2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and maybe subject to a fee equal to one-half of the originalpermitfee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees androcedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Building Official and is not guaranteed.

REQUIREMENTS STATE THAT ALL WOOD SHAKE ROOF SYSTEMS ARE TO BE FIRE TREATED.
UNDERLAYMENT SYSTEM:
• Underlayment bid as 1 -layer organic ASTM D-226 30# Felt nailed dry with 1" cap nails. Felt to be applied with
12"vertical laps and 4" horizontal laps.
• Supply and install BORAL "TILE SEAL" ICE & WATER SHIELD at starting eaves 2' beyond interior wall lines &
in all valleys. Ice and Water Shield to be nailed dry with a1-1/4" cap nail. (Required per the 2015 International
Residential Code & the City of Wheat Ridge)
ROOF PENETRATIONS:
• Supply and Install New Auto caulk (base) flashings for vent pipes as well as new Bathroom Vent Pipes.
• Install RV vents and T Tops.
• Paint all pipe penetrations and vents to match shingle/Pre-Finished Metal Color.

♦ No terms, conditions or agreements have been made by either of the parties hereto except as contained herein or
endorsed hereon.
♦ Any alterations or deviation from the contract specifications involving extra cost of material or labor will only be
executed upon written orders for same, and will become an extra charge over the sum quoted in this contract. All
additional agreements must be made in writing.
♦ It is agreed that this job has been estimated from plans, and the building is constructed larger than the plans show,
the seller will be paid for the extra labor and material.
Material covered under this contract not loaded to the roof within 30 days is subject to cost
review and possible price increases.
♦ When buyer orders work to commence and buyer is not ready for such work, seller shall be entitled to charge for
expenses seller suffers for show -up time. Minimum charge of $75.00
♦ Seller will not be responsible for delays beyond our control.
♦ Time of performance will be excused during periods of inclement or threatened inclement weather, at the
discretion of seller. In the event the owner requests that performance be continued notwithstanding such
inclement or threatened inclement weather, the seller shall be relieved from any and all liability or damage which
may result from water or other causes.
♦ Seller is not responsible for damage to such items as, but not limited to, curbs, sidewalks, driveways, patios,
lawns, shrubs, sprinkler systems and appurtenances caused by persons delivering materials, or equipment, nor for
damage to any covered or unknown objects on premises unless notified as to their location by buyer before work
begins.
♦ This estimate becomes a contract when and only when, signed by parties, buyer and seller.
♦ Seller warrants and guarantees that the workmanship is not defective, and is acceptable for two (2) years from
completion of said project. Seller shall repair any such defects for two (2) years after completion, on workmanship,

Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) requires an approved inspection
prior to installation of ANY roof coverings and is require on the entire roof when spaced
or board sheathing with ANY gap exceeding one half inch exists. Asphalt shingles are
required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and
water shield is required. Eave and rake metal is required. A ladder extending 3 feet above
the roof eave and secured in place is required to be provided for all roof inspections.
Roof ventilation is required to comply with applicable codes and/or manufacturer
installation instructions, whichever is more stringent. In order to pass a final inspection
of elastomeric or similar type roof coverings, a letter of inspection and approval from the
manufacturer technical representative stating that "the application of the roof at (project
address) has been applied in accordance with the installation instruction for (roof
material brand name) roof covering" is required to be on site at the time of final
inspection.
Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd
party inspection report will be collected at final roof inspection performed by City of
Wheat Ridge. If report is not available the final inspection will not be completed.
