Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

1. CALL THE MEETING TO ORDER: The meeting was called to order by Chair
HOWARD at 7:30 p.m on August 24, 2000 in the Council Chambers of the Municipal
Building, 7500 West 29th Avenue, Wheat Ridge, Colorado.
2. ROLL CALL

The following is the official set of Board of Adjustment minutes for the Public Hearing o£August
24, 2000. A set of these minutes is retamed both in the office of the City Clerk and 'm the
Department of Planning and Developmem of the City of Wheat Ridge.
3. PUBLIC FORUM
There was no one signed up to speak.
4. PUBLIC HEARING
A. ('ase No WA-00-06: - An application filed by George E. Collings for approval of
a 5-foot variance from the required 15-foot combined side yazd setback for an
individual lot for the purpose of constructmg an attached gazage addition for
property zoned Residential-Two (R-2) and located at 8920 West 32nd Avenue.
T'his case was presented by Mary Austin. She reviewed the staff report, presented slides
and overheads of the subject pmperty and entered all pertinent documents mto the record.
She advised the Boazd that there was jurisdiction to hear the case and then reviewed the
criteria used to evatuate a variance request. She noted that four letters had been received
&om neighbors who indicated they had no objection to the variance. Staff gave a
recommendation of approval for reasons outlined 'm the staff report.

Ms. Bright, the applicanYs daughter was sworn in by Chair HOWARD. She appeared
before the Boazd to speak on behalf of Mr. Collings due to the fact he has hearing
difficulties. She e}cplained the reason for the request is to have an additional covered
space for Mr. Collings' vehicles.
In response to a question from Boazd Member HOVLAND, Ms. Bright stated thaY there
would be seventeen feet between the proposed gazage and the adjacent house.
Chair HOWARD asked if there would be a need for additional driveway to be installed if
the variance were to be approved. Ms. Bright eatplained that, due to the configuration of
the present driveway, there would be no need for an addition.
Upon a motion by Board Member MON'TOYA and second by Board Member
ECHELMEYER, t6e following resolurion was stated:
Whereas, the applicant was denied permission by an administrative officer, and
Whereas, Board of Adjustment ApplicaNon Case No. WA-00-06 is an appeal to this
Board from the decision of an administrative officer, and
Whereas, the property has been posted the required fifteen days by law, and in
recognition that there were no pmtests registered against it; and
Whereas, the relief applied for may be granted without substantially impairing the
intent and parpose of the regularions governing the City of Wheat Ridge.
Now, therefore, be it resolved that Board of Adjustment Application Case No.
R'A-00-06(Collings be, and hereby is, approved.
Type of Variance: Five-foot yard setback variance from the required 15-foot
combined side yard setback for an individual lot in an R-2 zone, reducing the overall
setback to 10 feet, for the purpose of constructing a garage.
For the foliowing reasons:
1. The physical shape and topography of the lot create uniqne circumstances.
2. There is no other viabie ahernafive for locating addirional garage space on
the pmperty.

3. Approval of the variance would not alter the essential character of the
IocaGty.
4. Approvai of the variance wouid not be detrimental to the public's welfare or
injurious to other property.
Boazd Member ABB01"T offered the following friendly amendments:

to the east and west.
6. Staff recommended appmval of the variance.
Add the following conditions:
1. The pmposed garage structure will be designed in such a way as to show
esterior architectural compatibility as to design and materials to the effisting
structure.

The motion passed by a vote of 8-0.
Chair HOWARD advised the applicant that the his request for a variance was approved.
5. CLOSE THE PUBLIC HEARING
Chair HOWARD declazed the public hearing closed.
6. OLD BUSINESS
There was no old business to come before the Boazd.
7. NEW BUSINESS
A. Agoroval of Minutes - It was moved by Board Member HOVLAND and
seconded by Board Member MONTOYA to approve the minutes of June 22,
2000. T6e motion carried 5-0 with Board Members MAURO,
ECHELMEYER and YOUNG abstaining.
B. Chanee September meeting date to September 27, 2000 - The date and
locadon of the September Board of Adjustment needs to be changed since another
meeting has been scheduled for the same evening in the city Council Chambers.
