures.
11.0 SURFA('E AND LJB iJRFA E D AIN4 E
Based on the assumed lower floor slab elevation, and groundwater conditions
during the subsurface investigation, dewatering of the site during basement
excavation may not be required, However, as discussed in Section 5.4, the
GROLJNDWATER is shallow and it is anticipated that a higher "perched"
groundwater level could occur sometime in the future. The Builder should
consider elevating the building pads at least 3(three) to 4(four) feet above the
existing .-rade with imported FILL MATERIAL and/or eliminating the basement
(below existing grade).
Page - 19
11.1 SURFACE DRr1INAGE
We recommend that the followin.,
A) The ;round surface around the exterior of the residences should be
provided with a positive drainage -radient away from the structure. A
drop of at least 12 (twelve) inches in the first 10 (ten) feet is recommended.
If the backfil] material settles, then additional backfill should be placed in
order to maintain this slope and deter localized surface water
impoundment.
B) The foundation soils should be kept moist at all times prior to slab
construction, weather permitting, by occasional sprinkling.
C) Landscape watering should be eliminated in close proximity to the building
periineters. Planting which requires watering should also be eliminated
within 10 (ten) feet of the structure. Only closed-bottom planters are
considered acceptable.
D) The use of concrete sidewalks and/or aprons around the structures and
abuttin, the building is encoura-ed to eliminate excessive moisture
infiltration into the bearing soils.
Page - 20
E) Roof downspouts should discharge on splashblocks extending well beyond
the building lines. Good draina.ge should be maintained at all times at the
points of discharge of the downspouts.
F) All utility line backfill should be compacted to at least 956/o of the
Maximum Dry Density, as determined by the Standard Proctor Test, within
2(two) points of the Optimum Moisture Content. Utility lines in this area
should be backfilled with materials (similar to the insitu clayey soils).
G) All pressurized water lines below the floor slab should be tested prior to,
and immediately afrer backfill operations. Any water leaks should be
corrected immediately.
11.2 SL'RFACE DR:IINAGE
Permanent dewatering measures should include a subsurface peripheral drain
(french drain) tied to a sump-pump or suitable outlet not subject to freezing.
The subsurface drainage system should be placed at least 8-inches below the
concrete floor slab-on-grade elevation, or in the bottom of the eYCavation in the
overexcavation and non-expansive impervious FILL MATERIAL replacement
alternate, or 8-inches below the bottom of the crawl space subgrade (structura]
floor) alternate. The drain system should be "exterior" for slab-on-grade
construction and "interior" otherwise.
The subsurface drain should typically consist of a perforated 4-inch diameter, drain
pipe wrapped in a geofabric such as Typar, Miraf or Filter Sleeve to prevent the
Page - 21
fine grained clayey soils from cloggin~ the system in the future The pipe should
be surrounded top and sides by at least one pipe diameter of free draining gravel.
If a slab-on-urade is constructed in the basement, we recommend that an interior
dendritic drainage system or drainage laterals on approximately 8(eight) foot
centers be incorporated into the peripheral drainage system. The purpose of the
dendritic drain and/or lateral is to shorten the drain fluw path and intercept
tiroundwater beneath the center of the slab so that it is transmitted to the
peripheral drain.
Exterior basement walls should be properly waterproofed to avoid possible
absorption and dampness in the future.
12.0 STRUCTLiRAL FILL
The following general compaction specifications should be observed on this site.

We recommend that very close compaction and moisture control be kept of
earthwork construction and fill operations on this site in order to minimize
future potential consolidation and/or swell damage.
13.0 DESIGN AND CON TR TION D TAIL
The following design and construction details are also recommended:
CA[SSONS
A) The upper portions of the piers should be kept smooth to reduce the
adhesion between the swelling materials and the piers. Care should be
taken to avoid enlarging (mushrooming) of the piers at the top. If this
occurs, it may be necessary to use Sonotubes to construct straight shafr
caissons-
Paae - 23
B) Caisson holes should be cleaned of all loose material and poured
immediately after drilling. If more than 2 inches of water is present in the
bottom of the hole, the caisson should be dewatered prior to concrete
being placed.
C) The bottom 8(eight) feet of the caisson should be artificially grooved with
shear rings prior to concrete placement, to assure a good adhesion bond
between fhe concrete and the WEATHERED BEDROCK bearing strata.
D) We recommend a full-time inspection of caisson drilling operations by our
Soils Engineer or his representative who is familiar with the subsurface
conditions. He will observe that adequate and exact caisson penetration in
the WEATHERED BEDROCK has been accomplished and that the
caisson hole has been shear ringed, properly cleaned and dewatered prior
to concrete placement.
E) The Caisson Contractor should be advised well in advance of pier
construction that casing will be required, the swivel tooth method of shear
ring installation (probably beneath the casing in most piers) is mandatorv
and the "tremie" pump-truck method of concrete placement is
recommended. He should additionally be advised that a hi.-h-torque, long
stroke capacity drill rig will be required to penetrate to WEATI-[ERED
BEDROCK depth and have the capability of swinging casing.
14.0 CEMENT TYPE
No Soluble Sulfate Tests were performed for this analysis. However, our past
experience in this area indicates that Soluble Sulfate concentration are possible and
Page - 24
therefore, as a precautionary measure, we recommend that sulfate resistant
cements (Type II, Type II Modified or Type V) be used in all cement exposed to
the EXISTING SOILS or INIPORTED FILL MATERIALS on the site
Sulfate solutions react with tri-calcium alumina hydrate, which is a normal
constituent of cements, forming calcium sulfoaluminate hydrate with an
accompanying substantial expansion which caused cracking and disniption of the
concrete mass when exposed to these sulfates. Sulfate reactions are tri.-ered and
acce]erated by the presence of percolating surface waters.
It is commonly accepted that sulfate expansion problems should be anticipated
whenever the environment in contact with the concrete mass contains sulfate
solutions in concentrations in excess of 0.10 percent. When sulfate concentrations
in excess of 020 percent, the use of Type II, Type Modified or Type Vi cement is
mandatory
-
With the exception of Type V, it is our understandina that at the present time,
there are no price premium charged for the use of these sulfate resistant cements.
15.0 MISCELLANEOUS
The analysis and recommendations submitted in this report are based upon the data
obtained from the 3) (three) soil borings performed at the locations indicated on
Drawing 2
In any foundation investigation, it is necessary to assume that foundation
conditions do not change g-reatly from those indicated by our exploratory borings
This report does not reflect any variations which may occur
Page - 25
The nature and extent of variations in the subsurface soil profile may not become
evident until the course of future construction. For this reason, we consider it
mandatory that our Soil Engineer, or a representative of our firm, who is familiar
with the subsurface conditions, observe the caisson foundation and all earthwork
construction operations and perform appropriate soil tests. If variations are
encountered, then it may be necessary for a re-evaluation of the recommendations
contained in this reports. If unforeseen subsurface conditions are encountered, we
should be notified immediately-
In the present report, we have presented judgment based partly on our
understanding of the existing new construction and partly on the data we have
obtained. This report meets or exceeds professional standards expected for
reports of this type, in this area. Our company is not responsible for the
conclusions, opinions or recommendations made by others based on the data we
have presented.

arbitrary datum elevation o£ 100 £eet, taken as the top of
east water main on West 32nd Avenue. Boring locations and
elevations are adequate for purposes ofthis report, but
should be considered as approximate for any other use.
6) Initial groundwater was encountered at depths varying from
. 19 (nineteen) to 26 (twenty six) feet below the existing
ground surface during drilling operations. Piezometric
groundwater levels were rechecked on June 10, 1997, which
corresponds to 1(one) day after drilling. At that time,
the groundwater had stabilized at a depth o£ 6.8 £eet in
Borings 1 and 3. During drilling operations, a previously
undetected agricultural drainage line was penetrated at a
depth of approximately 6(six) feet in Boring 2. Steady
flow from this severedline resulted in surface water in
Boring 2; giving a false groundwater level.
