Ref: October 15, 2018 Letter and Engineering Drawings Dear Mr. Farland, Per your request, I visited the home at the above referenced address on November 30, 2018. The purpose of my visit was to observe the foundation repairs. Please note: My investigation was based on observation of accessible, visible items. Issues/concerns concealed by finishes, if any exist, were not able to be observed, and were therefore not evaluated as part of this investigation. Issues and repairs, if required, regarding other parts of the home, were not part of the scope of this investigation, and are specifically excluded from this report. With one exception, the fourteen resistance piers were advanced to a depth of 34 -feet before achieving refusal. One pier achieved refusal at 7 feet. With the depth exception noted above, in my opinion, the piers appeared to have been installed in general conformance with the requirements set forth in the engineering drawings. 1/3 1/4 9475 W 371' Ave., Wheat Ridge, Colorado Other Items be and the sco a of the s ructural foundation re airs 1) After the piers are installed and under nominal support pressure, the previous interior piers should be released. The excavations should be filled with non -expansive structural fill and compacted. The concrete penetrations should be repaired (by contractor). 2) Foundation cracks should be sealed with non -shrink waterproof grout or epoxy injection as appropriate for the crack size. 3) If applicable, racked doors and windows should be reset, and cosmetic repairs can should be made three (3) months after the structural repairs are complete. 4) It is very important to maintain proper drainage away from the garage and house. I do not recommend irrigating within 5 -feet of the foundation. Maintain a minimum 10 % slope away from the structure, and direct surface water to an adequately sloped Swale. Grass, plants, trees and shrubs with high watering requirements should not be located within five feet of the foundation. All gutter downspouts should have functioning downspout extensions, which extend at least five feet away from the foundation and discharge in a manner which allows effluent to flow safely away from the home, or discharge directly to an underground pipe system with an appropriate daylight location. Perimeter drains, If they exist, should function properly. I observed the structural repairs of the foundation described above. Other unknown concerns may also exist. The purposes of my visit were to observe the foundation damage reported and provide repair recommendations as required. Please note: My investigation was based on observation of accessible, visible items. Issues/concerns concealed by finishes, if any exist, were not able to be observed, and were therefore not evaluated as part of this investigation. Observations For purposes of this report, the front of the home faced south. The north, west and south foundation walls were cracked and settled. Previous attempts to stabilize the foundation had been made. A contractor had partially installed vertical piering from the interior. understand the attempt was abandoned before the walls were City of Wheat Ridge 9475 W 37th Ave., Wheat Ridge, Colorado stabilized. The penetrations in the concrete slab -on -grade floor and the piers were visible during my site visit. In addition, steel tension rods had been installed at the top and bottom of the interior foundation walls. The purpose was not known, however it seemed likely the tension rods were an attempt to provide in -plane horizontal compress ion to the foundation walls. Recommendations 1) 1 recommend adding fourteen (14) Resistance Piers to stabilize the north, west and south foundation walls per the attached engineering drawings.
