Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) requires an approved inspection
prior to installation of ANY roof coverings and is require on the entire roof when spaced
or board sheathing with ANY gap exceeding k/2 -inch exists. Asphalt shingles are required to
be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is
required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturera€fP9s installation
instructions, whichever is more stringent. In order to pass a final inspection of
elastomeric or similar type roof coverings, a letter of inspection and approval from the
manufacturer's technical representative stating that "the application of the roof at
(project address) has been applied in accordance with the installation instruction for
(roof material brand name) roof covering" is required to be on site at the time of final
inspection.

This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come N
to City Hall to submit an application in person. Permits are processed and issued in �-
the order they are received. YOU WILL BE CONTACTED WHEN YOUR PERMIT
IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE AND TIME
WINDOW TO COMPLETE THE TRANSACTION. You will be notified if your
contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit. Permits are currently being
processed within 3-5 business days, subject to change based on volume.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

• Existing Colorado statute related to property insurance fraud (CRS 18.13.119.5) states that paying, waiving or rebating a property owner's insurance
deductible is a Class 2 Misdemeanor.

Dear Mr. Dischner:
As requested, a site visit was performed June 27, 2013 at the above address to observe the existing foundation walls with
respect to modification of two basement windows. The residence is a ranch style frame structure with brick exterior over
a full basement built in 1961. �For the purpose of this report, the residence faces north.
It is our understanding that two existing window openings on the west side of the basement are to be modified to
accommodate emergency egress from the basement in accordance with Wheat Ridge Building Department requirements
and the 2006 IRC building code. The bottoms of the existing openings are to be extended to accommodate a sill height on
the order of 38 inches. The width of the openings will not be altered and the existing concrete wall above the windows
will remain.
The required loads in Wheat Ridge include a roof snow load of 30 psf, wind load of 100-mph exposure "C". and seismic
design category B. The foundation with the modified openings as described is considered adequate to support the
required loads.
It is recommended that the wall area adjacent the new windows is backfilled in thin lifts and compacted to minimize
backfill settlement. The ground surface should be paved or sloped to direct surface drainage away from the window and
foundation.

At the request of the owner Mr. Davis, I visited the site to investigate installation problems with
related to the vinyl soffit and siding installation and replacement vinyl windows. During the
inspection I noticed the siding was not cut at the proper angle causing the top or bottom of some
panels to not fit securely into the perimeter channel. There was also evidence of improper nailing
and cutting of materials due to pieces separating from the house and warping of some panels.
The vinyl siding did not appear to be installed per manuFacturers recommendations or the 1997
Uniform Building Code, Section 1404 or 1997 Uniform Building Code Standard 14-2.
The vinyl soffits show sags due to sofFit lengths and improper nailing, and additional nails need to
be installed.
The replacement windows installed appear to have been manufactured to the wrong dimensions due
to fitting very tight in existing rough openings. They appear not to have been sized one-half inch less
in each dimension as is typically done when manufacturing custom windows. The front plate glass
window and side windows were not tempered glass as required by 1997 Uniform Building Code,
Section 2406. The windows did not appear to be secured per the manufactures recommendations
with only one screw at the top and bottom of each vertical portion of the frame, along with no shims
between rough framing and the window fame.
