We would like to get a homeowners building permit to do repairs of internal damage done in the years prior to our purchase. We knew there was a plumbing leak in the one utility wall and had the water turned off until it could be repaired. We expected to remove the sheet rock from one wall between the half bath and the kitchen to find the leak. We did, however, also find mold, mildew and severe rotting wood. In order to reveal the extent of the damage, we had to continue to remove sheet rock, carpet and fixtures from most of the rooms in the house. We are positively shocked to see how much damage there is. We have pictures to prove it! . We have been in contact with several of the neighbors and have heard various stories of the history of this dwelling. They include water running unchecked for days from a split toilet connection upstairs and an out-of-state contractor who chazged an exorbitant fee far work we have now seen to be shoddy and downright unprofessional. The previous owner is an older single woman in ill health who was, at the very least, ill prepared to handle even routine maintenance, let alone coordinate, and understand proper repairs. We have hired several recommended local contractors to handle the plumbing repairs, foundation leveling, structural repairs and electrical work. They will all have the proper permits issued from your office before they do their designated tasks. In the interest of cost savings, we have and will conrinue to do as much of the non-specialized repairs and general construction work as possible. We practice safety with the use of gloves, goggles and breathing masks. The attached drawing shows the floor plan of the 2-story house. The walls aze a112x4 studs with brick on the outside of the south and east sides of the ls` floor. The remaining walls are covered with brown siding. Generally, we plan to do the following: • Remove all mold, mildew and rotten wood and replace with new wood • Add concrete piers in the crawl space to support and re-level the floors • Repair and replace all old plumbing- bringing it up to code • Re-wire old circuitry and add new amps- bringing it up to code • Insulate as needed • Re-grade the backyard for proper drainage.
