Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and may be subject to a fee equal to one-half of the originalpermit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees androcedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

1. 1/we agree to retain IBC Contracting, LLC (1BC) to replace and/or repair all items listed on
this agreement for the property identified above (Property), provided my insurance company
approves payment to me to have the work done. I authorize JBC to discuss the Property and work
needed with my insurance company. Upon the insurance company's approval of the damages and cost
of repairs, JBC may begin work on the Property. I will pay the deductible on my insurance policy to
JBC. IBC cannot waive, rebate, discount, or pay my deductible. My expenses will not exceed the
amount of the insurance policy deductible for work agreed upon between my Insurance
company and JBC except that I must pay for any upgrades to the work or materials that will be
used. Any alteration or deviation from the above specifications involving extra cost will be
performed only upon written orders and will become an extra charge over and above the
estimate. JBC may file a supplemental claim for payment for material or labor increases or if the
insurance company's measurements and inclusions are incorrect I agree to provide all necessary
documentation for the claim including all documentation to facilitate payment from my insurance
company and mortgage company. 1 am responsible for submitting and obtaining approval from my
home owners' association before any work starts. 1 will carry fire, tomado and all other necessary
insurance.
2. 1 agree that the Property will secure the payment due under this agreement, and JBC may put a lien
against the Property if all amounts due under this agreement are not paid when due. This agreement
shall become binding only upon me and either JBC or its authorized agent signing this agreement or
upon commencement of the work This agreement contains the entire understanding between me and
JBC, and no other understandings, verbal or otherwise, shall be binding unless in writing and signed
by both me and JBC or our agreement is evidenced by email or fax
3. JBC's labor warranty does not cover damage to roofs caused by lightening, gale (50 MPH
hurricane, tornado, hail, impact of foreign objects or other violent storm or casualty, or damage to
roofs due to settlement, distortion, failure or cracking of the roof deck walls, or foundations. The labor
warranty will be null and void if the agreement is not paid in full when due. The labor warranty is
non -transferable. The material warranty is non -transferable unless otherwise stated by the
manufacturer.
4. JBC will ensure the material listed in this agreement is what is installed. All work will be completed
in a workmanlike manner according to standard practices in Colorado. Labor and material warranty
covers roof only. The labor warranty is limited to roof issues caused by Incorrectly installed roofing
materials, but does not include repair or reimbursement for mold or mildew or for water damage to
the interior of the home. JBC is not responsible for any damage to concrete or driveways.
S. Final payment will be due upon substantial completion of the roof. 1 will pay a finance charge of
1.5% per month on the full amount not paid when due. I will pay all of JBC's expenses of collection,
including reasonable attorney fees, and $50 for each returned check.
6. JBC may withdraw if I do not accept this proposal within _ days. No money will be collected
until after 72 hours from when I signed this agreement and, at JBC's option, either the
materials have been delivered or the majority of the work stated in this agreement has been
completed. 1 may rescind this agreement within 72 hours of the date I signed this agreement or
within 72 hours of when I receive written notice from my insurance company that the claim for
payment for roofing work on the property is denied in whole or in part except that this does not apply

(6) The issuance of a permit or the approval of drawings and specifications shall not be construed to be a permit for, nor an approval of, any violation of the provisions
