Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

This Agreement does not obligate the Homeowner or Beyond oofing in any way unless and until payme t for the work is approved by the
Homeowner's insurance company and approved and accepted by Beyond Roofing. If accepted by Beyond Roofing, the Work shall be provided
with no additional cost to the Homeowner except for the deductible and agreed upon amounts related to additional work not covered by
the Homeowner's insurance.
Colorado SB38 and CRS 18.13.119.5 prohibit Beyond Roofing from paying, waiving or rebating the Homeowner's insurance deductible.
Beyond Roofing will effort to begin the Work within fifteen (15) business days after the receipt of Homeowners initial payment and complete
the Work within ninety (90) days of beginning.
Subject to applicable terms and conditions, Homeowner has the right to rescind this Agreement and obtain a full refund of any deposit within
72 hours after entering into this Agreement. if Homeowner plans to use the proceeds of a property and casualty insurance policy to pay for the
Work, Homeowner may rescind this contract within. 72 hours after receiving written notice from the property and casualty insurer that
Homeowner's claim has been denied in whole or in part.
Beyond Roofing shall hold in trust any payment received from Homeowner until the earlier to occur of (i) Beyond Roofing delivering materials
at the site or (ii) Beyond Roofing performing a majority of the Work for the Homeowner.
Homeowner has read and agrees to this Agreement, including all terms and conditions on both the front and back of this Agreement.

This Agreement does not obligate the Homeowner or Beyond oofing in any way unless and until payme t for the work is approved by the
Homeowner's insurance company and approved and accepted by Beyond Roofing. If accepted by Beyond Roofing, the Work shall be provided
with no additional cost to the Homeowner except for the deductible and agreed upon amounts related to additional work not covered by
the Homeowner's insurance.
Colorado SB38 and CRS 18.13.119.5 prohibit Beyond Roofing from paying, waiving or rebating the Homeowner's insurance deductible.
Beyond Roofing will effort to begin the Work within fifteen (15) business days after the receipt of Homeowners initial payment and complete
the Work within ninety (90) days of beginning.
Subject to applicable terms and conditions, Homeowner has the right to rescind this Agreement and obtain a full refund of any deposit within
72 hours after entering into this Agreement. if Homeowner plans to use the proceeds of a property and casualty insurance policy to pay for the
Work, Homeowner may rescind this contract within. 72 hours after receiving written notice from the property and casualty insurer that
Homeowner's claim has been denied in whole or in part.
Beyond Roofing shall hold in trust any payment received from Homeowner until the earlier to occur of (i) Beyond Roofing delivering materials
at the site or (ii) Beyond Roofing performing a majority of the Work for the Homeowner.
Homeowner has read and agrees to this Agreement, including all terms and conditions on both the front and back of this Agreement.

possible. Concrete,should not be placed in piers with greaCer than
four inches of standing water in the bottom.
Displacing water by pumping concrete from the bottom up may be
possible if excessive water is encountered. Temporary casing will
be required if pier hole sides are sloughing or caving.
'INTERIOR FLOOR SLAB CONSTRUCTION
The builder and/or owner should be aware that concrete floor slabs
placed on expansive bedrock or clay soil may move if support
materials become wet. Materials at, and below, basement floor
depth in these lots appear to have a low expansion potential.
Moderately expansive soils were encountered at approximate basement
floor slab bearing depth in a previous investigation by this firm
for Lot 4.
Construction of a suspended £loor system is the most practical
means of assuring basement floor movement will not occur.
Available information indicates there is a relatively low risk of
significant movement if a conventional basement floor slab is used.
The following procedures will help improve slab performance,
minimize movement and help_prevent'damage -if sisk of movement can
be tolerated:
1. Expansive soils should not be compacted more than necessary
for excavation and should not be allowed to dry excessively.
The bottom surface of the excavation should be thoroughly .
wetted 24 hours prior to slab placement.
2. Concrete slabs should be reinforced with steel mesh and should
be separated from all bearing members and utilities to allow
independent movement ( i.e., a"floating slab").

3. Joints should be scored in the slab at maximum 200 square foot
areas.
4. A minimum void space of two inches should be constructed above
or below any non-bearing partition wa11s placed on the slab.
In finished areas, any furring strips, dry wall, paneling,
etc. should stop a minimum of two inches above the floor slab.
5. If hot water heating is used, the piping should not be placed
under the floor slab. If forced air heating is used, a
flexible connection should be utilized to allow some movement
between the furnace and the heating ducts.
6. Foundation drain systems and landscaping should be completed
in strict compliance with recommendations outlined herein to
help prevent wetting of slab support soils.
DRAIN SYSTEMS
Drain systems should be constructed around exterior foundation
perimeters. Drains system should be constructed in compliance with
details shown in Figure 5 and should be graded to a sump pit within '
the basement area. The sump should be fitted with an automatic
pump to discharge water a minimum of ten feet from the foundation.
Particular attention should be given to placing polyethylene along
the bottom of the drain and up the foundation wall and to proper
grading of the drain pipe(s). Improper grading, such as high or
low spots in the drain pipe, could lead to drain failure and over
wetting of foundation bearing soils resulting in damage to the
foundation, basement floor and superstructure.
FOUNDATION BACKFILL
Backfill placed against foundation walls should be free of trash
and fragments of rock over six inches in maximum diameter,

moistened, and adequately compacted to prevent excessive
settlement. Controlled puddling should not be used.
Foundation walls should be a minimum of seven days old prior to
backfilling. All walls over 4.0 feet high should have floor
systems in place or be well braced to prevent.damage from lateral
pressure.
The ground surface should be graded away from the structures. A
one foot drop in elevation for the first ten feet away from walls
in recommended. The owner should periodically inspect the surface
around the foundation to locate and correct grading deficiencies
that may occur from foundation backfill settlement.
LAWN AND LANDSCAPE IRRIGATION
Lawn and landscaping irrigation should be controlled as much as
possible to prevent additional wetting of subsoils. If a'
sprinkling system is installed, heads should be placed so that
spray does not fall within five feet of foundation walls. Drip or
mist systems should not be used within five feet of exterior walls.
Installing any portion of the system within five feet of foundation
walls should be avoided.
Decorative landscaping, such as rock and/or bark should be used in
areas within five feet of foundation walls. Shrubbery planted
within five feet of foundation walls should be hand watered and
this watering should be minimized.
Downspouts and sill cocks should not be allowed to discharge
directly onto the ground surface. Splash blocks and/or downspout
extensions should be used to discharge water beyond the limits of

The owner is encouraged to read A' Guide to Swellina Soils for
Colorado Homebuvers and Homeowners, Special Publication No. 43,
available from the Colorado Geological Survey.
INSPECTION AND CONSUI,TATION
In any subsurface investigation it is necessary to assume condi-
tions encountered in the field investigation are representative of
the site. Actual conditions may differ from anticipated
conditions.
Subsurface conditions should be verified through visual inspection
of the foundation excavation by.a representative of this office
prior to foundation construction.
Pier drilling operations, reinforcing steel placement and drain
system construction should also be inspected to insure compliance
with these recommendations and the engineered foundation design.
