REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec. R806. The installation of ridge venting requires the installation or existence of soffit venting. For calculation purposes, one hat or turtle vent equal to one-half of one square foot of opening. Effective December 1, 2014, asphalt shingle installations require an approved midroof inspection, conducted when 25-75 percent of the roof covering is installed, prior to final approval. Installation of roof sheathing (new or overlay) is required on the entire roof when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and mid -roofs may be called in at the same time, one hundred percent of the sheathing must be complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave and secured in place is required to be provided for all roof inspections. Roof ventilation is required to comply with applicable codes and/or manufacturer installation instructions, whichever is more stringent. (Engineer's job reference Number 3993.) Deaz Mr. Flageolle: On February 11, 2003, I met you at the garage you have constructed at the address referenced above to determine if the shear capacity of the north and south walls was adequate. You infonned me a City of Wheat Ridge Building Official was concerned because there was not a 4-foot wide panel at the west end of these walls. There were 9-1/2-inch wide panels at the west ends of tlle openings in these wa11s. Section 2320.113 of the 1997 Uniform Building Code states "Braced wal l panels shall start at not more than 8 feet (2438 mm) from each end of a braced wall line. Section 2320.113 item number 3 requires a wood panel not less than 5/16 inch for 16-inch stud spacing for the braced wall panel. The section requiring the panel within 8 feet of the corner is appareutly the deviation from the code noted by the building official. These walls were constructed with 2 x 4 studs spaced at 16-inches on center. There was 7/16-inch sheathing applied over the studs which was attached with 8d nails spaced at between 4 and 6-inches. Both walls had framed openings which were 9-feet wide with double 2 x 10 headers. The openings were set toward the west of center so there was approximately 9-1/2- inches to the edge of the opening at the west end. The analysis of this situation indicates the length of wall panel necessary to aclueve the strength to resist the lateral loads imposed is 9.56 feet. The actual panel length at the north and south watls of your garage is 10 feet. The 9-1/2-inches at the west side of tlie openings has been ignored. These walls would not provide the required strength if they just met the code requirement because there could be 4-foot panels at each side of a 12-foot opening, which would be 2.56 feet short of the required length. Based upon the information provided above I believe these braced walls meet or exceed the required strength and are adequate as constructed.
