Good morning Mr. Jones,
Thank you for your inquiry about city of Wheat Ridge attic ventilation requirements.
The City of Wheat Ridge requires a balanced attic ventilation system which involves both intake and exhaust
vents. Intake ventilation required at the soffit/eaves while exhaust ventilation is required at the upper roof portions. If
the roof is not a balanced attic ventilation, regardless of the total amount of exhaust ventilation at the top the city still
requires intake ventilation at the soffit/eves.
I've attached reference materials for your information from the National Roofing Contractor's Associations study and
Taunton Press Article on proper attic ventilation.
The city of Wheat Ridge adopted the 2012 International Residential Code and the 2012 International Building
Code. Section R806.2 of the International Residential Code limits the required attic ventilation from 1:150 to 1:300 with
a least of 40% to 50% of the attic ventilation located a maximum of 3 feet below the ridge or highest point of the space
while the remainder would be located at the eaves/soffits.
Based on the IRC, IBC and the attached literature, Brian Tardif, Building Official, determined, in an effort to provide a
balanced attic ventilation system, to require both exhaust and intake vents meeting the above requirements and
recommendations. In addition the city also relies on any manufacturers recommendations for shingles, ridge venting
and or other venting being installed on a case by case basis for each project and existing field conditions.
Consequently the subject property will require soffit vents if they're not already installed.

Dear Folks,
This is a follow up to my letter of October 22, 2017 which listed my concerns about the roof vents that
were installed on my newly shingled roof, by the contractor without my knowledge, in an attempt to
satisfy a concern that the City of Wheat Ridge inspector noted in writing when he made his final
inspection of my roof.
The only response I have had to that letter is a phone message from a lady in your office. The message
basically suggested a meeting between the building inspector and the roofing contractor. The phone
message also said if I had any questions to call the building inspection office which I did and I left a
message but did not receive a response.
Before scheduling any meeting I would like to know what the City of Wheat Ridge building codes say
about attic venting. I would like a copy of that section mailed to me or I can come get it if that works
easier for the city. My phone # is (303) 467-1266.
Since my last letter I had the opportunity to talk to the homeowners of the house that also had similar
vents installed. The vents were installed at their request and expense. They also have a ridge vent. Their
vents were installed at the same time the roofing was being replaced versus being installed later as they
were at my house.
Bottom line is I do not want these vents if they are not required by code because of the concerns I listed
previously.

Dear Folks,
On September 13, 2017 the City of Wheat Ridge building inspector inspected the new roofing on my
house at 11875 W. 37th Place, Wheat Ridge, CO 80033, permit #201701588. The inspection notice states
the roof was okay but "need to add soffit or eave vents @ 50% of the required attic ventilation". I came
home as he was getting ready to leave and he explained to me that soffit vents needed to be added and
why. He also said that baffles would be installed so the air could move over the additional insulation
that was installed on this house prior to my owning it. All of this sounded good to me.
Last week I came home and three guys were on my roof pulling up shingles and cutting holes in the
decking/sheathing so they could install roof vents as they said they were told to do by their boss. I
explained that I knew nothing about the roof vents. Their supervisor showed up and he was surprised
that no one from his office had called me.
My house is one of about 50 homes in this subdivision, many of which have already been reroofed due
to the hail storm this past summer. One of the other houses now has vents similar to the ones installed
on my house. NONE of the other homes, which have been reroofed this summer, have had additional
vents installed to my knowledge? WHY?
It does not seem right to me that the contractor installed what is not soffit or eave vents to the best of
my knowledge. Maybe the type of vents they installed are okay with done at the same time as the new
roofing is being installed, but using them after the fact does not seem correct. Is this acceptable to the
City of Wheat Ridge?
Last month I had a radon mitigation system installed and I asked the installer to NOT run it through the
roof because it would just be another place where the roof could leak. Now I have a number of new roof
vents that could also be a place where the roof could leak and maybe shingles could blow off during a
strong wind because some of them are not nailed as they were previously and now have adhesive
holding them in place where they could not be nailed.
Reroofing to the latest code is correct but I cannot understand why the City of Wheat Ridge has only
required two homes so far to have additional vents installed to the best of my knowledge.

Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) requires an approved inspection
prior to installation of ANY roof coverings and is require on the entire roof when spaced
or board sheathing with ANY gap exceeding A/2 -inch exists. Asphalt shingles are required to
be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is
required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturera€ms installation
instructions, whichever is more stringent. In order to pass a final inspection of
elastomeric or similar type roof coverings, a letter of inspection and approval from the
manufacturer's technical representative stating that "the application of the roof at
(project address) has been applied in accordance with the installation instruction for
(roof material brand name) roof covering" is required to be on site at the time of final
inspection.

(1) This permit was issued in accordance with the provisions set forth in yopur application and is subject to the laws of the State of Colorado and to the Zoning
Regulations and Building Code of wheat Ridge, Colorado or any other applicable ordinances of the City.
(2) This permit shall expire if (A) the work authorized is not commenced within sixty (60) days from issue date or (B) the building authorized is suspended or
abandoned for a period of 120 days.
(3) If this permit expires, a new permit may be acquired for a fee of one-half the amount normally required, provided no changes have been or will be made in the
original plans and specifications and any suspension or abandonment has not exceeded one (1) year. If changes are made or if suspension or abandonment
exceeds one (1) year, full fees shall be paid for a new permit.
(4) No work of any manner shall be done that will change the natural flow of water causing a drainage problem.
(5) Contractor shall notify the Building Inspector twenty-four (24) hours in advance for all inspections and shall receive written approval on inspection card before
proceediing with successive phases of the job.
(6) The issuancg~f permit or the approval of drawings and specifications shall not be construed to be a permit for, nor an approval of, any violation of the provisions
of the 4gjWj~ ismmv*er ordinance, law, rule or regulation.
