In accordance with your request, I have provided the following letter regarding the (i) removal of
a portion of the dining room and living room dividing wall, the (ii) removal of the central column
that currently sits in between the dining room and the kitchen, the (iii) conversion of the existing
north western and northern basement windows opening in the basement into an egress window
that is compliant with modern building codes, the (iv) removal of the two northern bedrooms'
dividing wall, the (v) removal of the eastern bedrooms' dividing wall, and the (vi) removal of the
wood element located in the ceiling of the north eastern bedroom. I understand this will take
place as part of a planned interior renovation. This letter does not pertain to any other component
or system of the property.
For the purpose of this report, the front door of this house is directly east.
Following is a report of my findings:
The property is a two story house, built for single-family occupancy, over a finished basement.
Foundation walls are poured concrete. Exterior walls are frame with siding and brick veneer
surfaces. The roof framing consists of pre -manufactured trusses at 24 inches center to center.
The roof framing is supported by the exterior walls.

ITEM #1 — Removal of a Portion of Dining Room and Living Room Dividing Wall
Upon review, the wall that divides the dining room to the living room is configured to support the
second level's floor joists. Based on the existing configuration and the required loading
conditions which must be satisfied, a new header will need to be installed in lieu of the portion
of the wall being removed. The following are the specifications:
1. A new continuous built-up beam, being no greater than 8'-6" in length, consisting of (2)
2x12 No.2 grade members, needs to span in the north -south direction, with both ends
bearing on new stud packs as specified below.
a. The new built-up member needs to be fastened together using (2) rows of 12d -16d x
3-1/4" nails at 12" o.c. one side. Placement of construction adhesive between the
members shall occur prior to fastening the members together.

b. The beam shall be installed underneath the existing second level's floor joists,.;go the '
joists bear directly on top of the new beam.

c. Both northern and southern ends of the new built-up beam need to be supported by
a new double stud pack column, with the stud packs being buried in the remaining
wall framing.
d. The new double stud pack column shall be placed directly on top ofthe existing
bottom plate. The new columns need to be fastened together using (1) now of 12d -
16d x 3-1/4" nails at 12" o.c. each side.
e. Blocking between the top of the existing steel beam located in the basement and the
floor sheathing shall be installed in order to transfer the loading from the new double
stud pack column above, through the floor sheathing, through the new blocking, and
into the existing steel beam in the basement (see "BASEMENT BLOCKING DETAIL"
below).

Upon review, no direct loading conditions were observed at the time of this review at the
column. However, there may be utilities going through this column that may require rerouting.
As such, this column does not appear to be a load bearing component. Therefore, it can be
removed/modified as desired without the installation of supplemental support components.

I understand that the existing north western and northern basement windows opening in the west
and north foundation walls respectively is to be converted to an egress window.

In orderto modify this windowto conform to current I RC standards, I understand that the opening
will be enlarged in the vertical direction, while the width will remain the same. The existing header
assembly is adequate to accommodate the required loading conditions as Tong as the width of
this opening is not changed. If the existing header is damaged during the modification of the
opening and cannot be reused, a new head consisting of a two (2) 2x8 Douglas FirLarch(Grade
No. 2 or better) members will need to be installed. This new header needs to be supported at
each end by a single Douglas FirLarch(Grade No. 2 or better) 2x8 member that bears on
existing concrete foundation wall. All wood in direct contact with concrete needs to be pressure
treated
All other clearances and dimensions need to conform to the current IRC standards as outlined
in the belowfigure showing Egress Window Clearances.

Removal of these walls will potentially require rerouting of existing utilities (e.g. electrical,
HVAC, etc.), which needs to be confirmed with the selected contractor prior to beginning work.
If removal of the interior finishes reveals an assembly that is different from standard
conventional framing, work needs to stop, and the engineer needs to be contacted prior to
moving forward.
If any questions arise during construction, or conditions that differ from those that were visible
at the time of the review are encountered, the engineer needs to be contacted immediately
prior to continuing work. All dimensions are approximate and need to be confirmed prior to the
start of work.

a portion of the dining room and living room dividing wall, the (ii) removal of the central column
that currently sits in between the dining room and the kitchen, the (iii) conversion of the existing
north western and northern basement windows opening in the basement into an egress window
that is compliant with modern building codes, the (iv) removal of the two northern bedrooms'
dividing wall, the (v) removal of the eastern bedrooms' dividing wall, and the (vi) removal of the
wood element located in the ceiling of the north eastern bedroom. I understand this will take
place as part of a planned interior renovation. This letter does not pertain to any other component
or system of the property.
For the purpose of this report, the front door of this house is directly east.
Following is a report of my findings:
The property is a two story house, built for single-family occupancy, over a finished basement.
Foundation walls are poured concrete. Exterior walls are frame with siding and brick veneer
surfaces. The roof framing consists of pre -manufactured trusses at 24 inches center to center.
The roof framing is supported by the exterior walls.

ITEM #1 — Removal of a Portion of Dining Room and Living Room Dividing Wall
Upon review, the wall that divides the dining room to the living room is configured to support the
second level's floor joists. Based on the existing configuration and the required loading
conditions which must be satisfied, a new header will need to be installed in lieu of the portion
of the wall being removed. The following are the specifications:
1. A new continuous built-up beam, being no greater than 8'-6" in length, consisting of (2)
2x12 No.2 grade members, needs to span in the north -south direction, with both ends
bearing on new stud packs as specified below.
a. The new built-up member needs to be fastened together using (2) rows of 12d -16d x
3-1/4" nails at 12" o.c. one side. Placement of construction adhesive between the
members shall occur prior to fastening the members together.
b. The beam shall be installed underneath the existing second level's floor joists, so the
joists bear directly on top of the new beam.

c. Both northern and southern ends of the new built-up beam need to be supported by
a new double stud pack column, with the stud packs being buried in the remaining
wall framing.
d. The new double stud pack column shall be placed directly on top ofthe existing
bottom plate. The new columns need to be fastened together using (1) now of 12d -
16d x 3-1/4" nails at 12" o.c. each side.
e. Blocking between the top of the existing steel beam located in the basement and the
floor sheathing shall be installed in order to transfer the loading from the new double
stud pack column above, through the floor sheathing, through the new blocking, and
into the existing steel beam in the basement (see "BASEMENT BLOCKING DETAIL"
below).

opening and cannot be reused, a new head consisting of a two (2) 2x8 Douglas FirLarch(Grade
No. 2 or better) members will need to be installed. This new header needs to be supported at

REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.

Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been

2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.
