Re: Modified Window Opening LaBlue Residence 12060 West 32" Drive Wheat Ridge, Colorado Dear Mr. Dischner: As requested, a site visit was performed November 26, 2012 at the above address to observe the existing foundation walls with respect to modification of a two basement windows. The residence is a ranch style frame structure with brick exterior over a full basement built in 1964. For the purpose of this report, the residence faces north. It is our understanding that two existing window openings near the middle of the west wall of the basement are to be modified to accommodate emergency egress from the basement in accordance with Wheat Ridge Building Department requirements and the 2006 IRC building code. The bottom of the existing openings are to be extended to accommodate a sill height on the order of 38 inches. The width of the openings will not be altered and the existing concrete wall above the windows will remain. 'Me required loads in Wheat Ridge include a roof snow load of 30 psf, wind load of 100-mph exposure "C". and seismic design category B. The foundation with the modified openings as described is considered adequate to support the required loads. It is recommended that the wall area adjacent e new windows is backfilled in thin lifts and compacted to minimize backfill settlement. The ground surface should be paved or sloped to direct surface drainage away from the window and foundation. We trust this letter provided you with the information you required.
