Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name)
roof covering" is required to be on site at the time of final inspection.
Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd
party inspection report will be collected at final roof inspection performed by City of
Wheat Ridge. If report is not available the final inspection will not be completed.

Unless otherwise stated, payment shall be due as work is completed and shall be due in full on substantial completion. If the property
owner plans to pay for the roofing services through an insurance claim, the contractor cannot pay, waive or rebate the homeowner's

h If initialed by the Owner, then the contract is contingent upon insurance approval. When Me Insurance carrier agrees to pay the
claim for damage to the property, then the Owner agrees to allow CIG Construction to perform all repairs prescribed by CIG
Construction and agreed to by Owner's insurance carrier. By reference, CIG Construction's estimate becomes, and here is, part of this
contract.
4. Right of Rescission Owner has 72 hours after this Agreement is executed to canal or rescinded wiftut penalty. This right of rescission is awed
under C.R,S. 6.22-104, as amended. A penalty equal to 20% of estimated cost of repairs will apply atter the 72 hour rescission period.
5. CIG AGREES TO HOLD INTRUST ANY PAYMENTS RECEIVED FROM OWNER UNTIL CIG HAS DELIVERED
MATERIALS TO OWNER'S RESIDENCE OR UNTIL CIG HAS PERFORMED A MAJORITY OF THE SERVICES

This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

As requested, we have examined the.west foundation wall at the
above-referenced prooerty, which was pusl:ed in during backfillincr.
The wall is fleflected about 4" 4n the middIe of the wall. There is
a 1/8" wide crack there. There is alBO a corner crack on the
cutside wa1l at the froat corner. This pattern is typical of this
type of damage. W2 reconmiend the following repair procedure:

Excavate

baCkfill away
from the

wall.
2.
Jack the
tOp
and middle of
the w311
outward
to
realign it.
3. InsGall a helical pi0r in the natural soil on the..
outside of the wa11, as shown on the attached sketch,
and secure it to the foundation wall,
4. The corner crack and oossibly the interior crack can
be repaired with epoxy adhesive at this time.
5. Carefully backfill ehe repaired wa11, after the first
floor is framed.
+7hen the floor is framed, use lateral blocking in the first thr.ee
joist bay5 pa_allel to the wall. T'nis wiil create a stronger
diaphragm agdinst the top of the toundation wall.

Case No. WA-98-9, an application by Colorado Lifestyle Homes, is a request for a 10% lot area
variance to allow for the construction of a 3,491 square foot single-family structure. If approved
the structure would cover 273% of the lot. The property is zoned Residential-One and located at
10651 West 34`h Place.
Pursuant to Section 26-6(2)(a) of the Wheat Ridge Code of Laws, the zoning administrator is
empowered to decide upon applications for minor variances as long as:
1. The variance does not exceed 10% of the maximum standard;
2. The zoning administrator finds that the "findings of fact," as set forth in subsection (2)(c),
are substantially complied with and support the request;
3. No protests have been received during such ten-day period;
4. That no additional dwelling units would result from approval of such variance.
According to the applicant, a ranch-style home is required to supply the needs of a mentally
handicapped homebuyer. The homebuyer in question has Parkinson's disease. and requires a
home that only has one floor of living space. Also, because the house is designed with a three
car garage, the foot print is much larger.
We have not received any letters or phone calls in opposition of this case.
Therefore, staff recommends approval of Case No. WA-98-9. All requirements of Section 26-
6(2)(a) of the Wheat Ridge Code of Laws have been met and the findings of fact support
approval.

' SCOPE:
This report presents the results of a subsurface investigation for a single-family
residential development to be located at Lot 15, Applewood Subdivision, County of
Jefferson, State of Colorado. The investigation was made to assist in determ;aiog
preliminary design recommendations for foundation systems, slabsron-grade, drainage
and other related geotechnical precautions which should be taken. Factual data gathered
during the field and laboratory investigarion work is su*n*7+arized on the attached figares.
Our report was prepazed from the data gathered during the field and laboratory
investigations and our experience.
FIELD AND LABORATORY INVESTIGATION:
Subsurface conditions were investigated by drilling one test hole on the proposed
building envelope (indicated on Fignre 1) ; soil samples wae classfied during tTie
drilling operation based on cuttings delivered from the auger.
1. Genetally, the sabsoils conssted of siY to eight feet of dark brovm, so$, wet
sky, clay fill (MI1g) ; wer five to six feet of bmwn to blacldbrown, wet,
sandy, siky, soft clay (CL) ; aver light brown, very wet, saadstone (SS'1) to
the depth of driIlmg (20').
2. When subjected to swell-consolidation testing, the soiLs exu'brted a low
shrink-swell potential whea wetted under a 500 PSF sarcharge dne to high
ambient moistare conteat (Figure 3).
3. Groundwater was encoimtered in the boring durmg this investigation at a
depth of approximately 12'. A poorly deSned natural dramage channel is
located at the reaz edge ofthe properry.
. CONCLUSIONS AND RE~OMA'ENDATIONS:
The existing fill material, and the natural clay material below, aze unsuitable for
foundation construction. Use of drilled piers is not advisable, due to the lack of adequate
bedrock. The site can be made useable by excavation and removing axistinS matenal,
and replacing it with suitable compacted fill.
The following procedures should be followed for over-excavation and
replacement of unsuitable soils:
I. existing material should be removed fromthe excavation to a depth of five
feet below final foundation bearing depth.
2. The bottom of the lower portion of the excavation should be graded to a sump
location wichin the basement or crawl space.
3 A minimum 24" ihick layer of crushed rock (D50 = 6") should be placed in
the excavation bottom. Graval should be covered wrth 1Vlirafi 140F fiher
fabric, or eqnivalent
4. The excavatioa should be retamed to reqnited grade using non expansive>
well graded soils placed in 12" thick lifts aad comPaded to amiimnm of
95 % of standatd Ptodor densit9 (ASTM D-698)• Moistiae conteat should be
withia plus or minus two percent of optimum as defiaed by (ASTM D-698).
5. A sump liner should be installed at the low point of the excavation base• 'The
liner should extend to the base of the gravellayer• An automatic pnmp should
be installed in the sump.
~ The foundation should be supported on continuous spread footings, usmg the
following desi~ criteria, usiug the following design criteria:
1. The spread footings should be designed based oa an allowable bearing
pressure of 1500 pounds per square foot.
2. Reinforce the footings wrth a min~~ of two (2) No. 4 reinforcing bars, the
full length of the footing•
3. Isolated spread footing pads should have an+*nI*num wIdth of 24 inches to
prevent a sheaz puncture failure-
4. Foundation walls should be reinforced to span anY soft spots that may occur.
The unsupported length for this residence should normally be 10 feet.
5. Spread footings placed on the eAerior walls of the smucture should be
founded below frost peaetration deptb, whi°h is IIOrmalIy accepted to be 36
inches in this azea• Ihfferential settlements of to'/4" could occut over
time This ys within normally accepted toleraaces for this tYPe of foundatioa.
FLOOR SLABS AND OTIWR SLABS ON GRADE
Some soils encoimtered in the vicinity of the srte may be capable of expanding on
increase of moistnte content This caa result in heaving aud cra°king of slabs-on grade.
~~e o~~ realiyes that some movement and crao~ng of slabs-on gcade is possible, and
is willing to accept the risk of damage, us~8 ~e following constraction deta~ls, as much
as pussible, should accommodate movement of the slabs without damage to the structure.
W e recommend that on this site the following Precautions be taken in coffiection with
slabs-on-zrade:
1. Sepazate slabs &om bearing members with expansion joints and reinforce
slabs with a mesh continuous through interior slab joints.
2. Provide a two-inch minimum void space above or below interior, non-load
bearing partitions.
3. Eliminate under slab plumbing where feasible_ Where such plumbing is
unavoidable, it should be pressure-tested duimg construction to *nm;,,,;~e
leaks which would resuk in wetring of the foundation soils. Back&11 of utilrty
trenches beneath slabs should be cazefully couTacted
4. Eliminate the usual gravel layer beneath slabs-on-grade m all areas to prevent
lazge ueas beneath the slabs from becomina wetted &om a single source.
5. Separate slabs-on-grade by construccion joints into panels with a maximum
azea of 200 square feet and provide a constraction joint parallel to and
approximately three feet away from the slab perimeter.
6. Following the recommendations given above wiIl not prevent movement of
floor siabs m the event that the soils beneath the slabs imdergo an mcaease in
moisture content
Prior to constrncxion of the floor slab or other extedor slabs-on-grade, or prior to
placement of any adduional fiIl m-these azeas, the ground surface shonid be sttipped of
aIl rema;n;*+g vegetatron and moderately organic topsoil Following sUipping, the
exposed surface should be cazefully eatamined to assure that no azeas of imsuitable soil
remain• AnY such az'eas which cannot be satisfactorily dens&ed in place should be
immediately removed down to undisturbed, satisfactory soiIs, All new fill placed shonld
be non-eacpansive and free of oreanic matter and debris; such fill should placed in lifts
not to exceed nine inches in loose thiclness, and where it is to remain in place beneath
slabs should be compacted to a m;n;T„um of 95 percent of maximum density as
determined by the Standard Moisture Density Relationship, ASTM D698-78.
The backfill placed immediately adjacent to the foimdation walls, if not
compacted, can be expected to settle with resuttmg damage to sidewaIks, driveway
aprons, and other exterior slabs-on-grade. To avoid settlement and disfigurement of the
slabs in the event that the backfill is not to be compacted, we recommend supporting the
concrete slabs which must span the backfill by haunches struchsally affiaced to the
foundation walls. The slab should be reinforced as necessary for the span involved
GROUND WATER TREATMENT:
The ground water table could rise to a level which will adversely affect the
construction of utilization of the proposed building. Buildina plans should include an
analysis of potenval increase in ground water levels which may affect the basement level
of the house. In our opiaion, perimeter drainage systems are necessary for the bmld'mg,
as habitable siabs aze to be constmcted below the outside fmished grade.
SURFACE DRAINAGE:
A locally high ground water condrtion can develop immediately adjacent to the
baild"mg if snrfice drainage is not properly cazed for. We reconnueud that the backfili
adjacent to the foundation walls be mechanically compacted, aad that the sRe grading
p]an include a grade of at least 10 percent perpendicular to the wa1Ls for the first 10 feet
away from the walls to facilrtate rapid nmoff of surface water.
Roof downspouts or other water collection systems should be dischazged well
away from the backfill so that surface water does not have an opporiunity to pond
adjacent to the foundation walls and cause seepage into the backfilt It is of the utmost
importance that these drainage precautions be employed to help prevent aa increase in the
moisture content of the potentially expansive soils at this srte and to help prevent uplift
pressures from developing under the foundarion elements and slabs.
RETAINING WALLS:
Walis which aze to retain soiLs should be designed as retaining walls to resist the
lateral earth pressures. We recommend that on this site the walls be designed usng a
lateral earth pressure equivalent to that developed by a fluid weighmg 40 pounds per
cubic foot plus any appropriate surcharge. Use of this lateral earth pressure assumes that
the soils retained by the walls aze well-drained and a+ill not be allowed to become
saturated at any time during the life of the walls. We recommend that the walls be
laterally supported, particulazly durmg backfillmg, to **++nimi~P the opporhln.ityfor
damage.
LIMITATIONS:
The professional jndgements expressed in this report meet the standard of care of
ois profession The test botmg dn7led for this study was spaced to oMam a reasonably
accurate pichue of undergroimd conditions for desgn pmposes. Vadation &om these
conditions &equently occur a+hich aze not iadicated by the test boffigs These variations
aze sometimes sufficient to necessrtate modificarions in the designs. Ifunexpected
conditions aze observed during construction, or if the type, size of location of the
structures should change, we shouid be notif ed to review onr recommendations. Pier
drilling or footina inspections prior to poiumg and observation of placement of fill shonld
also be performed by a SoiLs Engineer.

DATE: March 30, 1998
Case No. WA-98-9, an application by Colorado Lifestyle Homes, is a request for a 10% lot area
variance to allow for the construction of a 3,491 square foot single-family structure. If approved
the structure would cover 27.3% of the lot. The property is zoned Residential-One and located at
10651 West 34"' Place.
Pursuant to Section 26-6(2)(a) of the Wheat Ridge Code of Laws, the zoning administrator is
empowered to decide upon applications for minor variances as long as:
1. The variance does not exceed 10% of the maacimum standard;
2. The zoning administrator finds that the "findings of fact," as set forth in subsection (2)(c),
are substantially complied with and support the request;
3. No protests have been received during such ten-day period;
4. That no additional dwelling units would result from approval of such variance.
According to the applicant, a ranch-style home is required to supply the needs of a mentally
handicapped homebuyer. The homebuyer in question has Parkinson's disease and requires a
home that only has one floor of living space. Also, because the house is designed with a three
car garage, the foot print is much larger.
We have not received any letters or phone calls in opposition of this case.
Therefore, staff recommends approval of Case No. WA-98-9. All requirements of Section 26-
6(2)(a) of the Wheat Ridge Code of Laws have been met and the findings of fact support
approval.
