The new egress window is to be location on the back side of the house where there is an existing window in the foundation. The new egress opening will need to cut the concrete foundation wider and taller. The opening will increase in width and therefore a new header will be required. This new header is to be a flush mount double 2x10 header that spans across the new opening with a minimum of 6" of bearing on the sill plate at each end. Temporary shoring of the floor joist above this window location will need to be during the installation of the new header. The existing floor joist that frame into the new header will need to be supported with Simpson LUS210 joist hangers. Use a pre-engineered egress window well retaining wall system and follow manufacture's recommendations for installation. If you have any questions. This inspection did not involve any other system or component of the residence. No soil sampling, testing, or analysis was conducted by SC Consulting. INTRODUCTION This single family residence was constructed in 1957. The floor plan is a brick ranch over a full basement. The front (south) wall is assumed to be parallel to 32nd Ave. —The basement walls are 8" thick poured concrete. Wall reinforcing and foundation Type are not known. —No soil reports or other engineering documents were made available to us. —The specific item of concern was the current structural condition of the foundation relative to lateral earth pressure issues. OBSERVATIONS and RECOMMENDATIONS Visual inspection of the interior concrete walls revealed significant inward movement of both the south and east basement walls. These are symptoms of latter stage failure due to lateral earth pressure; which is not unusual along the Colorado Front Range. —All foundations and slabs on grade along the Colorado Front Range experience some movement during the life of the structure due to the "breathing" of the active soil zone above hard bedrock. These soils increase and decrease in volume as changes in the water saturation occurs in the active zone. There is no way to ascertain over what time frame this condition has existed. It appears to have been this way for some time and may still be progressing. Eleven steel power braces are recommended to stabilize the east and south basement walls against further movement due to lateral earth pressure. The locations are shown on the plan. SYi~ E (Whe7atRiidge Divi DRAINAGE AND LANDSCAPING All drainage issues should also be addressed (not included in this SC Consulting scope of work) because poor drainage has the potential to cause future structural damage and water intrusion. Precipitation and irrigation water are major sources of water around foundations and should be controlled to reduce moisture introduction to the subsurface environment and enhance the likelihood of good performance of the foundation and surrounding concrete flatwork. In order to help prevent water accumulation next to the foundation, the ground surface should be sloped away from the foundation so the soil grade has a minimum of 10% drop (six inches vertical drop in the first five feet of horizontal distance) from the perimeter wall; then the grade should slope down toward a common swale (i.e. a linear depression that collects and moves water away from the building) at a minimum of 2%. Bark or gravel ground cover material installed along the foundation should be underlain with a geotextile fabric — plastic sheeting should be avoided as it prevents normal evaporation of moisture from the soil from occurring. Edging material that is used to separate bark or gravel from the lawn should be of a type that does not impede the flow of water which may fall on the bark or gravel -covered areas, away from the residence. Ideally, the top foot of soil around the perimeter of the foundation should be a clay type soil, that is less permeable than topsoil or sandy soil. Concrete flatwork surfaces are typically recommended to have a minimum slope of 1/4 inch per foot away from the foundation. Gutters and downspouts with downspout extensions should be installed and kept free of debris to deposit the collected water well away from the foundation, but a minimum of at least six feet beyond the presumed backfill area of the perimeter walls of the building. Sprinkler heads should not be located over the backfill area, and they should spray away from the foundation. The installation of drip irrigation systems (micro sprayers, bubblers, trickle systems, emitters) over the backfill area is also discouraged.
