The inspection revealed: 1. The building inspector was concerned about joist being supported by vertical 2x4 struts in the crawl space bearing on wood footings. Inspection by this engineer determined the structs supporting 2x8 joist @ 16" o.c. spanning 12' were not damaged and didn't need to be supported by the vertical structs. 2. A drop beam of (3) 1%" x 14" LVL spanning 18' supporting 2x8 of 12' span and most likely roof load of 24'/2 had been installed. The (3) LVL Of Fb=2800 p.s.i. were found sufficient to carry the required loading. The owner wanted to re -installed the (3) 14" LVLs as a partial flush beam with 7 %" recessed into the floor and support the 2x8 joist with LUS28 hangers and support the ends of the LVL beam with (3) 2x4 column at each end with LPC4 connects from columns to LVL beam.. The column at the exterior wall should have squash blocking provide below the deck where the column bears from the deck down to the foundation plate. The interior column should have squash blocking provided between the joist where the columns bear between the deck and the wood beam below. A 3" diameter jack column should be installed under the wood beam down to a 22" x 22" square treated wood footing of (2) 2x12s @ 22" and a second layer of (2) 2x12s @ 22" on top of the first layer and perpendicular to the first and nailed together with 16d nails @ 6" o.c and bearing on well compacted and flat subgrade. The existing (3) 14" LVLs should be secured together from each side with %" diameter x 4 %" SDS screw at 12" o.c. each top, bottom and middle from each side. I will need a bigger footing than that. If it is just holding up the main floor framing, the footing and steel post are fine, fyi, there is nothing wrong with the masonry pillar. For the beam in the second floor, I'll send a sketch in a little bit but wanted you to know, the footing for the 18' beam will need to be 3'x3', doesn't have to be square if we need to fit around something. For the 15' span I need 2'6"x2'6" or if there is an existing footing that is 2'x2' we can use it, as long as we are centered on it with the post. For the spans, a 15' will need three 14" microlams or W10x15 steel beam (10" deep, 15#/ft, 4" wide), For the 18' span you'll need a W10x22 or W12x19. Or if you want to add two %" plates between the plies of the triple 14" microlam, that would work too.
