This request addresses minor wall and ceiling work. The electrical permit has been obtained by our electrician, and future plumbing work will be addressed in the future. The present request is for the following work: 1.) Finish an open space between the kitchen and dining room, which was a passage way with the original construction of the house. Work would not impact any load bearing features. Total cost is minimal, as existing materials will be used for small frame and drywall section. A.) Frame and wall a small opening which was most recently blocked by a two way cabinet. The cabinet area was about 1/4 of the original passage way.The small wall will be framed and walled with drywall. B.) Reopen the upper portion of about 1/4 of original construction passage way by removing plaster and rudimentary frame placed by a previous homeowner. This removal will only expose the original construction passage way, and the preexisting header and jack studs wiil not be affected. C.) Top the new wa11 portion, and newly exposed wall portion with lx8 oak, then 2x10 oak to form see through bar which will be behind a new kitchen cabinet. 2.) Remove decorative soffit along kitchen ceiling on all three sides of the kitchen. This will occur by removing the plaster/drywall shell, and dismantiing the soffit frame. Wall studs, concrete block wa11 and ceiling joists will not be affected. The remaining gap will be closed by attaching drywall to the small wall and ceiling azeas exposed by soffit removal. This work will not impact any load bearing features. Cost wiil be a few dollars for drywall, fasteners, etc. Thank you for your consideration of this application.
