We observed the following: 1. Exterior face foundation wall forms were in place and the inside face forms were nearly complete. 2. Top of footings were clean and dowels were placed as shown on the drawings. 3. Wall reinforcement consisting of #4 bars vertically and horizontally was installed as detailed. Based on our observation, we believe the foundation reinforcement has been installed in accordance with the contract documents prepared by this office and authorization to pour was given. While at the site, we also discussed the following with the General Contractor: 1. The proposed egress window along the existing west wall will fall in a location where it may expose the existing water service line to frost protection less than required. This will need to be confirmed and protected if constructed as proposed. Re: Barone Residence Addition 3010 Pierce Street Wheat Ridge, CO Job No. 4554.0 As requested by the Contractor, a final framing observation visit was made by RNF Consultants on 27 November 2017. We observed the following: 1. Roof framing was complete with framing rafters and ceiling joists properly installed. 2. A portion of the batt insulation between rafters was removed so the ridge beam could be observed. Beam was installed as detailed. 3. Hurricane ties were installed at rafter bearings. 4. The crawl space was entered to observe the floor framing. Joists were installed as detailed. The beam located ± 2 feet south of the existing wall was properly supported on wood columns and concrete footings. 5. At the end of the joists that cantilever over the above referenced beam, a joist was minimally attached to the joists. Contractor was advised to either add joist hangers to the joists and rim joist, or to add solid blocking between joists that would be nailed to each joist and the rim joist. Based on the above observations, when item #5 is completed, we believe the framing will have been constructed in general conformance to the contract documents. Please call if you have any questions.
