The purpose of our visit was to evaluate the 73" wide existing opening for possible enlargement to a 70"x40" single slider egress window. At the time of observation, a visual inspection was performed of the existing window opening. It is our understanding that the existing window opening width will be enlarged to the left as is 73" wide for 70" width of rough opening, and the height of the opening will be increased to the 40" height of rough opening. Based on our visual observation of the conditions surrounding the existing window opening, we can determine that the existing header above the window is adequate to carry the existing loads; there is no need to make any changes to the window header and the window header can be used as is. The City of Wheat Ridge Building Department requires the foundation to be evaluated in accordance with the current adopted residential code 2015 IRC, and to be adequate to support site specific roof snow load of 30 psf minimum (equivalent ground snow load of 42.9 psf minimum), and design wind speed 115 mph ultimate with exposure B minimum. The recommendations in this report are based on observable conditions.
