The Public Works Department has enclosed storm sewer details and specifications for your informarion. The
following has been enclosed:
1. Pipe Trench Detail .
2. Excavation and Backfill for Shuctures Specihcarions (our supplement to CDOT Standards and Specifications for
Road and Bridge Conshucrion 1999).
3. Chlverts and Sewers Specifications
4. Please note that the City of Wheat Ridge Public Works Department uses the Colm'ado Department of
Transportation manhole standards. The referenced drawings for the manholes are from the C.D.O.T. standard plans
book. The manhole drawings referenced aze the following: M-604-20 (sheets 1, 2 and 3). Please contact the Public
Works Deparhnent if you do not have access to these standard drawings. These designs may be modified as
required for this project. The Public Works Deparhnent reserves the right to review any modifications to the design
for approval. As we discussed on Tuesday, November 7, 2000, we will allow prefabricated manholes and also
prefabricated "clean-out boxes" within lawn areas. Specifications from the manufachuer should be submitted for
approval.

The developer and his Engineer-of-Record have submitted an amended grading and profile sheet to the Public
Works Department on May 16,2001. ThePublicWarksDepartmenthadconcernsregardingslopesthatmay
exceed the Uniform Building Code (U.B.C.) requirement of33%. The amended plan reflects that there are no
grades exceeding this requirement, therefore not requiring a terracing effect at this time. Please note that these
grades shall be field verified by the Engineer-of-Record during construction. The grades on the individual lot
permits will also be reviewed and verified with the Final Drainage Report and approved Gradin-, Plan.
The Engineer-of-Record acknowled.ges that should terracing be required at any locations exceeding the U.B.C.
slope requirement of33%, the Final Drainage Report shall be amended and submitted for review by the Public
Works Department.

Construction Plans
Dear Mr. Beamis,
I have completed the fourth review of the above referenced
documents for the Applewood Preserve Subdivision received on
February 20, 2001, and have the following comments:
Drainage Study (Discussion)
1. Please include discussion regarding the required agreements
from the Rocky Mountain Ditch Company, Colorado Department of
Transportation (for access into their storm sewer along Kipling
Street) and any easement from private property owners required to
be crossed. This is to be addressed by attaching a letter of
intent from the owners indicating their willingness to sign the
easement/ agreements.
2. Please discuss and include the appropriate calculations
analyzing the developed swale velocities and depth of flows for
initial and major storms. Use dissipaters if velocity exceeds
maximum permissible channel velocity. Also, please include the
surface type of the swale in the discussion.
3. Please include discussion with language that states that the
erosion control such as silt fences and possible straw bales
located along the swales are to be maintained until the entire
subdivision is built out.
4. Please discuss, in the report, details regarding the pipe from
the inlet along the west property (on Lot 6) to the inlet at Iris
Court.

5. Please discuss the emergency overflow for storms greater than
the 100-year, and the direction the flow will most likely take.
6. Please discuss why no inlets are required along the east side
of the street. There are concerns as to the velocity generated
for runoff traveling the entire street length terminating at the
end of the cul-de-sac.
7. Please discuss how the runoff will be conveyed (along the
north-south swales, and also along the east-west property line
swales) when the properties are developed and fences are erected.
8. Please provide P.E. seal and signature on the final approved
report.
Drainage Plan(s)
Please note that the plans for are incomplete because the
proposed outfall system to Kipling Street has not been included
in this submittal. Further reviews will not be done until this
information is provided.
1. Provide concise cross-section details to confirm acceptable
cross slopes to the existing properties. The areas to be
detailed are the locations shown on the plans.
2. The inlet located at the end of the cul-de-sac is to be a
C.D.O.T. Standard Type R at a minimum of five (5) feet wide.
Upon reviewing this submittal, the City prefers this solution due
to the effectiveness of this type of inlet at sump locations.
This type of inlet does not promote clogging as easily as the
Wheat Ridge Standard. Please verify the effective size of the
Type R inlet.
3. Please define limits/ depth of the major storm event at the
end of the cul-de-sac with the new Type R inlet.
4. Obtain signature and date from the Rocky Mountain Ditch
Company, C.D.O.T. and private property owners when applicable.
5. Please include a separate swale detail to be used between
lots.
The swale detail shown is typical for the back of lots. The
swale needed would show the property line at a different
location.
6. The grading plan submitted does not reflect Lot 7 having a
swale directing flows to the grated inlet. The plan reflects
sheet flow occurring into the Rocky Mountain Ditch. Please
clarify on plans.

7. Please clarify the swale along Lot 6& 7 on the west side of
the property. Need some form of flow control to the grated inlet
along this property line.
8. Please show the locations of the design points on the drainage
plan.
9. Please provide (when appropriate) P.E. stamp and signature.
Please provide 2 signed and stamped sets of the drainage report
and plan with the second submittal.
Drainage Report (Appendix)
l. Please show the calculations used to design the grass lined
swales.
2. Please show the separate time of concentration for each design
point.
Street Construction Drawings
No erosion control plans were submitted for review.

Subdivision Improvement Agreement
Upon City Council approval of the Final Plat, a Subdivision
Improvement Agreement will need to be executed by the project
owner/developer.
Application for Minor Dumping/Landfill Permit
Prior to the commencement of any onsite grading, an Application
for Dumping/Landfill Permit, along with fees due will need to be
submitted for review and approval. For your information and
submittal in the second review package, a copy of this permit is
provided.
Traffic Engineering
A copy of the Iris Court construction plans has been forwarded to
the City's Traffic Engineer, Mr. Steve Nguyen, P.E., 303-235-2862
for review. The following are comments by the Traffic Engineer:
1.Please include a street light plan as required. Street light
design and installation will be required for this development.

The developer will be responsible to coordinate with Public
Service Company and with the City serving in a reviewing
capacity.
Right-of-Way Construction Permit(s)/Licensing
Prior to any construction of the public improvements, the
necessary right-of-way construction permit(s) and respective

2. Please discuss and include the appropriate calculations
analyzing the developed street capacities and velocities. The
depth, and velocity of flows for initial and major storms are to
calculated.
3. Please discuss the effect of the release o° the QS and Q,,~
into the Rocky Mountain Ditch.
4. Please discuss how the street flows along W. 32°d Avenue are
to be appropriately accommodated to adjacent east and west
properties.
5. Please discuss the flows that will be flowing down Iris Ccurt
to the end of the cul-de-sac.
6. Please provide P.E. seal and signature on the final approved

1. Provide concise cross-section details to confirm acceptable
cross slopes to the existing properties. The areas to be
detailed are the locations shown on the plans.
2. Please include a"Develoned Site Grading Plan" sneet that
reflects the final grading for the proposed 1ots. The grading
shall be shown as the pad elevations are to be constructed.
Please include a profile oi the developed site grading plan. The
profile shall be cut at the centerline of the west side lots in a
south to north direction.
3. Discuss how street flows from W. 32°d are going to be
appropriately accommodated.
4. Discuss if a cross-pan will be constructed at the intersection
of Iris Court and W. 32°d Avenue. Please use the "Crosspan at
Corner Ramp" detail enclosed if needed.
5. The curb inlets that are located within the City right-of-way
shall be a City of Wheat Ridge standard inlet. The appropriate
details have been enclosed.
6. Show the Q. and Qlo water surface elevations on the "grass-
lined swale" detail. •
7. Please show the elevation of the pipe that outlets to the
ditch on the "Outlet to Ditch Detail."
8. Please define limits/ depth of the major storm event at the
end of the cul-de-sac.

Subdivision Plat
1. Re: Parcels A& B: either show parcels on plat drawing, or
remove Legal Descriptions for these parcels from.sheet 1.
2. Remove item 10 from the General Notes on sheet 1.
3. The total distance along the West subdivision boundary needs
to equal the sum of the lot distances.
4. The Iris Court cul-de-sac'radius is 51 feet.
5. Subdivision closes and total area is good. Individual lots
close and areas are good.
6. ROW Monuments need to be set at all intersection points on
Iris Court. The City wi11 provide the monuments and monument
boxes to be used.

As a general rule, The Rocky Mountain Water Company does not accept storm water
runoff into the ditch. On occasion, if a developer can make significant improvements to
the ditch, such as a storm water turnout or a financial contribution that would allow us
to make future improvements, the ditc$ company has accepted the storm water inflows.
We have considered accepting storm water if the rate of release into the structure was
significantly less than historic dischazge.
In the situation at 9737 W. 32nd Avenue, it isn't feasible to make ditch drainage
improvements because we have no where practicable to discharge water into a natural
stream or storm water sewer. While the proposal will retain up to the five year storm
event and discharge to the ditch flows in excess of the five year event at historic rates,
we don't ieei tnai tnis wauld be a significant improvement to the ditch.
Some items that we think would be an improvement that would justify the ditch
company taking the storm water runoff are:
1. Limit the QS from Basin A and B to zero dischazge into the ditch, and
2. change the pond design to release the Q20 at fifty percent of historic flows,
and
3. the Q100 will be at less than historic inflows.
or:
1. Limit the Q10 from Basin A and Basin B to zero, and
2. flows in excess of the Q10 released at less than historic rates.
We would also require system design such that the detention pond will completely drain
impounded storm water within 24 to 72 hours.
Until the above items are addressed to our satisfaction, The Rocky Mountain Water
Company will withhold its conceptual approval of the drainage plans.
