1. This permit was issued Ln accordance with the provisions set forth in your application and is subject to the laws of the
State of Colorado and to the Zoning Regulations and Building Codes of Wheat Ridge, Colorado or any other applicable
ordinances of the City.
2. This permit shall expire 180 days from the issue date. Requests for an extension must be received prior to expiration
date. An extension may be granted at the discretion of the Building Official.
3. If this permit expires, a new permit may be acquired for a fee of one-half the amount normally required, provided no
changes have been or will be made in the original plans and specifications and any suspension or abandonment has not
exceeded one (1) year. If changes have been or if suspension or abandonment exceeds one (1) year, full fees shall
be paid for a new permit.
4. No work of any manner shall be done that will change the natural flow of water causing a drainage problem.
5. Contractor shall notify the Building Inspector twenty-four (24) hours in advance for all inspections and shall receive

Re: 10129 West 37`h Place, Dream Ice Cream.
The following requirements are made under the 2003 International Fire
Code adopted by the Fire Board of the Wheat Ridge Fire Protection District
and the City Council of Wheat Ridge, Colorado.
Construction:
Addressing of the building shall be considered for individual buildings. The
tenant finishes shall have separate numbers or letters.
1. Plans shall be submitted for the required fire sprinkler systems.
2. The fire lane adjacent to the fire department connection for the
sprinkler system shall be clearly marked as FIRE LANE NO
PARKING.
3. All means of access shall remain clear at all times of construction.
4. Plans submitted do not show the type or scope of what is going into
the tenant spaces. Fire alarm systems may be required.
5. Emergency lighting shall be provided in all tenant finishes for the
paths of egress. ( Illuminated exit signs with battery backup.)
6. All "HOT WORK" operations shall have a required Fire extinguisher
with a minimum rating of 2A-40BC within 10 feet of said operations.
7. All Fire Lanes shall remain clear of all construction vehicles at all
times.
8. A fire extinguisher with a minimum rating of 2A-40BC shall be
installed within 5 feet of the main entry.
9. Dumpsters shall be greater than 20 feet form any structure.
10.All required inspections shall be called into the City of Wheat Ridge
Building Department and the Fire District.
I l.Any changes to approved plans shall be submitted to the Fire District
for approval.
12.I1luminated exit signs and emergency lighting shall be supplied
through out the tenant finish and tested prior to approval.
13.An emergency phone shall be provided at the work site at all times.
14.All exit routes shall remain clear during and after construction.
15.A sign shall be placed on the entry door stating "THIS DOOR TO
REMAIN UNLOCKED WHILE THE BUILDING IS OCCUPIED."
16.A Fire Alarm system should be installed for early detection of smoke
and fire conditions within the building.

Dear Daria Castiglione:
I have reviewed the application and supporting documentation regarding the above
facility and have determined that these plans are IN COMPLIANCE with the
Colorado Retail Food Establishment Rules and Regulations with the following
provisions:
SPECIFIC ITEMS/CHANGES REQUIRED
Plan does not show a handsink in the front service area.
Plan does not show a handsink in the back dish area / back kitchen.
Plan does not show a dump sink near coffee pots.
Plan does not show dipper wells for each ice cream case.
The aforementioned items need to be added to the plan and added during
construction.
WATER
Based upon the submitted plans, the peak hour hot water production required for
this facility is at least 71 gallons per hour. The specifications for the proposed
water heater MEET this requirement. Installation of any additional fixtures may re-
quire a re-calculation of the hot water needs.
GENERAL APPROVAL CRITERIA
Construction and operation of this facility is subject to all requirements set forth in
the Colorado Retail Food Establishment Rules and Regulations. Your attention is
called to the following:
All freezer units shall be capable of holding food product 32° F or below.
All refrigeration units shall be capable of holding food product at 41e F or below.
All hot-holding units shall be capable of holding food product at 135°r or above.
All equipment shall be National Sanitation Foundation (NSF) approved or equiv-
alent. No domestic or residential equipment is permitted.
Toxic items will be stored separate from and below any food product.
Food product will be stored at least 6 inches off of the floor.
If exterior doors are to be left open for ventilation, then a screen door with a self-
closing mechanism shall be installed.

Adequate lighting, with proper shielding, shall be installed to provide at least 50 foot candles (330 lux) of
light on all food preparation and handling areas, at least 20 foot candles (220 lux) of light in sales areas,
utensil and equipment storage areas, and in lavatory and toilet areas and at least 10 foot candles (110 lux)
of light-throughout walk-in refrigeration units, dry food storage areas, and in all other areas.
Exterior trash containers shall be placed upon cleanable surfaces and have tight fitting lids.
Cross connections between potable water and waste water lines are prohibited.
Backf low prevention shall be provided for all submerged / enclosed outlets, hose connections, dish
machine rinse lines, etc., which are not subjected to continuous pressure. Vacuum breakers must be
located a minimum of six (6) inches above the overflow rim, and installed after the last valve on the
equipment, i.e. mop sinks, chemical towers.
All self-serve units, whether mobile or fixed, shall be provided with appropriate sneeze guards and shall
maintain cold foods at 41° F or below and hot foods at 135° F or above.
OTHER REQUIRED APPROVALS
Approval of this proposal by this Department DOES NOT constitute approval by any other agency or de-
partment. Placement of exhaust hoods will be determined by local fire and/or building departments. Place-
ment of grease traps will be governed by the local water/sanitation and/or building departments.
PLAN AND SPECIFICATION CHANGES
Please contact the Department regarding any significant change in the plans or specifications of this facility.
Failure to do so may result in expensive corrections if the change does not comply with the Regulations and
may delay construction.
CONSTRUCTION INSPECTIONS
Upon request, the Department is available for construction inspections of this facility. Please call me to sche-
dule such an inspection.
PRE-OPENING INSPECTION and LICENSING
The Department must conduct a pre-opening inspection of this facility prior to commencing operation. This
inspection will be to verify that the facility has been constructed as shown on these plans and that all equip-
ment is installed and operational. Upon successful completion of the pre-opening inspection and payment
of the appropriate licensing fee the facility may be approved to open.
ROUTINE INSPECTIONS
When in operation, this facility will be inspected by the Department at least twice per year. Inspec-
tions may occur at any time the facility is open for business. Follow-up inspections will be scheduled as
necessary to correct violations.
