Installation of roof sheathing (new or overlay) requires an approved inspection prior to installation of ANY roof coverings and is require on the entire roof when spaced or board sheathing with ANY gap exceeding one half inch exists. Asphalt shingles are required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is required. Eave and rake metal is required. The test hctes wers drilled to depths of 20 and 25 feet using a vuck-mounted drill rig advartcing a 4-inch diamster continuous ffight auger. Selected samp{es of the soils were subjected to swdl-consolfdaticn, soluble sulfate, natural moisture, dry 1 S ~ . M density and unconfined compressive strength tests. Man-made fill was faund in Test Holes 1 through 3 having a thickness of Z to 5 feet, Deeper fill may exist over portions of the site. The fill consisted af sandy clay end sitty ar clayey sand, possessing enatic moisture and densicy. Therefore, the VTC may be removed from in front of Lot 2, and add a Note stating that all construction traffic is to use the noRherly driveway ONLY. 3. Modify title to "Final Drainage Report." 2. On page 2, under section 2a) change Town of Wheat Ridge to the City of Wheat Ridge. Under section 9a) a high point exists at the NE comer of the intersection. Please identify the location of the high point on the Drainage Plan. 3. Along the easterly side of the proposed duplexes, discuss how the gading will function to divert runoff lows into the proposed swale, e.g., whether a"high poinP' or gade break is necessary to achieve this, eta (Verify that the FFE of the strvcture for Lot 2 will be high enough). 4. Discuss the ]ongitudinal gade of the swale between Lot 2 and 3, and whether or not a sidewalk curb chase is nacessary• 5, please provide P.E. seal and signature on the Final Drainage RepoR. In Mazch of 2002, I sent a memo to the then-owner, Michael Jones stating that a total of $502.50 would be collected for fee in lieu of parkland dedication for Lot 1. This figure was based upon one dwelling unit for Lot 1. Michael Jones has since sold the lot, and it has been indicated that it will be developed with two dwelling units. In light of this modification, all lots will be assessed a total of $1,632.75. This figure was derived by taking the assessed value, as described by Jefferson County ($64,800) and dividing it by the total subdivision area (1.27 acres). This gives a price per acre of $51,023 for the total subdivision. This subdivision valuation was then multiplied by .096 (6 dwelling units), giving an total assessment needed of $4,898.00.
