Presidential TL roof shingles at the above residence for the purpose of determining adherence to the building code. Design criteria includes: building code is 2012 International Residential Code (IRC) as amended by the local building jurisdiction; snow load of 30 psf; nominal wind speed is 105 mph, exposure C; seismic zone B. The roof had straight lines with underlayment present, flashing correctly installed at the necessary locations and no exposed nails. It is my opinion that the roof installation is in accordance with the current 2012 building code and meets all the manufacturer's installation requirements. This inspection was performed in lieu of the required mid -roof and final roof inspections by the Wheat Ridge Building Department. The purpose of our investigation was to evaluate the subsurface conditions at the site in order to provide foundation recommendations for the proposed residence. The report includes a description of fihe subsurface conditions encountered in explorotory borings, recommended foundation systems, ailowable 1 design soil pressures, and recommended design and construction criteria for details influenced by the subsoils. The report was prepared based on data developed during our field and laboratory investigations as well as our experience. A summary of our findings and conclusions is presented below. SUMMARY OF CONCLUSIONS I. Subsoils found in our borings consisted of 2 to 4 feet of silty clay and interbedded claystone and sandstone bedrock in thicknesses of II to 12 feet underlain by sedimentary sandstone bedrock to 20 to 25 feet. No groundwater was found in our borings at ihe time of drilling. ' 2. We recommend straight-shaft drilled pier foundations for the proposed residence. The pier foundations should be designed to resist potential sweiling pressure of the bedrock. 3. Slabs-on-grade construction supported by the expansive soils involves a risk of slab movement and associated cracking. Slab-on-grade floors should not be used in finished living areas. 4. Overali surface drainage should be designed to provide for rapid removal of surface runoff away from the proposed residence. ~ -2- SITE CONDITIONS Lot 6, Applewood Place is located north of 35th Avenue, east of Ward Road in Wheat Ridge, Colorado (Fig. I). The lot located on a south facing slope. The ground surface within the lot stepped down from the north to the souTh. The back and front of the lot were sloped at an approximate 3:1 or 4:1 (horizontal to vertical) with the middle portion of the lot being generally flat. At the time of our field investigation, the ground surface was covered with native weeds and overlot grading had been done. Vacant lots were located to the west and east of - ) this site. PROPOSED CONSTRUCTION The proposed residence wiil be a two-story, wood-frame sTructure wiTh a basement. We assumed most of the building wiil be constructed in the central portion of the lot. Mr. Sugai indicated the excavation might be cut into the existing slope at the back of the tot. We assumed the lower level on the south side of the house may be a"garden-level" or full, walk-out basement with one or two levels of living space above. Foundation loads were anticipated to be relatively i light; we estimated loads will vary from 1,000 to 3,000 pounds per lineal foot of foundation walls. SUBSURFACE CONDITIONS The subsurface conditions at the site were investigated by drilling two exploratory borings at the approximote locations shown on Fig. I. Graphic logs of the soils found in our borings, field penetration resistance test results, and laboratory test results are presented on Fig.2. -3- Subsoils found in our borings consisted of 2 to.4 feet of silty clay underlain by interbedded claystone and sandstone bedrock and then by sandstone bedrock to 20 to 25 feet. Field penetration resistance tests indicated the bedrock was generally hard to very hard. Two bedrock samples tested had unconfined compressive strengths of about 19,200 and 20,700 psf. One-dimensional sweil- consolidation testing (Fig. 3) of two bedrock samples indicated low to moderate swell. No free groundwater was encountered in our borings at the time of drilling. We checked the borings two days after drilling and found groundwater in boring TH-I at a depth of 21 feet below the ground surface. RESIDENCE FOUNDATION Our investigation indicated interbedded claystone and sandstone bedrock was present near the ground surface. Bedrock samples tested exhibited low to moderate swell. Our experience indicates presence of moderately sweiling claystone in this subdivision. We believe foundations should be located below the zone of probable moisture variation and concentrate the weight of the structure to resist potential sweil of the subsoils and bedrock. In our opinion, a straight shaft, driiled pier foundation most nearly meets these requirements. The residence should be designed with a drilled pier foundation system designed and constructed in accordance with the following criTeria: I. Piers should be designed for a maximum allowable end pressure of 25,000 psf and an allowable skin friction value of 2,500 psf for the portion of pier in bedrock. Skin friction should be neglected for the portion of pier within 3 feet of the bottom of the foundation walls and grade beams. 2. Piers should be designed for a minimum deadioad pressure of 15,000 psf based on the pier cross-section"area only. 1 -4- 3. Piers should penetrate at least o feet into the relatively unweathered bedrock and have a totallength of atleast 16 feet._ 4. Piers should be reinforced their full length with at least two No. 5, Grade 60 reinforcing bars (or their equivalent) to resist tension in the event of swelling. Reinforcement should extend into grade beams and foundation walls. 5. There should be a 4-inch continuous void beneath all grade beams and foundation walls, between the piers, to concentrote the deadload of the structure into the piers. 6. Foundation walls and grade beams should be well reinforced. The reinforcement should be designed by a qualified structural engineer. 1 Lateral earth pressures should be considered on basement, garden level and crawl space walls. 7. Piers should be carefully cleaned prior to placing concrete. Groundwater was encountered in one of our borings after drilling. We believe the groundwater problem associated with pier drilling can be reduced by using a"drill-and-pour" construction procedure. Concrete should be ready on-site and poured into the pier holesimmediately after holes are drilled, cleaned and inspected. 8. Installation of drilled piers should be observed by a representative of our firm to identify the proper bearing strata and to confirm the subsurface conditions are as anticipated by the borings. 9. Formation of mushrooms and enlargements at the top of piers should be avoided during pier drilling and subsequent construction operations. FLOORSLABS The near-surface soils and bedrock which will support slabs-on-grade include expansive clays and exponsive claystone bedrock. Expansive soiis and bedrock are stable at their natural moisture contents, but upon wetting will heave lightly ' loaded floor slabs. Some increase in moisture must be assumed because of the j impact of residential development and associated landscaping. To our knowledge, ' the only reliable solution to conirol floor movement is a structuraily supported floor with at least 12-inch air space (crawl space) between the floor and the ~ -5- subgrade. The structurai floor should be supported by foundations. A walk-out basement will likely be constructed. These basements are often finished. We believe a slab-on-grade basement floor will heave. Movements on the order of 2 inches are estimated. If movement and associated damage cannot be tolerated, a siructuralfloor should be used. Structurally supported floors are normally not economical in garage and unfinished basement areas. Driveways, sidewalks and exterior patio slabs are normally constructed as slabs-on-grade. We recommend the following precautions 'il to mitigate damage. These precautions will not prevent movement of floor slabs in the event the underlying expansive soils become wetted, however, they tend to reduce damage if movement occurs. 1. Omit the usual gravel layer under slabs. We believe a gravel layer increases the probability of a single source wetting the entire slab area. 2. Slab-on-grade construction shouid be limited to unfinished areas such as garage and unfinished basements used for storage. 3. Slabs should be separated from exterior walls and interior bearing members with a slip joint which allows for free verticai movement of slabs. ) 4. Slab-bearing partitions should be minimized. Where such partitions are necessary, a slip joint allowing at least 2 inches of free vertical movement should be used. Doorways and stairweils should also be designed for this movement. Sheetrock should not extend to the floor. 5. Underslab plumbing should be eliminated where feasible. Where such plumbing is unavoidable, it should be thoroughly pressure tested during construction for leaks and should be provided with fiexible couplings. Gas and water lines leading to slab supported appliances should be constructed with flexibility. 6. Plumbing and utilities which pass through slabs should be isolated from the slabs. Heating and air conditioning systems supported by the slabs should be provided with flexible connections capable of at least 4 inches of vertical movement so that slab movement is not transmitted to the duct work. -s- 7. Frequent control joints should be provided in all siabs to reduce problems associated with shrinkage. The Amercian Concrete Institute (ACI) recommends controi joints at 15 to 20 foot maximum spacing in both directions. BELOW-GRADE CONSTRUCTION Water from precipitation_ and irrigation of lawns and landscaping frequently flows through comparatively permeable backfill adjacent to a residence and collects on the surface of relatively impermeable soils occurring at the battom of foundation excavations. This can cause wet or moist basement conditions after construction. To reduce the risk of accumulation of surface moisture adjacent to foundation walls, we recommend provision of a foundation drain. The foundation drain will not eliminate risks of slab heave. The drain should consist of a 4-inch diameter open joint or slotted pipe encased in free draining gravel. The drain should lead to a sump where water can be removed by pumping or to a positive gravity outlet. Recommended detaiis for typical foundation drain are presented on Figs. 4 and 5. Where structural floors are constructed, the crawl space shouid be well ventilated to allow evaporation of moisture. Basement crawl space areas should have foundation drains. We believe use of a drain adjacent to or in all crawl space areas is advisable. Basement walis will be subject to Iateral earth pressures. Basement and crawl space walls restrained from movement should be designed for "at rest" earth pressure conditions. Recent literature suggests lateral pressures equivalent to those induced by an equivalent fluid with densities of 40 to 65 pcf can develop. To limit cracking of walls, we suggest using an equivalent fluid density of 50 pcf. Lateral earth pressure values do not include allowances for sloping backfill, • hydrostatic pressure or surcharge loads. Grading behind the residence should be ~ _7_ planned to create slope away from the residence. The provision of a foundation drain should reduce hydrostatic pressure which may develop. The siructur.al engineer should consider vertical reinforcement and the effects of large openings on ihe behavior of the basement walls. The use of counterforts as stiffeners should be considered on long, straight basement walls. SURFACE DRAINAGE The risk of wetting foundation soils can be reduced by carefully planned and maintained surface drainage. We recommend the following precautions be observed during construction and maintained at all times after the residence is completed. 1. Excessive wetting or drying of the open foundation excavations should be avoided as much as possible during construction. 2. The ground surface surrounding the exterior of the residence should be sloped to drain away from the building in all directions. We recommend a slope of at least 12 inches in the first 10 feet. This includes the slope behind the residence. 3. Backfill around foundation wall should be moistened and compacted. 4. Roof downspouts and drains should discharge weil beyond the limit of J~ backfiil. Splash blocks or extensions should be provided at all downspout locations. 5. Landscaping which requires considerable watering and lawn sprinkler heads shauld be located at least 10 feet from the foundation walis of the residence. 6. Plastic membranes should not be used to cover the ground surface immediately surrounding the building. These membranes tend to trap moisture and prevent normal evaporation. GeotexTile fabrics can be used to inhibit weed growth and allow evaporation in areas adjacent to the residence. 7. We recommend developing a drainage at the toe of the slope on the north side to route surface flows around the house. 1 CONCRETE We measured the soluble suifate concentration for a selected sample of the subsoils at 0.004 percent. These results indicate a low risk of damage to ordinary concrete members which come into contact with the subsoils. Our experience suggests the clayey soils and bedrack may contain higher suifate concentrations. We believe Type II cement can be used for all concrete which comes in contact with soils. COMMENT During our conversations, Mr. Sugai mentioned the house may be set back into the slope at the back of the lot. We believe this should be avoided to limit risk of slope movement and erosion. We judged the slope to .be 3:1 or 4:1 (horizontat to vertical) based upon visual observation. We recommend a survey be completed if oversteepening (more than 3:1) is considered. Retaining wall systems may be necessary if oversteepening is pianned. Surface drainage from the slope shouid be directed around the residence. The ground surface should siope away ~ from the foundation walls within 10 feet of the house. We recommend the provision of a'French' drain in the swail created adjacent to the upslope side of the residence to help redirect surface water away from the residence.
