Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name)
roof covering" is required to be on site at the time of final inspection.
Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd
party inspection report will be collected at final roof inspection performed by City of
Wheat Ridge. If report is not available the final inspection will not be completed.

This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

Conditions:
6 nails per shingle is required. Ice dam membrane is required from eave edge to
2' inside exterior walls. Board sheathing with any gap greater than 1/2"
requires panel sheathing overlay on entire roof. Sheathing inspection is
required prior to covering. Midroof inspection is not required on permits
purchased after 4/18/10. Contractor shall provide ladder for inspections.
Scheduled inspections that cannot be performed due to inclement weather must be
cancelled prior to 8:30 a.m. on the day of inspection or a re- inspection fee
will be assessed.

In the event that landscaping required by W6eat Ridge Code of Laws, Section 26-502
and/or as shown on an approved landscape plan is not installed
by ZZ~M'/ V ,(daCe) the City of Wheat Ridge or its designee shall
have t e right to enter upon said property to construct and/or install such improvements
or do other such work to accomplish that purpose as may be necessary, provided that the
City of Wheat Ridge shall first give notice in writing to the contractor, developer or
owner of its intent to do so.
If the City of Wheat Ridge exercises its right to perform work of any nature, including
labor, materials and use of equipment either by force account or contract, the City shall
have the absolute right to withdraw the escrow funds to complete said landscape
improvements. The only precondition to the City's right to withdraw the escrow funds
for this purpose shall be a letter from the Community Development Director, stating that
the landscape improvements have not been completed or provided and that the

Dear Bob,
As per your verbal recommendations, the following items have been completed:
The swale was entirely reconstructed to increase the width to a minunum
of 24 inches. This required substantial regrading and labor.
2. The grade of the drainage swale along the eastern property boundary was
regraded to a positive grade to the over/under drainage structure located
at the northwest corner of the property. The "high" spot originally
indicated on the improvement location certificate was reduced to the flow
line of the swale.
At the southeastern corner of the properry, the swale was filled with 6
inches of soil and graded to the previously constructed grade of the swale
on the north side of the landscaping rock.
4. The landscape edging bordering each side of the decorative rock was
lowered to allow drainage flow across the landscape rock.
As is standard practice for our new homes, the homeowner will be instructed to
maintain all drainage swales and not plant or landscape in any way that would impede
the drainage. This includes advising the homeowner that the rear downspout extensions
should be incorporated upon final landscape design to discharge in a manner that does
not allow precipitation to discharge offsite.
I can appreciate that you have not had tune to formalize your recommendations. The
completion of these items verifies our compliance with the drainage report and plan you
were involved in with Ryan Shacklett. However, the City of Wheat Ridge will not
issue a Certificate of Occupancy until you sign off on these recommendations.
This letter will serve as your concurrence with the recommendations that we have
completed as per your site visit.
I would like to have you sign and stamp this letter and so that we can get our Certificate
of Occupancy. After you have signed and stamped the letter, I can be reached at 303-

Transmitted herewith is a drainage report, a grading pian and commerns regar'ding excavation
volume and area of disturbance for a singte family residential development proposed at the above
referenced site. The purpose of the report is to justify a-variance for detention facilities on the
site.
The impervious area from site improvements will be about 7000 sq. 8. Theincreased runofffrom
the site for a 10 yr.-1 hr. storm will be less than 0.6 cubic foot per second• Faccavation erilLbe
required primarity for construction of the house. The netvolume of excavation mill be a6out 600
cubic yards. Site grading will be required to direct drainage away from the house and ntit.Lhe lot
near the north east comer. Grading setback requiremerns shslt be followed during construction.
Because the developmem is for a single family residence, and the increased runoff vjrill be less than
0.6 cfs, drainage detention is not considered necessary. Neither is an erosion control plan
wnsidered necessary because of the very flat chaiacter of the site. -

DRAIlYAGE_ REPORT
for
Proposed House at 12285 W. 35'" Ave.
GF.NF.RAi. LOCATION AND DESCRIPTION
The site is on a Sagpole lot located at 12285 W. 35'" Avenue in Wheat Ridge, Colorado. More
specifically, the site is located in the northeast qoarter of Section 29, Township 3 South, Range 69
west of the 6°i Principal Meridian in Jefferson County, Colorado. An exisring concrete paved
driveway atong the western boundary of the property provides access to the project from W. 351"
Avemie. The owner of the site proposes to build a 2700 s£ house with a 1100 sf. garage on the
site. No other proposed land use is expacted beyond a single femily residence.
The site is approarimately 0.457 acres ia area, including the driveway approximately 125 ft long.
Tfie existing site is bare with little or no vegetation The surface soiis observed at the site are
sandy loam and clay. There are two smalt soil piles, 4 to 5 feet lrigh, near the north side of the
site. The remainder of the site is covered with native grasses. The slope of the site is
approxrimately one percent generally towud the east with no other visible obstructions or
topograplric featares except for the soil piles and two small uees at the south west and southeast
comers of the site.
No lmown streams or dry giilches exist on the site. There are a 10 ft. utitity easement adjacerrt to
the north boundary of the site aad a 15 ft. ditch easement for the Lee Stewart & Essons (LS&E)
Irrigation Ditch near the north side of the ditch easemeat. The water in the LS&E ditch is piped
across the property through a 15 inch diameter concrete pipe, bui is exposed near the northeast
comer of the lot. The top of the concreu pipe for the SLBcE ditch water is approximately 18
inches below ground level, but is exposed in an open hole near the northeast comer of the lot.
An 8" PVC pipe for a small irrigation lateral ditch erners the west side of the property, then tiuns
north and leaves the property near the west lot liae. The pipe then riuns east a few feet north of
the north properry line and uaverses across the neighboring lot to near the north east corner of
the site. Tlris lateral ditch pipe, although buried, is elevated above the surrounding ground level.
Because this irrigation ditch still is actively in use, it cannot be baclcfilled or abandoned. To avoid
9ooding properties adjacent to the ditch downstream &om the project, both ditches will be
protected so that the storm runoff from the site will not enter either of the imgation ditches.
DRAINAGE BASINS AND SITB-BASINS
The abutting property on the north of the project gently slopes to the northeast away from the
pmject. The property adjaceot to the east side of the project has been developed into single
family residences with street and dreinage ffialities in place. The property abutting the project on
the west is developed imo a hixury single family residence on a very large lot that has a slight

slope in all directions around the house but almost no slope toward the east adjacern to the
project but dces appear to have the a gentle slope to the north similar to the project. T1ie project
is abutted on the south by developed lot with a single family residence. T'he drainage from that lot
is directed away &om the house in all directions, so that only a small amount of tunoff &om the
back yard will flow toward the project and then will flow to the east to the east properry line and
then wil! flow south between the lota to 35dL spW. The majority ofthe runoff&om the site flows
toward the east Uoundary where approximately hslf of the nmoff flows to the northeast corner of
the lot where it presendy entas the LSBcE ditch, and the other half of the runoff flows to the
south along the boundary liue between the lots to 35m street. Runoff from outside sowces is
judged negligible since the sites to the west, south and east are developed with drainaSe facilihes•
The storm runoff from the back of the lot is directed to the east side of the tot to the north. Thus,
due to the scope and eize of the project and the runoff paths to and around the site, it is assumed
that major basin and sub-basin drainage information is insignificaut for ihis project.
DRAINAGE DESIGN CRTTTRiA
According to Sec6on 3.3.6 of the storm drainage design and teclmical criteria of Jefferson
County, detention will not be required if the improvements will not cause increased nwoff in
excess of one cubic foot per second of flow from the property during a ten yr.-1 hr. storm.
Because the lot is less than 60 acres in area, the Rational Method of design applies. The Rational
Method is outlined in the Urban Drainage Manual, Volume 1(MANUAL). The site is located in
Zone I of Jefferson County, and the one-hour point rainfall for a ten year stoim in this zone is
1.68 inches. The runoff coefficient used for the lot is assumed to be 0.25 for clayey soil with
grassy cover and 1.0 for the impecvious driveway area. The fu111ot area of 0.457 acres was used
in the calculations. The southwest comer of the site was considered the initial poim of contact,
and the northeast comer was considered the coit point for the iunoff in a ten year storm. It is
assumed that if the property north of the project is developed at some time in the fuwre, the
development will be residential with adequate drainage iifra-shudure directing the nwoffto the
east boundary and thence nort6 to 36m, including the small drainage cornribution &om this
projed. Assuming a velocity of 0.5 ft/s for the site 9ow and 1.5 ft/s for the access drivewaY, the time of
concentrarion was calculated as follows:
(123 ft 10.5 R/s) +(195 ft / 1.5 8/s) = 376 seconds or 6.267 minutes
From the Zone I time intensity frequency curves, for the calailated fime of concenuation, the
corresponding rainfalt intensity is approx'vnately 5.5 inches per how. This also equates to a vatue
of 0.574 inches of rain for the established time of concentration The formula for the Rational
Method equation is: Q= CIA where Q= flow in cfs, C= the nmoff coefficient, I= tainfall
intensity, and A= area in acres. Using the Rational Method formula the pro-existin8 Peak runoff
for the site is calculated as:

Area of driveway = 25 ft x 123.2 ft= 3080 sf = 0.071 acres
Area of undeveloped lot = 167.5 ft x 111.46 ft= 18,669.55 sf = 0.429 acres
Q=(0.25 x 5.5 in/hr x 0.429 acres) 1.0 x 5.5 in/hr x 0.071 acres) = 0.980 cfs
The addi6onal peak runoff imposed by the proposed development is Wailated as follows using a
tunoff coefficient for single family residence of 0.5:
Q=(0.5 x 5.5 in/hr x 0.429 acres) +(1.0 x 5.5 it✓hr x 0.071 acres) =1.570 cfs
The difference in peak tunoff is therefore:
Q= 1.570 cfs - 0.980 cfs = 0.59 cfs
The excess peak runoff of 0.591 cfs considered iasufficiem to require detention on the site.
Drainage from the swcture w71 be relieved by gutters and dawn spouts with a precast concrete
splash slab, followed by a one foot by two foot strip of 3/4 inch gravel.
The footprim of the house and garage will be 2700 sq. ft. and 1500 sq. ft., respecdvely. The
driveway, patio and sidewalks will add about 4100 sq. ft of impervious area. Thus, the total
impervious area resuiting from development will be about 7100 sq. ft.
The bottom of the crawlspace under the house will be about 6 ft. below the existing ground.
Therefore, the net volume of excavation will be about 600 cubic yards. The earth from excavation
for the house will be used for back fill and grading for the driveway and lot gcading for drainage
Because the site is neazly flat and will not have nataral or manmade steep or lengtLy ground
slopes after developmeM, an erosion control plan is not considered necessary for this project.
CONCLIISIONS
The additional runoff flow resulring &om the site improvements will be less than 1 cfs and the
impervious area will be less than 10,000 sq. ft. Therefore, detention faafiries are not considered
necessary. An erosion comrol plan is not considered necessary. _0, 4....,.

Dear Mr. Wayman:
I am in receipt to the faY that was sent to me regarding the results of your inspection. I would like to
address each of the items in order below:
1. Depressed area of asphalt in the shee[.
The area that you observed was not a result of the "forming of the concrete forming°. The are you
observed was a result of prior asphalt patching by the Ciry of Wheat Ridge according to Mr. Frank
Berqz who has lived at the adjacent property to the east of the 12285 West 35`h property.
All patches that were completed during construction of the home at the subject property were
"infared" patched (water and sewer) and were approved by the City of Wheat Ridge inspectors at
the time of patching. They also noted the depressed area that you did. According to the on-site
inspector, the entire West 35" Avenue in the area west of the driveway and extending beyond the
east driveway boundayr are scheduled for overlayment in the 2004 City of Wheat ridge fiscal
budget.
2. 1/8 inch crack noted in 2"d sidewalk stone.
The crack noted is not on the Ciry of Wheat ridge sidewalk and/on curb and guttec The crack is
on private property and was in on the eastem property owners land which was original planned for
utility placement. However, this was never used for utility placement. I have spoken to Mr. Berqz
and he did not want it replaced. 1 did agree to caulk to crack with cement caulkinb which was
completed, today, November 17, 2003.
Concrete waste needs to be cleaned up.
Concrete debris has been cleaned.
Based upon the City of Wehat Ridge's program to "fill-id" azeas that aze missing 1 or 2 sidewallc stones, I
would like to apply for re-imbursement for the "filling-in° of the sidewalk which was never built. This
most like]y was noted during the initial public improvement inspection of the property conducted prior to
issuance of the building permit.
Please let me know how I can apply for re-imbursement. Based upon the inspection notes, 7 am assuming
that given the expalantion and actions taken to date, the public improvement inspection is approved and I
can apply for my certifcate of eccupancy as soon as all other conditions are met.

On Thursday November 6, 2003, a visual inspection was performed on the above-menttoned
address in respect to completion of landscaping. Prior to issuance of the certificate of occupancy, all
single and two-family homes must have no less than twenty-five percent of the gross lot area of the
lot landscaped, and that no less than one hundred percent of the front yard landscaped. These two
requirements appear to have been met. However, the Code of Laws states that non-living
landscaping, such as bark or rock, may not exceed a maximum of twenty percent of the entire
landscaped area. After the visual inspection on November 6, 2003, it appears that the non-living
landscaping is in excess of twenty percent.
You may wish to submit a landscape plan that details the extent of the non-living and living
landscaped azea, complete with a measure of square footage for all landscaped areas. If the installed
non-living landscaping is in excess of the twenty percent masimum, you may either reduce the
amount of non-living areas to comply with the twenty percent maximum, or you may apply for a
variance. You should be aware that in addition to the completed variance application, a site plan
and fee of $390 must be submitted. A complete list of variance submittal requirements may be
obtained from the Community Development Department.
Please be aware that a certificate of occupancy cannot be issued until this matter is resolved. Please

All permits shall be applied for through the Public Works Department. An approved permit is effective for a period
of one (1) year from date of issue and may be renewed. All fees shall be in accordance with those fees
established by the Uniform Building Code or other applicable City adopted Resolutions or Ordinances.
Note: All public improvements, when constructed, shall be maintained (by the respective individual(s) and/or
company responsible for the consiruciion of thai public and/or private improvemenf in ihe respective
development) on a daily basis, or as needed, such that they are free of mud and other construction debris
tracking from the site. Failure to comply with this requirement will result in the enforcement of Article ll,
Specified Nuisances, Section 15-16 (4) of fhe City of Wheat Ridge Code of Laws.
MINOR EXCAVATION AND FILL PERMITS
1. 1-50 Cubic Yards: No permit is required for dumping or excavation of earth aterials, which do not
exceed 50 cubic yards, provided, however, that any fili deposited is on naturai terrain of less ihan three
(3) horizontal to one (1).vertical slope, or such fill is less than three (3) feet in depth and is not intended
to support permanent structures, and in addition, such fill or excavation does not obstruct or otherwise
adversely affect any drainageway. Should any of the above standards be exceeded, or a drainage way
be affected, a permit shall be required under the guideiines for No. 2.
2. 51-500 Cubic Yards: Dumping or excavation of earth materials not exceeding 500 cubic yards may
be allowed with a permit approved by the City Engineer. Ali applications are to be submitted on the
appropriate completed application form and shall be accompanied by the appropriate fee and sketch
plan indicating the foilowing information before the permit will be issued.
A Location and dimensions of all property boundaries and structures on the site.
B Location and extent of areas to be filled and/or excavated.
C. Location of existing and proposed drainageways, irrigation ditches, etc., and indication of
how and where historic run-off wili be maintained on and through the site.
D. Cross section area to be filled and/or excavated indicating original slope, new slope and
depth of fiil.
E. Statement which indicates the proposed use or purpose for said fill or excavation.
F. Relative elevation of adjacent properties.
G. Erosion controi plan showing piacement of control devices such as hay bales, etc..

3. 501-20,000 Cubic Yards: Operations in which earth material fill or excavation exceeds 500 cubic
yards but does not exceed 20,000 cubic yards may be allowed by a permit issued by the City Engineer
after review of an application and supporting information. The following information shali be submitted
with the required application form:
A. A site plan, prepared and signed by a Colorado registered professional engineer, at a scale
of no less thanl inch to twenty feet (120) which illustrates the foilowing:
1. Location an dimensions of ail property boundaries and structures on the site.
2. Location and extent of areas to be filled and/or excavated.
3. Location of existing waterways and drainage courses indicating any changes. (for a
site containing an established irrigation ditch, a letter of approval from the
appropriate ditch company shall be required).
4. , Location of existing and proposed points of ingress.
5. Location and extent of existing vegetation, proposed changes in such vegetation and
methods of rehabilitation on site vegetation after earthwork operations are complete.
6. Erosion control plan.
7. Grading plan with existing (dashed lines) and proposed (solid lines) ground contours
with contour intervals of 2 feet and spot elevations.
8. At least two cross sections (east to west and north to south) through the site
showing depth of fill and/or excavation.
9. A drainage report may be required if site runoff characteristics are changed.
10. Relative elevations of adjacent properties and structures.
11. Statement of purpose of intended fill and/or excavation.
4. Performance Standards: The foliowing provisions shall apply to aA Minor Excavation and Fill
Permits:
A. Rehabilitation: Within thirty(30) days after cessation of filling and/or excavation,
rehabilitation for the site shall have been completed in accordance with the approved plans.
Rehabilitation shall consist of leveling, grading, landscaping or any combination thereof to
minimize potential erosion and be acceptable to the City Engineer.
B. Debris: Debris and/or contaminants shall not be used except with the approvai of the City
Engineer.
"For the purpose of this Section, the term debris shall have the same meaning as the terms
"garbage, trash or junk" as defined in the Wheat Ridge Code of Laws, Section 15-4."
In no case shall debris or contaminates identified or classified as hazardous waste by local,
state or federal agencies be used as fill in any fill areas within the City of Wheat Ridge.
C. Excavation and/or fill areas shall be graded to facilitate weed control until final grades are
set and site rehabilitation and use occur (must be leveled with side siopes not to exceed 3
to 1).

Dear Mr. Gryzmala;
At your request we, have reviewed the subject soil report for your property. The soil
report indicates that the foundation conditions for continuous footings are acceptable
provided that the foundation is placed on the sandy clay soil. It is our understanding
that the anticipated construction will include a full basement.
Depending upon the final elevation of the first floor, it may be necessary to either
remove any existing fill that is beneath the footings. A qualified geotechnical engineer
should observe the open excavation to determine the extent of the fill and the need to
over-excavate any fill material.
The fill material can be re-used if the material is moisture conditioned and compacted.
It is also possible to use unported material such as a road base or gravel under footings.
Additionally, the over-excavated material can be used as backfill. All backfill should
be moisture conditioned and compacted.
Please contact us if you have any question concerning the contents of this letter. We
are available to provide the open excavation observation upon request.

AGREEMENT OF PURPOSE AND DISCLAIMER:
The parties specifically agree and coniract that the purpose of this soil investigarion is to
test, analyze, and report on the,condition of the soils encountered only as these tests pertain to
the suitable design and construction of an appropriate foundation far the proposed building
and/or residences to detexmine the load bearing capacities of the soil.
THE PARTIES SPECIFICALLY AGREE THAT COLORADO SOIL LLC. HAS NOT
BEEN RETAINED NOR WILL THEY RENDER AN OPINION CONCERNING ANY
ENVIRONMENTAL ISSUES. HAZARDOUS WASTE OR ANY OTHER KNOWN OR
UNKNOWN CONDITIONS THAT MAY BE PRESENT ON THIS SITE
GENERAL:
This report presents the results of data obtained during the subsoil investigation of
LOT 2, SHACKLETT SUBDIVISION, JEFFERSON COLTNTY, COLORADO.
CONCLUSION AND FOUNDATION RECOMMENDATIONS:
1. Friction Piers: This house may be supported on grade beams and straight shaft friction
piers (caissons) drilled a minimum length of twenty-five feet. These drilled piers should be
designed for a maxixnum end bearing pressure of 10,000 psf, a side shear of 400 psf and a
muumum dead load of 4,000 psf or as high as possible based on pier end area. The bottom
fifteen feet of the holes shall be artificially roughened in order to anchor the pier into the
existing soi1. A minimum void or clear space of six inches shall be provided under the concrete
grade beams and between the drilled piers to allow for soil expansion. If water is encountered
during the drilling of the piers, casing will be required and Type II cement shall be used. The
drilled pier holes should be thoroughly cleaned of all loose soil and filled with a low slump
concrete immediately after dtilling to prevent infiltrarion of water or loose soil. The concrete
piers shall be reinforced for 4heir full length with one number five steel rebaz for every sixteen
inches of pier perimeter, (a uiinimum of two number five steel rebars). The reinforcing steel
shall eatend into the foundation wall a m;nimum of two feet. The active case equivalent fluid
pressure for this soil is 35 pc£ If floor movement due to expansive soil is not acceptable,
fuushed room floor areas should be supported on wooden or steel joists over a crawl space area.

2. Continuous Footines: An open hole inspection is required at this site. With a higher risk
far foundation movement, an alternate type of foundation (i.e. footings, wall on grade) will bear
on the undisturbed natural sandy clay soil at ar below the seven foot depth. The foundation shall
be designed for a maximum soil bearing pressure of 2,000 psf for all depths of the excavated
area. The active case equivalent fluid pressure is 35 pc£ All loose and disturbed soil shall be
removed before placing of the concrete for the footings. The bottom of the footings shall be a
muumum of three feet below final grade for frost protection and below any organic material.
Settlement at this site may be up to one inch, but will most likely be less than one-half inch. Soil
expansion at this site may be as much as one inch in some areas, but will probably be less than
one-half of this amount.
In general, both test holes consist of sandy gravelly clay fill material to the seven foot
depth and sandy clay below the seven foot depth. Both holes were drilled to a depth of thirly
feet. Free water was encountered at the twenty-siY foot depth during the drilling operation.
SITE CONDITIONS:
At the present time this site is vacant. It is our understanding that a single family
residence with a basement and garage is planned for construction.
FIELD AND LABORATORY INVESTIGATION:
Two eaploratory test holes were drilled on September 24, 2001 at the site location as
shown in Figure l. These test holes were drilled with a four inch diameter power auger.
At specific intervals, the drilling tools were removed from the test holes and soil samples
were obtained with a two inch inside diameter spoon sampling tube. The depths at which soil
samples were taken are shown on the Test Hole Log, Figure 2.
All soil samples were carefully inspected and classif'ied in the field and laboratory. The
samples were subjected to visual inspection and laboratory testing in order to evaluate the
physical and mechanical properties of the materials encountered. The natural moisture content
and the natural dry density was obtained from relatively undisturbed drive samples of rypical
materials encountered: Swell-Consolidation tests were also performed on rypical samples of soil;
see Figure 3. These tests indicate the behavior of the soil under various loading and wetted
condirions.

DESIGN AND CONSTRUCTION DETAILS SLAB ON GRADE CONSTRUCTION:
The natural soils are suitable for the support of exterior concrete slabs, garage slabs, and
basement slabs. However, when these soils have a change in the moisture content and become
wetted, they may consolidate in volume and shrink, thus lowering and cracking the concrete
slabs, or they may expand, thus heaving and crack concrete slabs. The builder and future owners
should be aware of and understand that there is a definite risk of future damage with any slab
on grade construction.
If the builder and future owners are will.ing to accept the definite risk of some damage due
to concrete floor slab movement, the following recommended details should be carefully
followed during conslruction of the interiar floor slabs. Experience with similar soil conditions
has shown that these details will help prevent wetting of the soils under the slabs and will
minimize damage when wetting of the soil does occur.
1. Do not place a gravel layer beneath the concrete slab, unless specified by the foundation
engineer. The slab should be placed directly on the undisturbed natural soils, or well
compacted fill soil.
2. Separate tke slab from all load bearing members and utility lines of at least one-half inch
to allow for independent movement of the slab. Provide a positive conirol or slip joint at
the conshuction joint between the slab and foundation walls.
3. Provide frequent scoring of the slabs to provide control joints for possible cracking of the
slab. Control joints should be placed to provide approximate slab areas of 150 square
feet, with a maximum dimension between joints of twelve feet.
4. A minimum void or clear space of three inches should be provided at the bottom of all
non-beazing partitions and furring strips placed over the concrete slabs, see Figure 4. In
finished room areas, all drywall and paneling should be stopped approximately three
inches above the top surface of the slab. This will allow some space for upward
movement of the slab before pressures are applied to the wall and the upper levels of the
structure. One should provide a one-half inch space at the bottom of all door jambs to
allow for limited movement of the floor slab. The owner is hereby notified that it is theu
responsibility to maintain these void spaces.
5. In the event a hot water heating system is used, the piping should not be placed beneath
the concrete floor slab. In the event a forced air fiunace is used, a-two inch collapsible

connection should be provided between the furnace and the heat ducts.
6. The soils that will support the concrete slabs should be kept moist during construction
by occasional sprinlcling of water and especially a day or so prior to pouriug of the slab.
This procedure will help maintain the moisture content of the underlying soil.
7. In the event the builder or future owner desires to provide decorative gravel or bark
around the house, we have attached Figure 5 to illnstrate one acceptable method of
installation. The method will prevent ponding of water near the foundation and provide
for proper drainage away from the house.
SURFACE DRAINAGE:
The backfill soil around the house should be moistened and well compacted to prevent
future settling. The backfill material should be free of trash; frozen soil and large rocks. The
future owner should be advised to fill in any settled area to eliminate ponding of water near the
house and to provide adequate slope for proper drainage away from the house and off the site
at all tunes.
The fuushed grade or ground surface near the foundation walls should have adequate
slope to provide proper drainage away from the house and off of the site. A iniuixnum slope of
ten percent for at least the first five feet out from the house is recommended.
Roof downspouts and sill cocks should discharge onto long concrete splashblocks,
m;n;mum of five feet long, or into metal gutter extensions to deposit runoff water further out
from the house and beyond the lisnits of backfill soil near the foundation walls.
The future owners should be cautioned and advised against the installation of a lawn
spriiilcler system within five feet of the foundation walls. If a sprinkler system is installed, the
sprinkler heads should be placed so that water spray from the heads under full pressure does not
fa11 within five feet of the foundation walls. Lawn irrigation should be controlled to prevent
excess wetting of the subsurface soils. Lawn, flowers, sluubs, and other plantings within five
feet of the foundation walls should be hand watered and this watering should be minimized. If
a drip irrigation system is used, one should limit the amount of water to sustain the plantings.
One is also advised that any irrigation lines can leak and/or break and release excessive amounts
of water near foundations and can cause damage to slabs and foundation walls.
SUBSURFACE DRAINAGE AND BASEMENT CONSTRUCTION:
Free water was encountered during the drilling of the test holes. The requirement for
subsurface (pernneter) foundatioA drains will be detertnined at the tune of the open hole
observation. See Figures 6, 7& 8 for a suggested method of installing the foundation drainage
system. Ground water should not affect construction or be a deterrent to the conshuction of the
house with a basement.
REINFORCING:
The concrete foundation walls should be well reinforced at the top and bottom of the
walls to cleaz span at least a distance of ten feet. This will give the walls beam strength to span
or bridge over any soft or loose pockets of soil not found in our exploratory holes or that may
develop during construction. This will also help prevent differential movements of the
foundation system. Refer to the foundation plan for specific details of reinforcement. The
foundation plan is not a part of this soils report, and exact requirements are a function of the
design of the structure.
TOPOGRAPHY:
The topography of the site at which the test holes were drilled is relatively flat.
WEATHER:
The weather at the time of the soil examination consisted of sunny skies with hot
temperatures.
CONSTRUCTION DETAILS:
In any soil investigation, it is necessary to assume that the subsurface soil conditions do
not vary greatly from the conditions encountered in our field and laboratory testing. Our
experience has been that at tunes soil conditions do change and variations do occur and may
become apparent to the time of excavation for the foundarion system. If soil conditions are
encountered which appear different from the test borings as presented in this report, it is required
that this office be called to inspect the open excavation. This inspection is not a part of this
report and is not included as any part thereof.

OPEN HOLE OBSERVATION:
The owner, or a representative of the construction fum, shall contact Colorado Soil,
LLC., a minimum of twenty-four hours prior to the completion of the foundation excavation to
schedule an open hole observation. This observation must be performed before the placement
of concrete, and preferably prior to the setting of the forms. This observation will insure soft
spots, anomalies, etc., are not present in locations which will affect the foundation.
At the time of the observation, the requirement for subsurface drainage will be
established. Additionally, the maxunum allowable beazing pressure of the soil may be revised
according to the soil conditions exposed.

What kinds of information we collect: Most of LandAmerica's business
is tit e insurance, ut t ere are companies in our family that provide
other real estate services to consumers. we collect information about
you, (for instance, your name, address, telephone number), and
information about your transaction, including the identity of the real
property that you are buying or financing. we obtain a copy of any
deed, notes, or mortgages that are involved in the transaction. We may
get this information from you or from the lender, attorney or real
estate broker that you have chosen. Our title insurance companies then
obtain information from the public records about the property so that
we can prepare a title insurance policy. when we provide closing,
escrow, or settlement services, mortgage lending, or mortgage loan
servicing, we may get your social security number, and we may receive
additional information from third parties including appraisals, credit
reports, land surveys, escrow account balances, and sometimes bank
account numbers to facilitate the transaction. If you are concerned
about the information we have collected, please write to us.
How we use this information: The company giving or specifically
a opting t is notice oes not share your information with marketers
outside its own family. There's no need to tell us to keep your
information to ourselves because we share your information only to
provide the service requested by you or your lender, or in other ways
permitted by law. The privacy laws permit some sharing without your

cases, but is subject to the Company's Underwriting requirements, and
does not cover those liens which arise out of work contracted for or
entered into at the request of the insured owner.
These underwriting requirements include, but may not be limited to, the
following:
1. Receipt by the Company of agreement(s) indemnifying it for any
loss resulting from its granting of lien protection, executed by
the seller, contractor or others who might have incurred debts
which could result in mechanic's liens;
2. Information concerning the solvency and whereabouts of the parties
set forth in Ztem No. 1, possibly including financial statements;
3. Evidence of payment of any bills which might have been incurred
for work done on the property, depending upon the length of time
elapsed since the last work was completed and what remains to be
done;
4. In the event of extensive recent construction, whether on all of
the improvements upon the property or not, additional items
required may include: (a) the Company's review of the owner's
and/or builder's history relative to construction projects
previously completed or presently under construction; (b) review
of the construction loan agreement, if applicable; (c) review of
any performance or materialmen's bonds concerning this
construction, if applicable; (d) payment of the appropriate charge
for mechanic's lien protection during construction, if applicable.
This is also to advise that, pursuant to Regulation of the Colorado
Insurance Commissioner, every title entity shall be responsible for all
matters which appear of record prior to the time of recording, and
subsequent to the effective date of the commitment, whenever the title
entity conducts the closing and is responsible for recording or filing
of legal documents resulting from the transaction which was closed.
This does not include those matters created, suffered, assumed or
agreed to by the insured. The prospective insured is advised to
inquire of the closing entity as to whether it is an office of
TRANSNATION TITLE INSURANCE COMPANY, or is an independent agent which
will be the responsible entity relative to the closing only.
