Dear Jim:
In accordance with your request of June 16th, 1992, we have'in-
vestigated the soil conditions at the site of the proposed residential
structure. We are pleased to inform you that the site is suitable for
the proposed home.
The structure can be supported by Continous Perimeter Footings
with isolated interior spread footings without detrimental settle-
ment.
If we may be of any further assistance, please do not hesitate

General:
The following report presents the results of a sub-surface
Soils Investigation at Lot 5, Block 1, located in Applewood Sub-
Division, at W. 35th Ave in the Culdesac, in Wheatridge, Colorado,
County of Jefferson, State of Colorado. The purpose of this inves-
tigation was to obtain the technical information and soils property
data necessary for the design and construction of foundations for the
proposed residential structure. The conclusions and recommendations
presented in this report are based upon analysis of Pield and labora-
tory data and experience with similar soils in the genral vicinity.
Field Investiaation:
Two (2) exploratory borings were drilled on June 20th, 1942, the
borings were made with a 4-inch power auger under the supervision of
one of our Soils Engineers. The depth penetrated by these borings
was to a depth of 18 feet.
As the boring operation advanced, an index of soil relative den-
sity and consistency was obtained by use of the Standard Penetration
Test, ASTM D-1586. The penetration test result listed on the logs
are the number of blows required to drive a 140-pound hammer dropped ,
thirty inches. The site rised from street elevation on the south to
about 15 feet above street level tozaard the baclc, and is covered with
heavy weed and grass cover. The test borings indicate that the site
is overlain by a layer of Light brown to Tan fine silty, Clayey Sand,
moist and firm to med-dense to a depth of about '6 feet. Beneath this
layer there is a darker Clayey Sand, moist and of ined-density to a
depth of 12 feet. fram the 12 foot depth to the 18 foot depth there
is a layer of brn to tan moist clayey sand, which increased with den- ~
sity as the depth increas2s. No Ground water was encountered at this
depth on this date. A buff-colored fine sandstone is encountered at
about 18 feet.

Laboratory Testina:
The laboratory testing program was undertaken to measure crit-
ical shear and consolidation-swell characteristics of the soi1. Add-
itional testing included tests necessary to verify classification
and moisture content of soils from the borings. The swell consolida-
tion tests chich were performed on representative.samples, indicate
that the upper natural soils possess a swell potential varying from
1.5 to 2.5 percent under surcharge pressures of 200 psf.
The swell-consolidation tests and Atterberg limits indicate that
the silty and sandy Clays (CL,CL-ML) have low to moderate swelling
potentials. The upper natural soils possess a swell potential var-
ying from 1.5 to 2.5 percent.-::-g&e swelling pressures determined
from laboratory tests varied from 400 psf to 500psf. The swelling
pressure that must be exerted on the sample in order that no vol-
ume change occurs.
Potential "swell risk" has been defined as follows:

Based on the table shown above, the "swell Damage Risk" assoc-
iated with the soils at the site can be classified as "low to Med".
Buildings founded on shallow or inadequately reinforced found-
ations, experience structural deformations when these materials are
subjected to an increase in their natural moisture content.

Foundation Recommendations
For this particular foundation interior and exterior peripheral
drains should be used, leading to a sump pit. The selection of the
foundation type for a given situation and structure is governed by
two basic considerations, number one the foundation must bedesign-
ed so as to be safe against shear failure in the underlying soils; and
second, differential settlement or other vertical movement of the fo-
undation which must be controlled at a reasonable level, some settle-
ment will occur, since all substances including soil and rock are com-
pressible, every foundation settles. Depending on the existing con-
ditions, how long it takes for final settlement to take place de-
pends on the soil properties primarily the coefficient of permeability
and degree of saturation. There must be an adequate factor of saf-
ety against failure of the underlying soil, which ruptures when the
shearing stresses produced by the footing loads exceed the shear-
ing strength of the soil. The factor of safety commonly required for
stresses caused by dead and live loads is (3). The settlement of any
footing from the compression of the underlying soil must not be more
than use conditions permit. If the foundation soil were absolutely
rigid and with easily determinable properties, then sizing the found-
ation members would •be quite easy, unfortunately soil is deformable.
and the design properties are usually not easily obtained; therefore,
there is always an element of uncertainty in foundation design. Lo-
cation of the water table is also important in the design of spread

footings in order to make allowances for loss of bearing capacity
and possible buoyant effects on the foundation and the building.
Two basic controls are available to use in selecting-the found-
ation type and allowable loads. These are the Standard Penetration
Test and Consolidation swell testing. It should be borne in mind
that the allowable bearing pressure for design is indeed somewhat
of an estimate and plus or minus 300 psf(or even more) wi11 not be
a major design factor. The ultimate bearing capacity of the found-
ation soil depends upon the size and shape of the foundation element
the depth below the surface, and the physical characteristics of the
supporting soil. The magnitude and distribution of the settlement of
a loaded area depends on the physical properties of the soil located
beneath the area, on the size of the area, on the depth of foundation
and on the position of the water table. The slightly sandy clays
are expansive, and the clay soils exhibit a presumptive bearing value
in the range of 2,500 to 3,000 lbs/sq.ft.
For the proposed structure continous perimeter footings with
isolated interior spread footings are recommended for the building.
In the design of spread foundations it is usually assumed that, if
the supporting soil is fairly uniform, as it appears to be on this
site, settlement will be uniform, when the unit pressures exerted
are the same for all parts of the foundation. The base of the foot-
ings must be a minimum of 24 inches below finished exterior grade,
and a minimum of 18 inches below finished exterior grade. All is-

olated interior fodtings must be carried to the same depth as in-
terior footings. The footings should be designed for a maximum
bearing value of 2500 lbs/sq.ft. and a minimum dead load of 800
lbs/sq.ft.
Slab on Grade Construction
The natural soils encountered by our test bor.ings have suffi-
cient strength to support proposed floor slabs. However, upon sat-
uration, these materials will expand significantly and will cause
the slab-on-grade to heave and crack. Swelling soils (Montmorill-
onite Ciays), are fairly common occurence in the Denver Metropoii-
tan area. Developers have come to accept the conseguences of the
swe11 potential contained in these clays as fairly normal, and are
no longer alarmed by estinates of future potential slab heaves.
For slab-on-grade construction, it is recommended that a minimum of
four inches of crushed rock, gravel, or granular material is used
under the slab in the living areas. A waterproof inembrane is to be
placed over the rock before the slab is poured. Wire Mesh rein-
forcing is recommended for interior floor. Rock under floor slabs
sha11 meet the enclosed specifications "Rock under Floor Slabs".
As expansive soils are present in this area, it is recommended
that continous roof, gutters be used. Downspouts should be connected
to a closed conduit system to carry rainwater aWay from the foundation.

APPENDIX A
Suggested specifications for placement of compacted Earth Fills and
Backfills
GENER?1L
A soils Engineer shall be the owner`s representative to supervise and
control all compacted fill and or compacted backfill placed on the pro-
ject. The Soils Engineer sha11 approve all earth materials prior to
their use, the methods of placing, and the degree of compaction obtained.
A certificate of approval from the Soils Engineer will be required prior
to the owners final acceptance of the filling operations.
Materials
The soils used for compacted fi11 beneath interior floor slabs and back-
fill around foundation wa11s shall be impervious and non-swelling for the
depth shown on the drawings. No material shall be placed in the fill
having a maximum dimension of six inches or greater. A11 materials used
in either compacted fi11 or compacted backfill shall be subject to the
approval of the Soils engineer.
Preparation of Subqrade
All topsoil and vegetation shall be removed to a depth satisfactory to
the Soils Engineer before beginning preparation of the subgrade.. The
subgrade surface of the area to be filled shall be scarified to a min-
imum depth of six inches, moistened as necessary, and compacted in a
manner specified below for the subsequent layers of fill. Fill shali -
not be placed on frozen or muddy ground.
Placinci Fill
No Sod, Brush, frozen material or other deleterious or unsuitable mat-
erial sha11 be placed in the fill. Distribution of material in the fill
shall be such as to preclude the formation of lenses of material-differ-
ing from the surrounding material. The materials shall be delivered to
and spread on the fill surface in such a manner as will result in a un-
iformiy compacted fill. Prior to compacting, each layer shall have a
maximum'thickness of eight inches; and its upper surface shall be app-
roximately horizontal. .

MOISTURE CONTROL
The fi11 material in each layer, while being compacted, shall as nearly
as practical contain the amount of moisture required for optimum com-
paction; and the moisture shall be uniform throughout the fill. The
contractor may be required to add necessary moisture to the backfill
material in the excavation if, in the opinion of the Soils Engineer, it
is not possible to obtain uniform moisture content by adding.water on
the fill surface. If, in the opinion of.-the Soils Engineer, the mater-
ial proposed for use in the compacted fill is to wet to permit adequate
compaction, it shall be dried in an acceptable manner prior to placement
and compaction.
COMPACTION
When an acceptable, uniiorm moisture content is obtained, each layer
sha11 be compacted by a method acceptable to the Soi1s Engineer and as
speciPied in the foregoing report as determined by the Standard Proctor
Test (ASTM D698). Compaction shall be performed by rolling with app-
roved tamping rollers, pneumatic tired rollers, three-wheel power rollers,
or other approved equipment well suited to the soil being compacted. Zf
a sheeps-foot roller is used, it sha11 be provided with cleaner bars so
attached as to prevent the accumulation of material between the tamper
feet. The rollers should be so designed that the effective weiyht can be
increased.
MOISTURE - DENSITY DETERMINATION
Samples of representative fill materials to be placed shall be furnished
by the contractor to the Soils Engineer for determination of maximum den-
sity and optimum moisture for these m aterials. Tests for this determin-
ation wi11 be made using methods conforming to requirements of ASTM D698
Copies of the results of these tests will be furnished to the contractor-.
These test results sha11 be the basis of control for compaction effort.
DENSITY TESTS
The density and moisture content of each layer of compacted fil_1 will
be determined by the Soils Engineer in accordance with ASTM D1556 or
D2167. Any material found to not comply with the minimum specified
density sha11 be recompacted until the required density is obtained.
The resulsts of all density tests will be furnished to both the owner
and the contractor by the Soils Engineer.

GUIDE SPECIFICATIONS FOR ROCK UNDER FLOOR SLABS
DEFINITION
Graded gravei or crushed rock for use under floor slabs
shall consist of a minimum thickness of mineral aggregate placed
in accordance with these specifications and in conformity with the
dimensions shown on the plans. The minimum thickness is specified in
the accompanying report.
MATERZAL
The mineral aggregate for use under floor slabs shall consist of broken
stone, crushed or uncrushed gravel, quarry waste or combination thereof
The aggregate shall be free Prom adobe, vegetable_matter, loam, volcanic
tuff and other deleterious substances. It shall be of such quality that
the absorption of water in a saturated surface dry condition does not
exceed 3% of the oven dry weight of the samples.
GRADING
The mineral aggregate shall be of such size that the percentage comp-
osition by dry weight as determined by the laboratory sieves (U.S.
seives) will.conform to the following grading:
Sieve Size Percentaqe Passing
3/4 100
N0. 4. 0-10
N0. 200 0-2
PlacincT . . Subgrade, upon which gravel or crushed rock is to be placed, shall be
prepared by removing grass and roots, where loose topsoil is present,
it should be tamped or roiled. Density and moisture content require-
ments will be specified by the Soils Engineer.
