Iliff Avenue Denver, CO 80222 RE: 6795 W. 35th Avenue Structural Renovation Dear Denis, On January 12, 2017, 1 visited the property at 6795 W. 35th Avenue in Wheat Ridge, Colorado, to review the proposed removal of an existing bearing wall on the first floor adjacent to the kitchen. The existing residence was built in 1960 and is one story above grade over a basement. The structure is wood framed with wood bearing walls and concrete foundation walls. The existing bearing wall to be removed consists of 2x4 wall studs that bear onto an existing steel beam in the basement. The existing wall carries the load from the ceiling joists and from kickers to the roof rafters above. Prior to the existing wall and header removal, the ceiling joists should be shored on each side of the bearing line. Next, a new (2) 1 %" x 9 '/" Microllam LVL header is required to replace the wall, with the bottom of beam flush with the bottom of the existing ceiling joists. The new header total length is approximately 24'-0, with new (3) 2x4 stud packs at each end of the beam and at two intermediate locations, for a maximum header span of 10'-6" between 2x4 stud packs. Fasten the existing ceiling joists to the new header with Simpson LUS face -mount hangers. Since the existing steel beam below is approximately 8" offset from the bearing line, the new (3) 2x4 stud packs shall bear onto the existing 2x10 floor joists below, with new 2x10x6'-0 lumber sistered to both sides of the existing 2x10 floor joist with #10 screws at 6" o.c., staggered. The new joist reinforcement shall bear onto the existing steel beam nailer plate. If not already present, provide blocking between the joists bearing at the steel beam. Based on these limited observations and our structural calculations, in conjunction with the structural renovation outlined above, it is our engineering opinion that the proposed structure is adequate to support the proposed alteration. This letter is an assessment of the structural condition of the above -referenced elements of the house and is not intended to represent a detailed check of the structure design or code compliance of the building.
