Installation of roof sheathing (new or overlay) requires an approved inspection prior to installation of ANY roof coverings and is require on the entire roof when spaced or board sheathing with ANY gap exceeding one half inch exists. Asphalt shingles are required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave and secured in place is required to be provided for all roof inspections. Roof ventilation is required to comply with applicable codes and/or manufacturer installation instructions, whichever is more stringent. In order to pass a final inspection of elastomeric or similar type roof coverings, a letter of inspection and approval from the manufacturer technical representative stating that "the application of the roof at (project address) has been applied in accordance with the installation instruction for (roof material brand name) roof covering" is required to be on site at the time of final inspection. After a re-analysis of the interior plywood shear walls the missing interior nail pattern behind the mechanical units are acceptable as constructed. No further nailing will be required behind these mechanical units. Also, where anchor bolts may be missing in the corners of the foundation grade beams, the existing cast-in Simpson Hold-downs are more than sufficient of a substitution for any missing anchor bolts 24" from any corners. We found the workmanship to be in general conformance with the construction documents including supplemental documents as submitted by our firm. Hence, the building has been engineered to the International Residential Code 2003. The structure meets the building codes requirements and is sufficient in both strength and deflection and will support the design loads. This is acceptable, but the exterior walls parallel to the roof joists were framed with a hinge, (ie. wall studs are not continuous from floor to ceiling or roof). After a discussion these wall studs may be braced with horizontal 2x6 framing @ 16"o.c. for of the distance of the wall of unbraced studs. This will create a shelf for storage. In the crawl space the adjustable pipe columns supporting the center of the steel beams have not been installed. Dan assured these were being delivered and installed today. The plywood/osb filler at the top plate next to the upper floor stair openings is acceptable as constructed. The final items are the double sided interior plywood shearwalls. At this time the electrical and wall insulation may be installed. When the following items have been installed please contact our office for an additional site visit to do a follow up observation for the remaining framing requirements. A phone call was also received from Miss Andy Shotwell who was interested in the outcome of the subject request because it might have a bearing on the manner in which a vacant lot near her house could be developed. He reviewed the goals of the Neighborhood Revitalization Strategy to create a more sustainable home ownership base, upgrade existing housing and invigorate redevelopment aspects in the City. He stated that the request for variance meets all variance criteria and also meets the standards of the Architectural and Site Desigri Manual. Research on existing properties within a two-block radius of the subject property revealed that 55 out of 92 properties do not meet minimum standards for single family or duplex residences. Therefore, the requested application is not out of character with the rest of the neighborhood. The proj ect would also meet the needs of persons with disabilities. Cody, Littleton Mr. Wlezen was swom in by Chair PAGE. He has been working with WR2020. He stated that the proposed town home project is the most economically annrnnriate develooment for the site. In response to a question from Commissioner LINKER, Mr. Osborn stated that it was economically unfeasible to rehab the existing structure on the site. He also commented that WR2020 does not want to undercut the market which would result in reduced values of adjacent properties. Brian Ojala Entasis Group Mr. Ojala was sworn in by Chair PAGE. He is the architect who designed the town home project. He stated that he designed the units with rear-loading garages for architectural enhancement as well as eliminating safety issues associated with entering the garages from 32"a and Pierce. The design necessitated moving the Board of Adjustment Minutes - 3 June 26, 2008 structure forward which requires a setback variance. When comparing other setback situations in the neighborhood, he did not believe the setback variance would cause the property to be inconsistent with others in the area. He also testified that the proposed development is consistent with NRS goals and with other municipalities in the Denver metro area. In response to a question from Board Member BLAIR, Mr. Osborn stated that he spoke with the neighbor to the south who indicated he had no problems with the proposed development.
