Notes: Name Date City of W heat jdge COMMUNITY DEVELOPMENT Landscaping Improvement Escrow Agreement This agreement made this 9th day of September, 2011, by and between the City of Wheat Ridge and David Brewer (property owner) for escrow in the amount of three thousand dollars ($3000.00) being held by the City of Wheat Ridge until all outstanding landscape improvements are competed at 10650 W. 32 ad Place In the event that front and side yard landscaping (two trees on each frontage plus ground cover) is not installed by April 30, 2012, the City of Wheat Ridge or its designee shall have the right to enter upon said property to construct and /or install such improvements or do other such work to accomplish that purpose as may be necessary, provided that the City of Wheat Ridge shall first give notice in writing to the property owner of its intent to do so. If the City of Wheat Ridge exercises its right to perform work of any nature, including labor, materials and use of equipment either by force account or contract, the City shall have the absolute right to withdraw the escrow funds to complete said improvements. The only precondition to the City's right to withdraw the funds for this purpose shall be a letter from the Community Development Director, stating that the improvements have not been completed or provided and that the compliance date of April 30, 2012 has expired. Landscaping defined: A combination of living plants, such as trees, shrubs, vines, groundcover, flowers, sod or grass; and may include natural features, such as rock, stone and bark; and structural features, including, but not limited to, fountains, reflecting pools, art work, screen walls, fences and benches. Uncontrolled weeds shall not be considered as landscaping; however, maintained natural grasses and natural flowers may be considered as landscaping. Sidewalks, whether paved or gravel, which serve as functional links between parking areas and main structures, or which serve as general public access routes around a main structure, or between a main structure and a public street or alley, shall not be counted as landscaping. Other sidewalks or paths which serve as casual access to or through landscape areas may be counted a nonliving landscape features. B. Landscape plan: A landscape plan is required to be submitted with the required building permit or development plan for all public, semi - public, multi - family, commercial and industrial development, redevelopment, addition or change in use. The plan shall be approved by the director of community development. The following information shall be included in the plan: 1. Date, north point and scale (scale not to exceed one (1) inch equalling forty (40) feet with one (1) inch equalling twenty (20) feet desirable), name and location of the development; name(s) of owner(s); name, address and telephone number of person or firm preparing the plan; name and telephone number of the contact person for the project. 2. Topographic contours and spot elevations on final grading plan adequate to identify and properly specify landscaping for area needing slope protection. 3. Location of property lines with dimensions, adjacent streets and right -of -way, drainage features, building and structures, parking, loading and vehicular circulation areas, driveways, underground and /or overhead utility lines, and traffic sight distance triangles. 4. Landscaped areas on the site including: a. Locations, dimensions and square footage of all landscaped areas. This shall include calculations for total lot area, total landscaped area, area of living vegetation and area of non - living material. b. The locations, types, sizes and quantities of proposed plant and other materials. Common and botanical names shall be identified adjacent to all plant material or by use of a key and legend. c. The location, size, materials and treatment of non - living landscaped areas. d. The species, location and size of any existing plant materials to be preserved. e. The species, location and size of any existing plant materials to be removed. 5. Location and type of the irrigation system provided. 6. A description of existing trees which are proposed to be preserved during site preparation and construction. C. Landscape area requirements: 1. Except for pedestrian and vehicular access, the minimum required front yard shall be fully landscaped. d. Landscaping shall not be less than thirty (30) percent of the total lot area. e. For new multi - family developments, no more than sixty (60) percent of the total landscaped coverage on the lot shall be comprised of turf. The use of low water demand turf varieties such as buffalo grass, blue grama grass and tall fescue is encouraged. 3. Nonresidential uses: a. Required within the minimum building setbacks abutting public rights -of- way: one (1) tree, deciduous or evergreen, for every thirty (30) feet (or portion thereof) of street frontage. This should not be construed to mean trees placed thirty (30) feet on center. b. In addition to trees required based upon public street frontage, one (1) tree and ten (10) shrubs are required for every one thousand (1,000) square feet of required landscape area. c. Required landscaped areas shall be as follows: (1) Landscaping shall not be less than twenty (20) percent of the gross lot area. (2) On any nonresidentially zoned property abutting 44th Avenue, 38th Avenue, Kipling Street, Wadsworth Boulevard, Youngfield Street, Ward Road, Sheridan Boulevard, or 1 -70 frontage roads, a landscaped area measuring ten (10) feet from the edge of the right -of -way is required for the entire length of the property abutting these roadways, except for curb cuts. This area may be used to meet the other area requirements. (3) On residentially zoned property, a minimum ten -foot landscape buffer is required adjacent to public streets abutting front or side yards. (4) For new nonresidential developments, no more than thirty (30) percent of the total landscaped coverage on the lot shall be comprised of turf. Recommendations for design and construction, based on soil and groundwater conditions, have been provided. This investigation does not include evaluation of soil or groundwater for the presence of pollutants or other environmental hazards. Conclusions and recommendations presented are based on results of a field and laboratory investigation, other investigations conducted by this firm on nearby lots, and experience with similar projects and conditions. PROPOSED CONSTRUCTION One single family residence will be constructed on the lot. The structure will be two stories over a full -depth basement. A wood frame superstructure will be supported by a reinforced concrete foundation. SITE CONDITIONS The site is in a recently developed subdivision at the intersection of 32nd Place and Nelson Street in the City of Wheat Ridge. The subject lot is relatively flat with no significant topographic relief. The ground surface in the general vicinity slopes to the northwest at a gentle grade. The only apparent geologic hazard that may affect the proposed construction is expansive bedrock. Recommendations for mitigation of this,hazard is presented herein. PROJECT NO. 05 -7562 March 25, 2005 Page 2 of 8 SUBSURFACE CONDITIONS Subsurface conditions were investigated by drilling two foundation design test holes within the anticipated building envelope. Approximate test hole locations are shown in Figure 1, Test Hole Location Plan. The test holes were drilled to a depth of 30 feet and samples were taken at various intervals based on anticipated foundation and basement floor slab bearing depths and materials encountered. Lithologic logs and Standard Penetration test results are shown in Figure 2, Test Hole Logs. Soils have been deposited by slope wash and low energy stream flow and consist of one to three feet of slightly sandy clay overlying bedrock. Bedrock of the Denver and Arapahoe Formation was encountered in both test holes. The Denver and Arapahoe Formation consists of blocky, medium -hard to hard claystones and fine- grained sandstones. Clayey sandstone and blocky claystone were the predominant rock types beneath this site and were encountered to the total depth investigated. Detailed soil and bedrock descriptions are presented in the test hole logs on Figure 2. Swell- consolidation testing was conducted on four representative bedrock samples from depths of 6, 9 and 14 feet. Results indicate the claystone has a high swell potential. The samples swelled a maximum 5.8 percent when saturated under a constant load of 1000 pounds per square foot (psf). Maximum swell pressure was approximately 5500 psf. Detailed swell - consolidation test results are presented in Figures 3 and 4. Groundwater was not encountered during drilling operations. Free water was present in both test holes when checked several days after PROJECT NO. 05 -7562 March 25, 2005 Page 4 of 8 saturated and exert an uplift pressure of 1000 psf on the pier surface area. Tensile strength should be greater than the difference between the heaving force and dead load on the pier. All foundation walls should be designed to withstand lateral pressure from backfill soils. An at -rest equivalent fluid pressure of 60 pounds per cubic foot per foot of depth (pcf /ft) shall be used. A six -inch void shall be provided below all grade beams. Void material shall be water resistant or sealed with an impervious material, such as polyethylene, prior to placing concrete. Care shall be taken to insure mushrooming does not occur at pier tops. A minimum one -foot section of "sona tube ", the same diameter as the pier, should be installed in each hole prior to pouring concrete. Alternative methods may be used if approved by our representative at the time of, or prior to, pier installation. Groundwater may be.encountered during pier drilling operations in some holes. Significant problems are not anticipated. Available information indicates placing concrete immediately after piers are drilled (drill and pour) will be possible. Concrete shall not be placed without using a pump in piers with greater than four inches of standing water in the bottom. Displacing water by pumping concrete from the bottom up may be possible if excessive water is encountered. Temporary casing will be required if pier hole sides are sloughing or caving. DRAIN SYSTEMS A drain system should be constructed around the exterior basement foundation perimeter. The drain system should be constructed in PROJECT NO. 05 -7562 March 25, 2005 Page 3 of 8 drilling at depths of 16 to 25 feet. Groundwater may be present in shallow perched water tables on top of, or within, the bedrock. Shallow perched water tables typically form or rise during periods of heavy precipitation and surface water inflow, i.e., the spring and early summer. Development will change surface and subsurface drainage and may cause formation of new perched groundwater tables. Due to the geologic and topographic location of the site, it is unlikely that groundwater will affect the residence after construction. Groundwater may be encountered during foundation construction in drilled piers. Groundwater conditions can be better evaluated by observing the completed foundation excavation. FOUNDATION DESIGN The structure should be supported on drilled straight shaft reinforced concrete piles (piers) designed using parameters provided below: 1. Maximum end bearing pressure = 20,000 psf. 2. Maximum side shear = 2000 psf. 3. Minimum dead load = 10,000 pounds. 4. Minimum length /diameter: Basement: 20 feet long / 10 inch diameter Crawl Space: 24 feet long / 10 inch diameter 5. Minimum embedment in competent bedrock = 10 feet. 6. All piers shall extend to approximately the same depth below final grade. 7. Pier length -to- diameter ratio shall not exceed 30. Small - diameter piers and long -grade beam spans should be used. Piers shall be reinforced for their entire length with sufficient steel to resist tensile forces from swelling soil. Design should assume that the upper 20 feet of soil (below final grade) will become PROJECT NO. 05 -7562 March 25, 2005 Page 5 of 8 compliance with details shown in Figure 5, Drain System Detail, and graded to a sump pit, either inside or outside the structure. Excess water should be removed by an automatic pump. Particular attention should be given to placing polyethylene along the bottom of the drain and up the foundation wall and to proper grading of the drain pipe. Improper grading, such as high or low spots in the drain pipe, could result in damage to the foundation and superstructure by over wetting of foundation bearing soils. INTERIOR FLOOR SLAB CONSTRUCTION The builder and /or owner should be aware that concrete floor slabs placed on expansive bedrock or clay soil may move if support materials become wet. Construction of a floor system suspended above the expansive material is a common means of helping to assure that slab movement will not occur. Expansion potential of materials at, and below, basement floor depth indicates there is a high risk of significant basement floor slab movement. The following procedures will help improve slab performance, minimize movement and prevent damage if some risk of movement can be tolerated: 1. Subgrade should be.prepared based on the soil type encountered. Expansive materials should not be compacted more than necessary during excavation and construction. Clays should not be allowed to dry excessively. The surface should be thoroughly wetted 24 hours prior to slab placement. Construction of interior perimeter drain systems graded to a sump within the basement area will also help prevent slab movement and is recommended if a concrete slab is used for the basement floor. 2. A minimum four - inch -thick layer of 3/4 -inch washed gravel or crushed rock should be placed beneath the slab. Rock should be covered with an impervious vapor barrier. A four inch diameter PVC conduit .should be provided through the slab into the gravel PROJECT NO. 05 -7562 March 25, 2005 Page 6 of 8 layer near the mechanical system to provide for future mechanical ventilation, if necessary. 3. Concrete slabs should be reinforced with steel mesh and should be separated from all bearing members and utilities to allow independent movement ( i.e., a "floating slab "). 4. Joints should be scored in the slab at maximum 200 square foot areas. 5. A minimum void space of two inches should be constructed above or below any non - bearing partition walls. In finished areas, any furring strips, drywall, paneling, etc., should stop a minimum of two inches above the floor. 6. Water pipes should not be placed under the floor slab if hot water is used. A flexible connection should be used to allow some movement between the furnace and the heating ducts if forced -air heating is used. 7. Flexible connections should be used on all mechanical systems placed on floor slabs. All plumbing.which extends below floor slabs should have flexible connections and allowance for movement with the slab. 8. Foundation drain systems and landscaping should be completed in strict compliance with specifications contained herein to help prevent wetting of slab support soils. BACKFILL Backfill placed against foundation walls should be free of trash and fragments of rock over six inches in maximum diameter, moistened and adequately compacted to prevent excessive settlement. Walls should be a minimum of seven days old prior to backfilling. Walls over four feet high should have the floor system in place or be well braced prior to backfilling. Controlled puddling should not be used The ground surface should slope away from the foundation. A minimum grade of 10 percent (one foot in ten) should be provided within ten feet of the structure, or as far as property boundaries permit. The owner should periodically inspect the surface around the foundation to PROJECT NO. 05 -7562 March 25, 2005 Page 8 of 8 site. Actual conditions may differ from anticipated conditions. Subsurface conditions should be verified through visual inspection of the foundation excavation by a representative of this office prior to construction.
