Recommendations for design and construction, based on soil and groundwater conditions, are provided. This investigation does not include evaluation of soil or groundwater for the presence of pollutants or other environmental hazards. Conclusions and recommendations presented are based on results of a field and laboratory investigation, other investigations conducted by this firm in the area, and experience with similar projects and conditions. PROPOSED CONSTRUCTION Plans call for constructing an addition on the western portion of the residence. The structure will be one to three stories over a standard - depth crawl space. A wood frame superstructure will be supported by a reinforced concrete foundation. SITE CONDITIONS The site is in a fully developed residential subdivision in the city of Wheat Ridge, Colorado. The surface in the general vicinity slopes to the north at gentle to moderate grades. The surface within this lot is relatively flat. Vegetation consists of shrubs, trees, sod and groundcover plants typical of landscaped residences in the area. PROJECT NO. 18-10775 March 22, 2018 Page 2 of 6 The only apparent geologic hazard that may affect the proposed construction is slightly expansive bedrock. Recommendations for mitigating this hazard are presented herein. SUBSURFACE CONDITIONS Subsurface conditions were investigated by drilling one foundation design test hole as close as practical to the anticipated building envelope. Approximate test hole location is shown in Figure 1, Test Hole Location Plan. The test hole was drilled to a depth of 25. Samples were taken at various intervals based on anticipated foundation bearing depths and materials encountered. Lithologic log and Standard Penetration test results are shown in Figure 2, Test Hole Log. Soils have been deposited by wind and low -to -moderate energy stream flow. Approximately six feet of medium to coarse-grained, gravelly, medium -dense sand was encountered overlaying bedrock. Bedrock was encountered at six feet below existing grade. Sixteen feet of blocky, sandy, firm claystone was encountered overlaying a medium - grained, hard sandstone to the total depth investigated. Bedrock has been mapped by the U.S.G.S. as the Denver and Arapahoe Formations. The Denver and Arapahoe Formations consist of interbedded and intertonguing lenses of shales, claystones, siltstones, sandstones and conglomerates. Detailed soil and bedrock descriptions are presented in the test hole logs on Figure 2. Swell -consolidation testing was conducted on three representative bedrock samples from depths of 6, 9 and 14 feet below existing grade. Results indicate the bedrock has a low swell potential. One bedrock sample did not swell and the other two samples swelled 0.5 to 1.8 percent when saturated under a constant load of 1000 psf. Maximum PROJECT NO. 18-10775 March 22, 2018 Page 3 of 6 swell pressure in the samples was approximately 5000 psf. Detailed swell -consolidation test results are presented in Figures 3 and 4, Swell -Consolidation Test Results. Groundwater was encountered at 24 feet below existing grade during drilling operations. Free groundwater was present at a depth of six feet below existing grade and the test hole had caved to a depth of 12 feet when checked nine days after drilling. Groundwater appears to be perched on top of and within the weathered portion of the claystone bedrock. Due to the geologic and topographic location of the site, soil type present and type of construction proposed, it is unlikely that groundwater will affect the residential structure during or after construction. Groundwater conditions can be better evaluated during construction by observing the foundation excavation. The elevated groundwater encountered at the site may pose a risk to basement construction during and after construction. Plans do not currently include below -grade habitable space. We should be contacted to review plans relative to groundwater depth if plans are changed to include below -grade habitable space. FOUNDATION DESIGN SPECIFICATIONS Foundations that bear less than five feet below existing grade can be supported on continuous spread footings designed for a maximum contact pressure of 1500 psf. Maximum contact pressure shall be calculated using full dead load plus full live load. Foundations that bear greater than five feet below existing grade can be supported on controlled pressure spread footings and isolated pads designed for a maximum contact pressure of 3000 psf and a minimum contact pressure of 1000 psf. Maximum contact pressure shall be PROJECT NO. 18-10775 March 22, 2018 Page 4 of 6 calculated using full dead load plus one-half live load. Minimum contact pressure shall be calculated using dead load only. Footings shall be proportioned, as much as practical, to maintain even contact pressures and help prevent differential settlement or heave. A four -inch void shall be placed in footing forms as required to maintain minimum contact pressure. Footings shall be constructed on relatively undisturbed native soil or bedrock that is smooth, even and free of organic materials, debris or rocks over three inches in diameter. Footings shall not be constructed on frozen or saturated soils. Foundation walls shall be designed to withstand an at -rest lateral earth pressure of 50 lb/cu-ft/ft. An equivalent fluid pressure of 250 pcf/ft may be used for passive lateral soil pressures. DRAIN SYSTEMS A drain system shall be constructed around the interior foundation perimeter of the crawl space. The drain system shall be constructed in conformance with details shown in Figure 6, Drain System Detail, and graded to a sump pit either inside or outside the structure. An automatic pump should be provided to remove excess water if a sump pit is used. FOUNDATION BACKFILL Backfill placed against foundation walls should be free of trash and fragments of rock over six inches in maximum diameter, moistened and adequately compacted to prevent excessive settlement. Walls should be PROJECT NO. 18-10775 March 22, 2018 Page 5 of 6 a minimum of seven days old prior to backfilling. Walls should be backfilled on both sides simultaneously. Controlled puddling should not be used. The ground surface shall slope away from the foundation. A minimum grade of 10 percent (one foot in ten) shall be provided within 10 feet of the structure, or as far as property boundaries permit, where the surface is not covered with concrete or other hardscaping. The owner should periodically inspect the surface around the foundation to locate and correct grading problems that may occur due to normal foundation backfill settlement. LAWN AND LANDSCAPE IRRIGATION Lawn and landscaping irrigation shall be controlled, as much as possible, to prevent additional wetting of subsoils. Automatic sprinkling systems should be placed so that, under full pressure, spray does not fall within five feet of foundation walls. Drip or mist irrigation systems shall not be placed within five feet of foundation walls. Installing any portion of the irrigation system within five feet of walls should be avoided. Decorative landscape, such as rock and/or bark should be used in areas next to foundation walls. Vegetation planted within five feet of foundation walls should be hand watered and this watering should be minimized. Downspouts and sillcocks should not be allowed to discharge directly on the ground surface. Splash blocks and/or down spout extensions should be used to discharge water beyond foundation backfill where backfill soils are not covered by pavement and/or sidewalks.
