Installation of roof sheathing (new or overlay) is required on the entire roof when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and mid -roofs may be called in at the same time, one hundred percent of the sheathing must be complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave and secured in place is required to be provided for all roof inspections. Roof ventilation is required to comply with applicable codes and/or manufacturer installation instructions, whichever is more stringent. In order to pass a final inspection of elastomeric or similar type roof coverings, a letter of inspection and approval from the manufacturer technical representative stating that "the application of the roof at (project address) has been applied in accordance with the installation instruction for (roof material brand name) roof covering" is required to be on site at the time of final inspection. Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd party inspection report will be collected at final roof inspection performed by City of Wheat Ridge. If report is not available the final inspection will not be completed. PURPOSE This report presents resuits of a•soil and foundation study for the proposed residential structure to be located on Lots 9,and 10 of Applewood Place, Filing No. 2 in Jefferson County, Colorado. The study was made to assist in determining design criteria for foun- dation systems, slebs-on-grade and drainage• Factual data gathered during the field and. laboratory work is summarized on Figures 1 through 5 attached. Our opinions and recommendations presented in this report are based on the data generated during this field exploration, laboratory testing; and our experience with similar type projects. SUMMARY AND CONCLUSIONS 1. The subsoiLs, in general, consist of 3.0 to 6.0 feet of man-made fill over 4.0 to 19.5 or medium dense sand. This is underlain by zero to 3.0 feet of feet of loose and/ weathered claystone bedrock. Firm claystone and hard sandstone-claystone bed- rock was encountered at depths of 10.0 to 25.5 feet. Ground water was meesured at 12.0 feet below the exist'sng ground surface. 2. The structure should be founded on conventional spread footings or pad type footings bearing on the natural, undisturbed soils or on controlled, structuralfill below frost depth and below any existing man-made fiA. 3. The man-made fill may cause some settlement of the slab-on-grade. Special recommendations regarding slab-on-grade construction should be taken. 4. We rpcommend a perimeter subsurface drainage system be provided around the basement and lap pool arees. S. Additional recommendations contained in this report should be follow'ed. E ~ It is our understanding that the proposed strueture will be a one or two-story residence with a walkout basement erea. A lap pool is planned in the upper leveL. Construction materiaLs, es plenned, will. consist of wood frame with masonry veneer walls• We do not anticipate [oundation loading to be unusual for this type and height of construction. The locations of our test borings are shown on Figure 1 and our assumed basement floorlevel is shown on Figure 2. If the aetual basement floor leveI varies by more than two feet from that shown, we should be notified and the recommendations of this report reviewed. SITE CONDITIONS The site is presently a_ vacant lot which slopes moderately to steeply to the south. Vegetation consists of'scattered grasses and weeds• A drainage ditch is located about 200 feet south of the site. . No bodies of water or bedrock outcrops were observed on the site. FIELD EXPLORATIONS Subsurface conditions were explored by drilling two test borings at the locations indicated on Figure 1. The borings were advanced using a 4-inch diameter, continuous flight auger powered by a CME-55 drilling rig. At frequent interva]s, samples of the subsoils were taken using a California sampler which is driven into the soil by dropping a 140-pound hammer through a: free fall of 30 inches. The California sampler is a 2•5-inch outside diameter by 2-inch inside diameter device. The number of blows required to drive the sampler into the soils is known as a penetration test. The number of blows required for the sampier to penetrate 12 inches gives an indication of the consistency or relative density of the soils encountered. Results of the penetration tests and locations of sampling are presented on the Logs of Exploratory Borings, Figure 2. The Legend and Notes nre presented on Figure 3. - 2 - Ftest CONDITIONS borings indicate the subsoils, in general, consist ,of approximately 3.0 to 6.0 feet y ~a~ m8n-made sandy clay fill over 4.0 to 19.5 feet of loose and/or medium dense silty or ~f tc clayey sand. This is.underiain by zero to 3.0 feet of weathered claystone bedrock. Firm claystone and hard sandstone-claystone bedrock was eneountered at depths of 10.0 to t 25.5 feet. Ground water was measured at a depth of 12.0 feet in Test Boring No. 2 at the ~time of drilling but was not measured seven days after drilling. Test Boring No. 2 caved at a depth of 12.5 feet after seven days. A more complete description of the.subsoil and . ' ground water is shown on Figures 2 and 3. LABORATORY TESTING Samples were returned to the laboratory where they were visually clessified and appro- priate testing assigned to specific samples to evaluate their engineering properties. The laboratory tests included two settlement-swell tests to evaluate the effect of wetting and loading on the soils. The results of the settlement-swell tests are presented on Figure 4. FOUNDATION RECOMMENDATIONS A suitabie foundation system for the proposed residential structure would be conven- tional spread footings or pad-type footings bearing on native soil and/or om controlled structural fill below frost depth after the existing man-made fill has been removed. The footings should be designed for a soil bearing pressure not to exceed 2,500 pounds per square foot. The following design criteria should also be observed: a) Using the soil pressure recommended above, we estimate the settlement for ~ the structure should be on the order of one inch with differentialsettlement of approximately one-half inch. Footings should be proportioned as much as praeticable to minimize differential movement. - 3 - b) Continuous concrete foundation walls should be designed to sparc a localized settlement or heave of twelve feet. c) The base for structural fill should include all ereas within a 1:1 horizontal to , vertical slope from the edge of the footings. d) Prior to placement of fill or concrete, the excavation should be observed by a Soil Engineer to determine that all existirg man-made fill materials and - topsoil have been removed. All disturbed soiLs beneath footings should be removed and replaced with properly compaeted structural fill or, if possible, . redensified in-place prior to placement of concrete. i e) Structural fill under footings should be placed in eight-inch loose lifts at optimum moisture content and compacted to 95 percent of standard Proctor density according to ASTM D 698. f) Proposed off-site material to be used for structural filT should be eva~luated ; by a Soil Engineer prior to hauling to the site. Structural.fill should be elosely observed by a Soil Engineer. A guide specification regarding the quality of material and placement and compaction procedures is attached. ; SWIMMING POOL The undisturbed, native soils should provide adequate support for the proposed lap pooL During our exploration and subsequent measurements of ground water elevation, no ground water was measured at a depth of 19.0 feet below the existing ground surface in the area of the proposed pooL If pool construction is conducted during the summer months, and if the pool is founded at a depth less than 6.0 feet, dewatering should not be necessary. t If the pool is reinforced gunite, shotcrete or fibergiass, it should tolerate some differential settlement; however, by compacting the bottom of the excavation and properly backfilling around the pool and beneath the deeking, potentiel settlement can be reduced. - 4 - FLOOR SLABS AND EXTERIOR CONCRETE The existing man-made fill covering the site has been placed some time in the past. Some settlement of the fill has been completed; however, additional movement may occur after the new construction has been completed. To minimize settlement of the slabs-on-grade, a structural floor supported by the walls with an air space beneath is recommended. Another alternative would be to remove all existing fill. Acceptable existing fill material or a suitable off-site material shouid be placed in eight-inch loose lifts at optimum moisture content and compacted to 90 percent of standard Proctor density (ASTM D 698). A suggested guide specification for placement and compaction of fill is attaehed. If the Owner wishes to accept the risk of possible slab movement, slabs placed on the existing fill should be separated £rom bearing members and utilities and be free to move. In addition, construction joints should be provided as recommended by the American Concrete Institute: STRUCTURAL FILL SOILS Where fill soils are necessary, the suitable on-site inorganic soils may be used for struc- tural fill beneath slebs and footings. The fill materiai beneath slabs and footings should be placed in eight-inch loose lifts at optimum moisture content and should be compaeted to at least 90 and 95 percent, respectively, of.standard Proctor density according ta ASTM D 698. All topsoil,. existing man-made fill, and soil containing organic material should be removed beneath structural areas prior to placement of fill or concrete. SURFACE DRAINAGE The following drainage recommendations should be followed during construction and maintained at all times after the residence has been completed: a) Backfill around the exterior and interior foundation walls should be j ' I ' I ' i, i : ~ . ~ k f c~ ~II << - 5 - moistened and compacted to reduce future settlement. b) The.ground surface around the perim eter foundation walls should be sloped to drain away from the residence in all directions using the native soiLs. We recommend a minimum siope of 6 inches in the first 10 feet. c) Watering adjacent to the residence should be minimized as much as practical. d) IF lawn edging is used around the exterior of the residence, it should be perforated to prevent ponding of surface water in the vicinity of the backfill soils. e) Roof downspouts and other water collection systems should discharge well beyond the limits of the backfill. Splash blocks should be appro- priately placed and maintained. f) If a sprinkler system is installed, the sprinkler heads should be placed so that the spray from the heads, under full pressure, does not fall within 5 feet of foundation walls. g) The exterior backfill should not be covered with a polyethylene mois- ture barrier. If the use of some type of fabric or material is desired, we recommend the use of a weed suppressant geotextile fabric, such as :4firafi 1405 or equivalent, to allow for natural evaporation of the backfill soils. h) Other usual recommendations which may be indicated during design and construction. SUBSURFACE DRAINAGE . Ground water was encountered 13.0 feet below our assumed basement level in Test Bohing No. 2 during this study; however, the basement foundation sysCem and lap pool [ i F~ r. i. t... - 6 - may be excavated into relatively impervious materisls depending upon finai grading plans. This creates an unnatural ground depression which may produce a"perched" water problem around the perimeter of these areas. We recommend the basement and lep pool areas be provided with an interior perimeter subsurface drainage system which should be uniformly sloped to drain to a dry sump located in the basement area or to gravity discharge. A pump may be installed if water becomes a problem. The perimeter subswface drainage system should consist of perforated or open joint tile, or equivalent flexible plastic pipe placed around the base- ment and lap pool areas et least 8 inches below the basement floor slab or bottom of the lap pool in an envelope of free-draining graveL Refer to the drain detail (Figure 5) attached for additional construction information. CONSTRUCTION EXCAVATIONS In our opinion, the foundation and utility excavations may be constructed using conven- tional earth-moving equipment for the Denver area. No special problems are antici- pated. Excavations should be properly sloped and/or braced. Local and state safety codes should be observed. LIMITATIONS The professional judgments expressed in this report meet the standard care of our profes- sion. The test borings drilled for this study were spaced to obtain a reasonably accurate picture of subsurface conditions for design purposes. Veriations in subsoil conditions not ind'icated by the borings are possible. If unexpected subsoil conditions are observed. during construction or, if the size, type, or location of the residential structure should change, we should be called to review our recommendations. IMPORTED MATERIALS Granular material, well graded, having 100% finer than 3 inches in diameter and not more then 40% passing a No. 200 sieve, shouid be satisfaetory for fill provided the plasticity index is less than 15. Soils not meeting the, above specifications but proposed for fill shouid be evaluated by a Soil Engineer. PREPARATION OF NATURAL GROUND Vegetation, organic topsoil, existing.man-made fill, and any other deleterious materiels shall be removed from the fill area. The area to be filled shall then be scarified, moistelied if necessary, and compacted in the manner specified below for the subsequent layers of fill. PLACEMENT OF FILL MATERIAL No brush, sod, frozen, perishable, or other unsuitable material shall be placed in the fill. The materiels shall be delivered to the fill in a manner which will permit a well and uniformly compacted fill. Before compacting, the fill materisl shall be spread in approx- imately horizontal layers not greater than 8 inches thick. MOISTURE CONTROL While being compacted, the material shall contain uniformly distributed optimum. mois- ture for compaction. The Contractor shall be required to add moisture to the materials in the excavation if, in the opinion of the Soil Engineer, it is not possible to obtain adequate and uniform moisture by adding water to the fill surface. COMPACTION When the moisture content and conditions of each layer spread are satisfactary, it shall then be compacted by an approved method. Compaction shall be at least 90% of maxi- mum density for fill around the structure and beneath floor slabs, and 95% for fill beneath footings. Moisture-density tests should be performed on typical fill materisls to determine the maximum density. Field density tests must then be made to determine the adequacy of the fill compaction. The compaction standard to be utilized in determining the maximvtn density is ASTM D 698. If the structurak fill contains less than 10 percent Wsing the No. 200 sieve, it may be necessary to control compaction based on relative density (ASTM D 2049).
